    If someone is relocating 1,000 or more miles for their post-retirement life, be it Arizona, Florida, Texas, Tennessee, the Carolinas, etc, it pays to research the area & the community. If the community allows a 1 or 2 month rental, that may be a good test drive. If you can visit in both winter & summer, the vibe & the weather may be totally different. It's great we have choices.

    I live in The Villages. There is SO MUCH always going on! Over 3000 clubs, free music every day.. Over 100 pools. Over 250 pickleball courts. 60 or 70 rec centers. The shear numbers of facilities can make it look not too busy here because there is so many options. Did I mention golf? Over 700 holes of golf, most of it free. Oh, BTW, there is no city per se, there is no mayor or city council. There are 15 districts governed by individual commissions. Spend more time here and you can enjoy everything we have! I do agree that the mannequins seem strange, but it is a way to display clothing.

      @Southwest55Plus  10 หลายเดือนก่อน

      I mentioned all of that in my first video. Lots of great things there. We also have the same options here, although slightly different in style and a more modern look. I don't think I have a need to spend more time there but thanks. I know you love it but it just doesn't appeal to me. If you watched the whole video you saw where I said it was a great place but I love my AZ communities. Glad you love TV! I'm glad we can all be happy having so many great options!

    I appreciate your comparison video and am laughing along. Everything you list you love about AZ is what I dislike. 😂 The lack of humidity is just unbearable, my last trip out west I came home feeling like a dried up raisin. I agree with you and am grateful to have choices/options. TV all the way!

    My sister and husband live at the villages. There are craft centers. She does stained glass, also she has told me about mah-jongg, bocces, pickle ball, music every night, tennis, golf, sewing, quilting,sports leagues, embroidery,etc. the rec center you speak about is the original. It’s dedicated to the US military. there are palm trees etc. I think you should have done a lifestyle visit. The newer section in the south are nice. There are back yards. They have stone landscaping etc. I think if you do a review it should be more thorough. Yours was very limited.

    • @Southwest55Plus
      @Southwest55Plus  10 หลายเดือนก่อน +1

      Tried to book a lifestyle visit but they were booked until basically the end of time. The lady on the phone laughed when I called. Never said they didn't have backyards...I saw lots of them. This wasn't a review--it was a comparison. The Villages is a great place and has tons of things. I gave some points and compared how what I saw stacks up against AZ communities. A person would have to live there for a year to see it all. Not able to do that. But since I did ask for Villagers to tell me if there were things I didn't see I'm super glad you did that. Now I can look for those things in the future! Thanks for watching.

    You spent less then three days in The Villages. Your observations were off on many things. The Villages has more golf courses then anywhere in the world. Over 100 recreation centers. Over 100 swimming pools. Free entertainment 365 days a year in the squares. No state income tax. Too many clubs to mention. 150 miles of dedicated golf cart trails. 70,000 golf carts which are cheaper to maintain vs a car. So many various restaurants options. I could go on, but you get the picture.

      The question is "how much time have you spent in Arizona 55+ communities?" I was there long enough to get a high level overview. This video was a comparison. We get it--you love TV and that is fantastic! Lots of people look at both places so this video was meant to give a small bit of info. Most of my AZ friends laugh at the the thought of your community. Is that fair? Not if they haven't been there. I'm not laughing but just love my AZ communities. We have all of the things you have there just on a smaller scale. To each his own! But thanks for watching and commenting. You make some great points.

