      Mines 915 bux. Bought it as a foreclosure in 2009. Bought the house for 121k and it is now worth 375k. Still won't sell though

    I don't see rent being less than the mortgage in this scenario. They could maybe rent out the master bedroom especially if it has a private bath and entrance then put in a small fridge and microwave and close off the entrance into the rest of the house from that bedroom. This sort of thing happens a lot these days.

    Can't make it on $1800-2000 a month with $1100 mortgage that's many peoples situation. I don't live in Ohio, but that's all the margin many renters get with the price of rentals. She is a great mom. Hope she calls back with a success story.

    Others have said this, but, DO NOT SELL THE HOUSE!
    The CHEAPEST rent is at the level of your mortgage. A mortgage is stable, rent is always going up. You rent it will get worse.
    Dave once said in his leadership courses that a leader should let go at his peak, step down for those he has trained.
    It is time for Dave to retire at this. He has lost touch with what the lower middle class looks like. He can’t understand the economics of the 20’s. He says he believes in basic math but doesn’t accept the numbers.
    Rachel is ready to take the rains, he trained the next generation well, and she is aware of the difficulties. It is time fore the next generation of Ramsey (well Cruze) to lead.

      What they really need to do is increase income. The mom could work when the dad gets home, or the dad can get a second job.

    NO- they shouldn't sell their house! Sheesh! I love Dave Ramsey and followed his plan- but he is dead Wrong on this call. Their mortgage pmt is reasonable and stable- unlike the cost of renting. There are other options to increase income. Selling their home isn't going to save anything and would reduce their security.

      agree with you. this advice was really stupid and he was really harsh with someone going through a very difficult time. not to mention that selling a house is incredibly stressful and then trying to find something else on top of it while they're dealing with medical problems... yeah no, this was stupid and my respect for dave went down a little.

      Selling the home can absolutely save them money. He didn't say they couldn't buy another. We needed to cut expenses. The mortgage payment on our house was $1600/ mth. We sold and downsized. New mortgage payment: $600/ mth. Refinanced that a few years later, new mortgage payment: $300/ mth. And before you say it's where I live, the $1600/ mth house was in small town Louisiana, New house ( which was new construction when we purchased, is in a great area and is only about 500sq feet smaller) is just outside of Nashville. It can be done. You just have decided you want to.

    Wish I didn’t sell my house. My 30 yr fixed mortgage would be half paid off by now and rent has more than doubled. Now my rent is more than my mortgage. If they go to rebuy a house without her income they would qualify for less. Dave’s wrong! They need to keep the house.

    No, I'm sorry but I disagree with Dave's advice about selling the house! Their house payment is only $1100. That's cheap! I doubt they could rent an apartment for much less. My advice would be to stay in the house they are in and tell the husband to get a 2nd job. The wife is sacrificing and the husband must as well!

    Mom works full time as a teacher, dad stays home with the kid and works nights and weekends. Or dad gets a better paying job and mom stays at home and works nights and weekends. $1100 house payment is nothing.

      Purchase a cheaper home with less mortgage. Rent out their home and rent a cheaper property so their property income covers the rent, savings and expenses. There is always a solution to a problem. Its the lack of drive and ambition that kills progress. Short sightedness is just as much a disease as a diagnosed medical condition.

    Can she work from home and do tutoring/teaching jobs, etc remotely. I think Dave has been at the top so long that he forgot what the bottom feels like. They need to stay in the home, find outside income, and get through this together.

    I’m going to have to disagree with Dave on this one.. if they can’t pay their mortgage at 1100 how do you think their going to pay rent for way more than that?? Does he honestly think their family is going to find cheaper rent with all of this inflation that’s going on. I would just refinance and take money out pay all of the debt. Also the husband or her can get a side job for the time being until they get everything situated.

    Aussie here, did a quick search on rentals in Cleveland as I couldn’t believe the comments saying it would be cheaper to keep their mortgage. 😳 If they can’t afford the mortgage and rental in Cleveland they may need to move.. but with a sick child they would probably need to be close to doctors/hospitals. Tough one. I wouldn’t sell just yet, work extra hours to make it work and take turns caring for the child.

      I totally agree! The big differences is the $1100 mortgage will be a fixed monthly cost. If they decide to rent the rent will always increase every year...so it might just be smarter to stick with the fixed mortgage. This is a tough one.

    The average cost of rent in her area is upwards to $1,300 a month. If you include the cost of maintaining your house and it is lower than that than I agree with what others are saying - get work from home job or cut other expenses. But you have to really crunch the numbers.

    I love Dave's overall plan, but this is where I disagree with him. Yes, they could sell the house, but they could both work opposite shifts. That's what we did when we had to, and we could keep our house. It was still the perfect decision. It wasn't forever - it was just for a while. He does mention tutoring, which is a good idea, but she can do it evenings and nights while hubby is watching the kid. Tutor both face to face and online. Women are perfectly capable of working too!!

      Chances are high this couple will need to declare bankruptcy sometime in the future due to medical bills. As long as this couple keep up with mortgage payments, they can remain in their home even with a bankruptcy. No way they are going to find an apartment for $600.

