The agent friend recommended to buy pullman residence because the commission for the last 19 units is 6.5% 😂 I think it’s always prudent to ask the agent what’s the commission the developer is giving and whether there has been any changes
I agree that pullman is a bad investment. Almost impossible to earn money from. I already warn my buyer about this. he say no problem. He just wants it for own stay. So it really depends on what are you looking for from the property.
I also bought pullman for my own stay. I have been renting for 3 years and I’m sick of landlord increasing my rents till today. My mortgage is similar to my rent currently. I have a shop near cbd and I can take train to my shop everyday. I do not need to drive. And meet most of my clients at town. And given the facilities why not?

My unit has the same build in area but with an additional balcony/private enclosure space of 440sq ft which is 2378 sq ft. I’m selling my unit & how much more shall I ask for the additional balcony space?

But I admit that is still a viable strategy for people with shorter time horizons.

I know you like OCR and city fringe area, and you mentioned before these regions profit from HDB upgraders so as condo owners you do want to see HDB prices go up. With the new Prime Plus Standard model for HDBs, it seems likely that HDB prices will not rise as much/quickly as before and their profits will be curtailed. Do you see second order effects in the condo market since this will affect the aforementioned HDB ugpraders?
Eric, I am currently staying in D19 HDB 5rm (68yrs lease). Thinking if i should move to 4rm resale HDB (95yrs lease) in Boon Keng or to 2/3rm condo around D19 area. Out of newer condos around in D19 (e.g. Affinity, Gardens Residences, Florence or Riverfront), I am not sure if any of these will be a better choice. With the increased mortgage to service a condo, i will be in debt for another 30 years whereas a HDB will be more prudent and most likely i will be able to early repay as well. Seek your advice pls :)