    I liked your video!
    The Villages does not have a mayor, it crosses three counties and parts of TV are in unincorporated parts of each county and some are in cities within the county. The Villages is technically a community or even more technically a Special District (similar to Reedy Creek which has been in the news).
    The arts and crafts rooms in the large rec centers have kilns for firing (pottery, glass fussion) even a gem cutting machine in one. Plus, two separate huge wood shop buildings with every saw and tool to make everything from intricate wood design to furniture.
    We only pay $190 a month amenities fee, which is like HOA, including the free golf and free activities, etc.
    It is true TV doesn’t have large resort pools complexes, which would be nice.
    VLS because The Villages didn’t want to cooperate with MLS realtors. Way back when FL was booming in the early 2000’s a lot of builders didn’t co-op, especially in southeast FL, I guess TV decided to make their own website, I’m not sure what year they created it. A seller can’t list with both the VLS and MLS.
    In the squares we get some great bands, some are the same that perform at Disney Springs and EPCOT.
    None of my friends drink a lot, many don’t drink at all. It’s 140,000 people, so we have both.
    There are dances in the Rec Centers.
    I have lived in many states and I LOVE the screened in patios and pools in Florida. You can have a pool without a screen if you want. TV controls the mosquitoes very well and there aren’t a lot of bees in FL, although there are wasps. It’s actually the counties that control the mosquitoes.
    Curious if the 55+ communities in AZ have a lot of residents in their 40’s and 50’s? That’s one thing nice in TV who want a community like that and aren’t 55 yet. It’s obviously not a ton of people, it’s much less than the allowed 20% who are under 55, but plenty of people if you’re “young” and still working full time, or if you retired young.

    I recently relocated from Arizona to Florida. I can't afford the Villages or any of these amenity-filled communities, because you really need to have solid retirement cash flow. If retirement communities are not for you, there are still many affordable places in Florida. I sold a small condo in Phoenix and bought a 3 bedroom house in Central Florida for less than what the condo cost. Both Arizona and Florida are wonderful places to live. Neither the desert heat nor the Florida humidity bother me. It's really about making whatever adjustments you need and pursuing the quality of life you want.

      Hope you watched to the end where I stated what a great place TV is. Not for me but for thousands already there and those who will choose that area. People also really love their communities in ma y other states. We all have choices. Just because someone doesn’t choose The Villages doesn’t make them bad but the residents there see no option as good as theirs. Short sighted in my opinion. Florida has many great communities as do other states.

When I retire, hopefully in April, 2025, if I buy in The Villages, it will be north of Lake Sumter Landing for shopping & dining options that south of 44 will not have for some time. Eastport will be great, but it will probably take several years before it has the restaurant & shopping options the other 3 squares have. It's all personal preference.

    I think you made some good points. Taxes are a little high and insurance is more than we pay in Indiana but not by a bunch, you just have to shop around. But there's no state income tax, and the bonds vary widely depending on the age of the home, some have no bond at all. You forgot to mention we get all these amenities for about $190 a month, which is an absolute bargain. I always say, TV isn't for everyone. We're very active and fit, so TV fits our lifestyle. We also love seeing so many people our age out being active and enjoying life. There is so much to do here, you could stay busy every hour of the day. It's a very well plannned community. The fact that you can go anywhere inside the bubble by golf cart is awesome. We love being out in the fresh air cruising instead of in a car. All of the facilities are top notch as well. I play softball, and the fields are so nice to play on and very well taken car of, and like many activities here its all free. Even as big as it is they keep everything nice and clean, which many people really appreciate. Plus we're a nice day trip to either coast when we want the beach. Those places in Arizona would not work for us, I think we would get bored. But that's just us. There's a happy place for everyone, you just have to find it. It's nice there's so many options for people when they retire, is this a great country or what? Thanks for the video.

    Watched Skip Smith pod casts for over a year on the growth of the villages. Decided growth becoming to large , and infastructure not keeping up with the population. Went 45 minutes North to stone creek. Truly gated community. When finished 3,400 homes. Not so crazy.

    Living in Fl for 15 years and now in AZ in The Grand, For me I have to say I like AZ better. Like you stated the homeowners, car insurance and real estate taxes are much lower in AZ as compared to FL. Granted in AZ you have a flat 2% state income tax but I love the weather. Being able to have the windows open all day/ night long in winter and spring is wonderful. Summer is intense but that is from 11 am to 7pm. I really appreciate not having to take a quick shower 3 times a day to get rid of the sweat like I did in Fl. My allergies also greatly improved living in AZ. What is funny is the monsoons in the summer (which cools things down), it reminds me of the rainy season in FL.

