Hi, just found your channel! I got recommended One Bernam, and Landmark by my agent friend, was going to buy, luckily my budget not enough at that time, what a blessing in disguise!

The agent friend recommended to buy pullman residence because the commission for the last 19 units is 6.5% 😂 I think it’s always prudent to ask the agent what’s the commission the developer is giving and whether there has been any changes

I agree that pullman is a bad investment. Almost impossible to earn money from. I already warn my buyer about this. he say no problem. He just wants it for own stay. So it really depends on what are you looking for from the property.
I also bought pullman for my own stay. I have been renting for 3 years and I’m sick of landlord increasing my rents till today. My mortgage is similar to my rent currently. I have a shop near cbd and I can take train to my shop everyday. I do not need to drive. And meet most of my clients at town. And given the facilities why not?

Hi Eric, mind if I check is advisable to get a small landed properties like those located at Macpherson Garden Estate? I'm currently staying in a Condo but planning to sell to get a landed.
Those are real tiny like 800-900sf land. Best to get into a better landed estate with at least 1500-1700sf

Yeah.I spoke to some neighbours and some of them actually upgrade within Cascadia eg from 2-3 bedders. Wondering if I should:
1) Upgrade within Cascadia itself
2) or buy elsewhere
There are better ones other than Casacadia. But if you like it for stay, you can upgrade within.
Thanks Eric for another entertaining video. I know you like OCR and city fringe area, and you mentioned before these regions profit from HDB upgraders so as condo owners you do want to see HDB prices go up. With the new Prime Plus Standard model for HDBs, it seems likely that HDB prices will not rise as much/quickly as before and their profits will be curtailed. Do you see second order effects in the condo market since this will affect the aforementioned HDB ugpraders?

Eric, I am currently staying in D19 HDB 5rm (68yrs lease). Thinking if i should move to 4rm resale HDB (95yrs lease) in Boon Keng or to 2/3rm condo around D19 area. Out of newer condos around in D19 (e.g. Affinity, Gardens Residences, Florence or Riverfront), I am not sure if any of these will be a better choice. With the increased mortgage to service a condo, i will be in debt for another 30 years whereas a HDB will be more prudent and most likely i will be able to early repay as well. Seek your advice pls :)
No one is rich by playing safe, upgrade to condo if you can 😉 staying put to old HDB is not the way.

Got so cheap units left at Midtown Modern? If yes, this psf range can buy, given that Rivière at RCR not atop mrt alr above $3000psf.
Risk is slightly higher in Bugis, nevertheless high risk high returns or no returns

Was recommended Landmark by my agent, but what he mentioned was different - the units were launched in stages so the last stacks of units (and best facing) were launched last hence there are still some available units left. Is this accurate? We were quite intrigued on getting one of the high floors there but hesitant after watching your video :S

Can try avoiding eating roasted peanuts. It worked for me which hit my back quite itchily. Visited National Skin Center, but the senior doctor said there is no cure...offered me steroid based medication which is a no no for me.

@leonardngweijie7853 you want to buy sell every 3 years ah? Then this is not for u. Gsw won't be up so soon. Diff ppl diff styles. My own property journey is slower. I sell most of my houses every 7 to 10 years. But each house earn 1 to 1.5m. Not really into the 3 year 300k kinda strategy. But I admit that is still a viable strategy for people with shorter time horizons.
