    For huat tower 1927sqft 4bd, the psf 2200+ … can it be viewed as attractive as a whole compared to the rest of the units?

    Hi Eric, thank you for detailed analysis. I like the 3+s, but the only ones left currently are facing the landed enclave. Looking at stack 14 for about $2.7k psf. U said anything >$2.6k psf causes u a heartburn. Is it a bad investment to pay a premium for the guaranteed unblocked view? Thanks!!

    Eric please review TMW. I find the flip switch quite ridiculous like anyone who rents will know to rent a one bedder instead of a studio so that you can have ppl over and also who is going to fold up the bed and the table?!! Curious to know your thoughts

    Hi Eric, first time property buyer - looking at a 2B+S at GD/ Contiuum/ TG as an investment but also potentially stay there (undecided right now). What do you recommend?

      Good ones all gone - GD 2+S mostly gone. 2+S would be too close to Continuum 2+S anyway (which is smaller and evens out the PSF) so might not be a good deal since Continuum is Freehold. TG was good but they raised price alr and not much left. TG was also not guaranteed 1km to Kong Hwa School which will affect future sale. Continuum PSF is damn expensive - like if you want to potentially stay there you may need 2+S as the 2 bedder is very small and PSF is like 28XX and 29XX for a decent unit. And if you wanna sell at 31xX or 32XX ppl will have a lot of choice in the future and they can also just stay at Orchard rd alr so that affects your future sale too. And unlike GD Continuum is far from MRT. So none seems great at this point.

      Buying GD 2b or 2+S is a bigger risk than buying TC. The reason being:
      1) there is almost no price premium betw the 2 projects for this unit type.
      2) TC layout is much better and efficient than GD 2b. TC comes with 2b2b whereas GD only comes with 2B1b but yet the quantum is almost same.
      3) TC walking time to mrt is about 9min plus. Tested and timed myself before. Not near mrt but it’s still walkable.
      Overall, buying GD smaller size units is a huge risk. But if u get GD bigger units like 4b, yes, it’s quantum is cheaper than TC.
      In conclusion, buy TC 2b or 3c is a better choice than buying GD smaller unit. Only buy GD if u intend to go for bigger unit.

      GD smaller unit is a value trap and should not be considered as best launch of the year. TC 2b2b and 3C has better layout and reasonable quantum compared to GD. GD bigger units are more worth imo. There is no clear cut winners here betw TC and GD imo. Some GD landed facing can go as high as 2700psf onwards. This kind of psf is a cai tao psf. Even more ex than some FH TC units.