I feel like the supposed great weather is very rare. Seems like it’s always windy and cloudy here. Maybe this year is unusual. I’m thinking FL is no longer the sunshine state. I used to live in AZ but don’t remember. Wondering if the skies are blue most days? Or has it gotten cloudy as well on a regular basis? Thanks for your vid! Going to finish listening soon. Qs:
    1. Does the developer for Pebblcreek offer a 3-7-day "lifestyle rentals" for about $100-200/day including a golf cart where I can spend some time in the community visiting and using the various amenities, browsing new and re-sale homes, meeting locals, and getting a general feel of the lifestyle, especially the areas outside the gates (shopping, services, recreation, entertainment, dining, etc.)? You can do this for The Villages. How many dining venues in Pebblecreek are directly accessible by golf cart, since we have dozens and dozens in TV.
    2. Are there a variety of PC resident TH-cam videos describing "first-hand" their experiences after living there for 1-15+ years? There are many resident YT vids for The Villages.
    You did accurately describe about 60% of The Villages pros and cons lifestyle, since we've lived there for over a year. However, outside of real estate superficial, promotional YT videos & developer website propaganda, how does one accurately "unveil the truth" re: Pebblecreek or any other AZ 55+ retirement community?
    p.s. I liked your mannequin observation in some TV rec centers. Hey, in all 55+ communities......you can see "dead people."

    • @Southwest55Plus
      @Southwest55Plus  10 หลายเดือนก่อน

      1. Yes--most of our larger AZ communities offer a "lifestyle visit" just like The Villages does. you spend a few nights and have access to all amenities and activites. In Pebblecreek specifically you have access to two larger restaurants, coffee shops and snack bars via golf cart. Then right outside the gates you've got an amazing selection of places to eat and drink. You'll need to drive a car though. Not a deal breaker for most people.
      2. Stay tuned for the video of PC residents who have lived there for a while and love it. All of my clients who have chosen that area really love it. Others in similar areas love their neighborhoods as well.
      The best way to know if a community is to just live there. Many people rent for a few months and then purchase. Others just visit and get a feel as to whether or not it is their place. Same thing at The Villages. Lots of people just show up there, fall in love with it and buy a home. It all depends on which place speaks to each person. What I like, the next person might not like. You like TV, it wouldn't be my place as I mentioned at the end of the video. But the great thing is that we have so many good options in our country! Thanks for watching--I appreciate it!

    • @larryfitzgerald5832
      @larryfitzgerald5832 10 หลายเดือนก่อน +1

      Thanks for your reply. I'll look into PC and other AZ communities, if TV does not work out for us. I did not see any link on the Robson/PC website for "lifestyle rentals", nor were any PC listings shown for April 1-8 on VRBO or AirBnB. As I recall from your video, many or most AZ 55+ limit rental activity.....is that true? Also, I am concerned about the "open border" AZ has with both Mexico and California, and how the Phoenix area is impacted by crime, migrants, drugs, homelessness, and other urban decay. Orlando is deteriorating, but TV is 60 miles away, so we only need to go there to use the airport. Living in, adjacent to, or close to any large urban area brings crime and social decay into the retirement picture. These problems are largely lacking in The Villages, which is a strong positive.
      Final Q. What percentage of PC is already built out, and how much longer will new construction homes become available? @@Southwest55Plus

    • @Southwest55Plus
      @Southwest55Plus  10 หลายเดือนก่อน

      The Robson website has many faces ha ha. It is hard to navigate. They do indeed offer a lifestyle visit though. You won't find any short term rentals in that community since they must be at least 30 days. We aren't overrun by the border thing or homeless either. The "new arrivals" get sent out to other places almost immediately. Pebblecreek is nearly built out--maybe 3 more years to go. But they'll start a new community after that. There are rumours but nothing confirmed yet. Feel free to reach out to me any time and I'll give you all the answers to all of your questions. Too much to unpack here but wow--really great questions and thoughts. Thanks!

    Thank you for your review. I hear you need to stay at the Villages for a week to truly experience and see everything. I'm going in November. I lived in AZ and found the medical care to be awful. Trying to see a specialist was impossible. AZ is rated very low for medical care and is a significant factor as we age. I moved back to San Diego due to this and AZ is off my list of places to retire.

Honor Health has been wonderful for Primary Care and Emergency Room visits. Not sure where you have lived but in the Phoenix area we have so many good options. Some parts of California might have good care as well. Hope you find the perfect place! Thanks for watching.

