    How do you get the $5.2-5.5k/month rental figure? Even if the 2-br was split into a dual-key unit, seems difficult to get that kind of yield. One North Residences is renting much larger 1BRs for ~2.7k/month -- seems unlikely that tenants will pay ~2.5k each to live in half the square footage and have to share a kitchen.