      @@queen.kristal8395 Hi Kristal, in all likelihood this couple as health insurance. But most health insurance is 80% covered/20% out of pocket; that 20% OOP usually is enough to put people into a medical bankruptcy. Majority of bankruptcies are due to medical bills and filers usually have insurance. Think about it, if total medical bills add up to $500k then insurance company will cover $400K, but parents must pay remaining $100K. If this couple's income is now $50K, then they are technically bankrupted whether they file or not. I am not saying they need to bankrupt right this moment, but it might be necessary two or three years down the line.

    Don’t sell. Stay n fight. It’s just for a little while. It’s traumatic to move. Cut all expenses n work opposite times. Care giver must reach out for resources to supplement income. Care giver should not work out the house we need the caregiver available to do all appointments and not stress caring for child. Husband must work more and get a better job yesterday.

    I don't understand the comments. Dave is right. They can't live, take care of the kid, and pay that mortgage with 50% to 90% of their income. Sell it and use the equity to survive until the child is better !!

    She's not going to find much of anything for less than 1,100 per month in rent. If I were her, I would keep the house, create a detailed budget, and (if needed for the budget or to pay off debt) have him work another job or she can work part time.

      Landlord can increase the rental price every year and it will be out of this lady’s control. $1100 mortgage won’t increase and it’s cheaper compare to renting and it helps build up equity. I hope this lady didn’t follow Dave’s advice.

      Don't see anything to get mad about. They made the choice.
      Save, invest,and eliminate debt for a few years before having kids. If not this is what can happen when you don't prepare.
      There is also insurance that covers things like this as well.

    When she first called in I thought she said that both her and her husband made six figures… but a take home of $1800 a month is around $22k per year, well below her original salary estimate.

      She said their combined income was about six figures; however, she said that they lost half their income when she quit working. Clearly, he’s not making half of their prior income, so either her calculations are incorrect, or she was earning more than 50% of their total income and made a terrible blunder by leaving her job for her own “mental health”.
      She’s gotta put on her big girl pants and either go back to work or be creative and find work using her teacher skill set, such as online tutoring or in-person tutoring. Summertime is perfect, as there are students requiring tutoring to academically ‘catch up’ to their grade level over summer break so that they’re prepared for school when it reopens in August or September.

    Its not like they are like a college student to rent a $600 apartment with a roomate, as a family, their rent will be equivalent to the mortage. I would find ways to generate extra income before trying to sell the house. Have to disagree with Dave on this

      I was thinking the same thing but in this case he was speaking with the wife. If he was speaking with the husband I’m sure he would’ve told him to sell the house and “sir, you’re gonna have to go to work” which would’ve been a lot more sour coming from Dave but the truth isn’t always pretty.     Here in Phoenix, AZ, you can't rent a (decent!) one-bedroom apartment for less than $1400 a month, MINIMUM! -- and with nothing to show for it, except the *distinct probability* the rent will increase each year at lease renewal. In this instance, figuring out a way to earn extra income is the way to go, imho. Selling one's home might be the best solution for some, but not for everyone, especially if the monthly mortgage is only $1100!

    Ive been in a similar situation. My 50 year old husband suffered a severe traumatic brain injury and his contruction business failed. During that time, I met several young families struggling when the father had brain cancer - drastically reduced income, Wife needing to watch a bed ridden husband, care for the children, bring in income, pay increased medical bills. All of this when the emotional trauma makes it impossible to clearly work out a solution. In the old days, family would step in but today we live in small independent family units - and thus are vulnerable to every storm of life.. This woman is going thru Hell

    I have a 1200 dollar mortgage with 2900 take home pay, I am able to save 500 a month for retirement I'm married with a kid it's tough but like Dave said you have to change something in your lifestyle wether it's working more or spending less.

      Maybe but it's not blow your money on nothing it's usually use your money to make more than the interest costs. A bond is like a 9.6% return right now and you could always cash it in when you don't need it.

This country has more than enough wealth to go around but you have to work for it and have discipline!! More wealth in the hands of American citizens won’t change the lives of multi millionaires and billionaires much. It will make this country stronger. I applaud Dave’s work. Well done.

    At 1100 a month is a lot cheaper than what rent would be. I would just maybe do an overnight job temporarily while thw husband is working. Possibly a part time during the week & longer hrs on weekends on husband's day off. Rent nowadays is way over the 1100.

    Agreed with these other comments. I normally agree with Dave's advice, but $1100, is much much lower than anything else they would be able to find. They have a child, so they can't just take the first dumpy apartment for $700 that shows up. Cleveland is a bad city to begin with, moving to a worse area (which they would have to in that budget) would not only be a lateral move financially, but also potentially dangerous.

    Any more rent will cost more than a mortgage. The days of renting to save on housing cost is gone. I think a better option is if the husband is home on the weekends then wife can work on the weekend and a parent is still with the sick child 24/7. Or the wife could take in a few kids to baby set during the week. Or the husband could Uber, Door Dash, deliver pizzas, or do a lawn service side hustle.