    Oddly enough, I very recently went on a site to check out homes in the Villages and what I found was that every one of them looked like "an old people's" home. Old furniture (and LOT'S OF IT!!) mega chairs (and LOTS OF EM!!) and very few walls. Walking in, you see three or four rooms all at once and there were CHAIRS EVERYWHERE!! 3, 4, even FIVE chairs, a sofa, tables everywhere... it looked SO stupid and the furniture I happened to see (in the homes I happened to have chosen) was so GARISH. Looked like things they brought from areas of the country I'm not familiar with. The price range I was looking may have targeted a certain spectrum, IDK. My interest was in homes from $375-$575. MANY were already pending, so IT'S POPULAR!! But DEFINITELY not for me. Later, I thought "You should have checked out the taxes" but with zero interest in moving? Why bother.

    Sadly you were not there long enough to really get a complete experience. We rented an airbnb for a week and it was not long enough. Some people we met literally would rent a month or longer and move around to determine which area worked for them. I will agree the VLS vs the MLS is annoying. Obviously with your short stay, we must not have realized that Walmart, Publix (grocery) and other services are just a golf cart ride away. There is much going on within the bubble. The restaurants are lacking in my opinion and I wanted better shopping (less boutique). The squares are definitely not the big draw. Residents will tell you it comes down to the area and the neighborhoods. Ultimately The Villages is not our choice either but for very different reasons.

    I used to work at the Villages and while it's a lovely community, honestly my biggest negative for it is that there's zero around it. While the community has pools, shopping and restaurants it's a bit like living in a bubble as the two nearest towns are rural and very underdeveloped. If that doesn't both you then that's fine but it is something I noticed a lot as most of the beautiful Coast that FL is known for is a one hour plus drive in either direction.

    Interesting comparison between the two.
    I'm the Lifestyle Coordinator (assistant to the Director) for an Independent and Assisted Living residential community in Reno. I was hoping to work with a younger and more active population but I love our residents. However, I've observed that as residents move to higher care, or the next world, we are getting more and more people who would benefit more from a skilled nursing or memory care facility. Since I'm not getting younger and am becoming less and less able to provide extra help with wheelchair transfers, etc., I'm interested in finding a similar position in a 55+ community.
    I'm a fall-winter-spring gal, and like cooler weather, clouds, rain and snow...I'm hoping to find an opportunity in Western Washington...it's closer than Finland (😂) so I can still help with my 98-yo mother in Sacramento. She's in rehab after breaking her hip in a fall. I want to continue to provide support but cannot handle the relentless sun and heat (I feel nausea coming on at about 65-70°). Also, I am thinking that people in 55+ communities are more invested in quality of life...dancing, fitness, volleyball, fall prevention...where I work, we have several people on hospice. Many have caregivers, use walkers or scooters, and won't watch a movie that doesn't feature a cast that's been dead for 50 years...they went ballistic when I scheduled "Barbie"!
    Are you in contact with any 55+ communities in Washington? I'm interested in areas like the Olympic Peninsula, Gig Harbor, Bellingham...somrplace cool in the summer!
    Thank you for your insightful and funny videos! I'm going to add creepy mannequins to my phobia list!

I am still interested in working part- or full-time facilitating events and/or activities for a 55+ community. I have backgrounds in exercise science/fitness, clinical psychology and hospitality (two Master's degrees, making me over-educated and underpaid!). I'm heading up around 15 September to get a better idea about opportunities. I doubt that a 55+ community would be within my housing budget, but I think working for one could be fun, and great for coaching residents on preventative practices so that they're less likely to end up like the population I'm currently working with (many have become our residents due to preventable falls). If you have a number where I could text you, that would be great. Thanks so much, Felicia P.S. Happy Labor Day! I'll be laboring while my supervisor takes the day off...lol...but I do get time-and-a-half!

    I am in an over 55 about an hour south of the Villages and it is just like what you are saying Arizona is like . We have arts and crafts center , amenity centers with pools pickle ball , gym community room etc . Thank you for raqgssuring me I made the right decision in not going to the Villages ! The mannequins are hysterical .

    The Villages are located in the northern part of the state, so the weather is not as tropical. It gets colder in the winter. Plus, it's inland and, for me, Florida is all about the water. Inland is just flat and swampy. But if you're coming from the rust belt, it must seem like paradise. I'm happy in my 55+ community of 1200 homes here in the beautiful Coachella Valley near Palm Springs.

