    Yeh Jo baat aapne ki hai ki builder k saath deal karna or ek normal aadmi se deal karna.
    Yeh baat bohot hi hard hitting hai or ek universal truth hai.
    Jisko sirf yeh ek baat acche se samajh aagayi woh builders k kabhi deal hi nahi karna chaahega.

    actually the point you raised about builders having their own sales team is true because in old times what builders did was sell as many flats to investors and when the building was complete the market forces came to action if investor got it for 25lakhs and market was up then it went for 50l also and sometimes investors made as low as 2-5l. loss is not there in property because if you wait out for a year or 2 you will get a better price. but now supply is 5-10x in past we had 5 floors building now you se multiple towers of 20-50floors on same amount of land.
    now the builders are sitting on huge inventory like crocodiles and the prices are hiked soo much that if 20% of building is sold out then builder has recovered their cost and now they just have to pay 15-25k salary to those sales team who tortures and insults you. imagine you go to buy a 1cr property and the way these 20k salaried people look down at you, their own net worth is not 1cr.
    so I agree with the point not to talk to these cheap salesman for the sake of your mental health. you loose a lot emotionally at the end of the conversation. if your budget is 2cr they will tell its nothing you ramp to 3cr then even they will make you feel poor. they are designed to make you emotionally bankrupt.

    Which are the important documents to be checked and verified in resale flats, eg. how to check Title, OC, CC, Shares, Non-encumbrance? How to request them and at what stage?
    What if a person accepts the token and then refuses to return if the deal falls through, like a builder?
    If we are going for home loan, whats the role of the bank in this process and at what stage?
    What's the appropriate fees for broker? Fixed fee or Percent based. I think in percent based, broker is incentivized to conduct transaction at higher level so gets more money.

    Hi Sir, need your guidance in buying a resale property of 13 years in Bangalore, builder is prestige. Market rate is 8.5 to 12k per sq ft. Owner is quoting 10680 rs per sq ft after negotiation.
    Both seller and buyer has bought a premium service from no broker.
    Will I go ahead and book it, or try to reduce the price more. Location is prime g+3 floors, 2acres land parcel. But maintenance is too high 7.5 rs per sq ft. In and around that place the rate is 4.5 to 5 rs per sq ft

    I was wondering what is the agent’s commission for resale flats in metro cities these days. Is it a standard rate or can we negotiate the commission ?

    Sir do u suggest to buy 10 year old resale flat? As we know flat life is around 40-50 yrs max. Society is best in Bangalore; price at par with new construction..

    Generally properties are sold due to destress ...many factors are involved...like short of money , family disputes due to distribution, illness ....or leaving the city for good could be transfer or shifting abroad shortly ..I think one should not open his cards immediately .take your time ..don't commit unless untill every thing is ok

      That's a very good advice.
      Patience is the key when buying resale flats.
      I think if you are in a hurry then you will not get a good deal.
      You must have anywhere between 3 to 6 months or more in order to reveal a distress seller and get a good deal.

    Sir, true but in resale property we come to know throgh Agent in that area, and Agent is very manipulating in price negotiable between saler and buyer krish Sir, tell me how to break this wall. Many times Agent saying no Sir price is not negotiable. How to handle this agent kida.

    i agree with you sir , i am trying to sell my 2 BHK in mirabhayandar which has 1 big balcony and 1 big terrace . the buyer lives in the same building and asked me to sell it for 70 lacs and i agreed ,cuz this is a old building and there is a lot of work to be done in my flat. but the location is prime .i want some privacy so i am looking else where ,but to my surprise i cant find any flats in 70 lacs here .. plus the flats which are selling for 80-90 lacs dont even have a balcony .. now i am reconsidering selling ,since the new metro station will be build just 1 min walk away .i live in goldnest circle which is considered as very prime location .but i am fed up of the noise lvls. my building has 24/7 boring water , drinking water is supplied for 20 mins everyday . there is no problem of electricity or internet , it also has gas pipe line .

    All the strategies that you have said will work when supply of flats is on higher side. I am from Vile Parle East and I am staying in 5 storey residential building since last 8 years. My configuration is 650 carpet 2 BHK. I am thinking for upgrading in larger 2 BHK which are only available in buildings constructed 15-20 years ago. Plus I have area constraints. I don't want those flats in area that borders Santacruz and Andheri. So there is extremely low supply of flats that are worth considering. Plus sorry to say & with due respect I didn't find any value in your strategies. Highly educated and aware people stay in our locality. These psychological massaging is unlikely to work here. Very few people have pressing need to sell their flats. What strategies do you recommend in my case?

      I actually agree. I notice similar scenarios in the Bangalore resale market with limited options meeting my criteria. It does feel hard to negotiate 10-20 lacs and I did try it, all in vain.
