Here's an update on this one. I did get the listing. The client was really nice and didn't put up a big fight. Numbers wise, I focused on what he wanted but I was also very upfront about the numbers that the market was giving. We made an agreement that if it didn't sell within a certain amount of time, we would try my numbers. At the moment, it is not on the market as there are some things we are still getting together but it will be very soon!
You did a great job working past his single objection (cost) and found his need (50k). I think you were subtle and built a lot of trust with him. You had good rapport in the beginning and were direct with what you were seeking from him. Great work, that's why you're top tier.
This is the best script I’ve heard everyone else I watch sounds like a complete robot, and I like how you didn’t start off with “I’m a real estate agent”

In Mississippi we ethically are REQUIRED to let them know UPFRONT we are a real estate agent , not pretend to be a buyer calling. Also required to check the "do not call list" Hopefully he did that

I haven't got to FSBO's yet, but its seems like it is just a matter of getting into it and utilizing the right scripts and getting used to the objections, and simply finding my own rhythm to it. It's accepting that rejection is an inherent and integral aspect of what this is about and getting over that and jumping right in, to get to the yes's.

In that call I will ask the buyer upfront will it be anyone that has to be with you to make decisions. Just for you not to waste your time after talking with him then he said I have to talk to my partner. Have that clear expectation upfront eliminate that. Thank you ☺️

Do you think that you could do a Live cold call for an expired listing? I'm a 20 year old taking lots of interest in in real estate and I'm currently working on writing scripts to practice with and I would like to see how you would approach an expired listing.
Is there a reason why you chose to greet him by saying his first name like that when he answered? it seemed kind of awkward but at the same time i guess if you had said "hey can i speak with craig" he would have a bigger guard up... I dont know. Good video though
Most agents call and say "May I speak to Mr. XXX" or "Is this the homeowner for XXX", dead giveaway that I'm an agent. When someone lists FSBO, tons of Realtors call them and I've had it happen numerous times where they just hang up because they know it's an agent. So, I choose to sound like it's possibly someone they know so they don't shoot that guard up immediately.
