  • New homes available in the village of Dabney. Prices seem very good for rising construction costs over the last two years. To find bond prices use the villages district website. I recommend either the Villages website or app to find new homes.

    With all that money the villages is making all those houses would have been sold already if not for the steep bonds thanks gary

      can be either but no negotiating closing dates, so be prepared. They have written in the contract a daily penalty to go beyond their closing date.

    Hi Gary. Another enjoyable video. Thanks for going a step further than the app and checking the bond prices. I have been neglecting to look at those as I’m in the very early stages of house hunting.
    I have a suggestion when you are doing these housing market highlight type videos…I think it’d be nice to use the search ‘house type’ feature (also select NEW and the neighborhood if you’d like) and show the least expensive patio villa, courtyard villa, designer home etc. I happen to love the verandas and there are currently some for as little as $359! Just a suggestion. Thanks for the videos!

    Great updates Gary! The interest rate is almost doubled on the bonds over the past 3 years plus the additional costs for all infrastructure inputs have increase/inflation!

      I should have pointed out the interest costs and administrative costs are add up to more than the bond amount over 30 years.

    Being a Florida resident for many years.....everyone focuses too much on these bonds.....we pay a cdd....same thing.

      In the Villages you pay a district annually fee to keep up the area so that is on top of the bond for developing the area. I think that is why it is talked about so much. But no HOA! Thanks for watching Mark.

    Great video Gary, TV has discounted houses in Lake Denham & Dabney up to $30k. To see the discounts you need to search on the website not the app.

      Wow! I just looked on the web. It’s nice to see the discounts on the web. I think they know they have to move those homes before they can release south of the turnpike.

    I think Dabney is a hard sell due to location., It's a log way from most things and a even good distance from Sawgrass Grove which will be its closest entertainment. With Eastport area being built and new homes where i live in Richmond getting started I think a lot of Dabney will see more price cuts. Great video as always.

    In 2013 a Designer house bond was around $23,000.

    Those prices are tempting, but they need to add more amenities quickly to really entice us!

      Probably wrong choice of words. I've heard there still needs to be more restaurants, shopping, golf courses and such so people don't have to travel up north for activities.

      Thanks for the clarification. I agree the area is lacking access to golf courses and shopping compared to the North. It will take a good four years before all the golf courses and the new Eastport are developed with shops etc over the turnpike. Thanks for watching.

    Not related to costs but I’m concerned about the new water treatment plant being built just south of there. Anyone have information about this? Potential odors, air pollution?

      Hi Kimberly, I did find a story online in 2020 that they expanded the treatment plant in 2021 to handle more waste but couldn’t find anything new. If you look at google maps it is set back off from the road across from the exit of Meggison & 470. I haven’t smelled any odors the few times I have been down there in my golf cart.

    Thanks for the video. Question, why do you only focus on bond principle? Are you seeing people pay them off right way? I would assume people do not, so the total (principle + interest + admin) would be cost to highlight so folks can calculate the monthly bond expense to add to their budget. (i.e. a $30k bond = 30k principle + 31k interest + 4k Admin for total of $65k or ~$271/month)

      I agree that I should go over bonds a little more. I do have a video on whether you should pay off the bond but that was at the much lower interest rate when I purchased.

      @@GaryAbbott Yes, paying off the bond would be an interesting discussion topic, but not one with a definitive answer. I think it really will depend on what the trend is in the Villages as a whole. I would expect over time buying a new or resale home in the Villages, one would expect some balance remaining on the bond. I live in Cali and we have a similar bond (aka Mello Roos). The trend here is to not pay it off and pass it along when you sell. Keeping in mind these are not +55 communities so people are living here with growing kids so they are staying in one place for 10-15 years. I think it would be nice to see the overall housing market increase for the pre-bond and bonded new homes. The explanation the developers give is they are itemizing the costs to separate the true home cost from the infrastructure costs. Its like the airlines where the ticket used to include luggage but now luggage is separate.

    Hey Gary, thanks for the info, can you please reply with the web address that allows you to directly link to the CDD PDF for the home site in question, in this case 75V? It looks like all of the homes in that particular village (Kierstin) all have the same CDD bond amount, regardless of the size of the home, is that true?

      Not sure I understand your question. Let me answer it this way giving you the link to the CCD district maps - www.districtgov.org/yourdistrict/districtMapIndex.aspx
      then on the same website www.districtgov.org has the bonds schedules for each CCD. You will see the listings. The harder part is finding the bond code for the house you are looking at. Good luck.