    I think the north villages look different from the south. It is much older and they have older and bigger trees. The bond is for infrastructure, most is paid for in the older parts. I would have lived there maybe 10 years ago but I think it’s just too expensive now.

    • @Southwest55Plus
      @Southwest55Plus  10 หลายเดือนก่อน

      I like the older parts much better than the newer areas. And yes the bond is for the infrastructure which includes roads, open spaces and the squares. It’s a big fee. With todays prices there might be other places that work better for you. Just depends on what you want. Thanks for watching and for your comment!

    I have lived in Nee Hampshire for 21 years, Colorado for 28, Florida for 2 years, and I visited my father in Arizona for 30+ years. I prefer Arizona over Florida. I’ve visited the Villages and spoke to several residents and they said it’s taking a turn for the worse. It’s way too crowded for me and the golf courses aren’t taken care of. If you want to do any activities in the Villages everyone has to go to Sumter Lake. I found the restaurants had extremely long wait lines and there wasn’t enough space to park your golf cart. I love no humidity and wide open spaces. My father has lived in Arizona for 30+ years and has never seen a scorpion or rattlesnake. He lives in the west valley and has never seen a haboob either. My husband is from Florida and he misses Arizona. He said people are friendlier out west and in better shape.
    I always tell people that there is no right or wrong, but it’s personal preference. If someone likes steak and another person likes fish are both people right or wrong? It cracks me up that some comments acted as if you insulted their grandmother.

      Thanks for "getting it!" The commenters seem to be personally offended that I prefer my area. I have many clients who investigated Florida and The Villages and they echo my sentiments. How do I contact you for my real estate needs? I have been interested in living in PebbleCreek for the last 5 years but was living in Colorado and then my husband took a job opportunity in Florida. We need to be in Florida 2 more years but I’m 100% certain PebbleCreek is where i want to be. I LOVE the 24-7 guarded gate, the 300+ clubs, i actually love the strict covenants… the retirement community i live in here in Florida is awful. My neighbors have a flood light that beams into my bedroom, one neighbor literally has a life sized plastic bison in his front lawn and management allows it, people park their cars on their lawn and street, which makes it look like a junkyard, i have to pull weeds every week, i need to pressure wash my house every 6 months, remove leaves from gutters, etc etc. i cant stand it! I know Pebblecreek wont allow some of the things i just mentioned. Anyway, let me know how to reach you. Thank you.

    It’s ironic that I just found this video because after much research, I’ve decided on AZ. It’s mostly because of taxes and insurance. I visited the the villages and took the tour. My reaction to the inside of the rec center was the same. It was decorated like 1980s Laura Ashley and my heart sank. I totally get the Lawrence Welk comment. I used to live in AZ and the vibe is much more modern. It’s not fun to be a working person in AZ if you have a commute, but definitely a good retirement place.

    I’m no expert on the villages, but based on a number of TH-cam videos I’ve watched, I think a few of the things you mentioned may not be accurate. Be that as it may, I enjoyed your comparison. Again, based on videos I’ve watched on Arizona, it really felt like “old folks home” kinda vibe. Not for me! But maybe I got that wrong? I’d love to see more comparisons to better understand what’s on offer. Thanks again for your comparison insight.

      Probably a few things I missed for sure! I'm no Villages expert but I think you can get a decent idea of the basic differences between the two. In AZ we have quite a few super nice communities without that "old folks vibe" for sure. I'm not old so those are the places I'd choose to live. We've got more comparison videos coming in the future so definitely stay tuned. I'm thrilled that you found my channel and took the time to watch and comment!

    Hi, you made me laugh regarding the Rec centers (The Manniquins) and the golf cart drivers going to the Rec center LOL, and then the swimming pools Deco compared to yours. The Villages have alligators at the ponds. What danger lurks in the Arizona 55+ communities? The Villages now have Law Enforcement in Golf Carts seeking out drunk drivers. Also, how much are your HOA's fee's? Thanks for this video.

    • @Southwest55Plus
      @Southwest55Plus  5 หลายเดือนก่อน +1

      We don't have much danger going on in our 55+ communities. Occasionally an owl or a bobcat in my neighborhood. Pretty dull when it comes to wildlife. HOA fees aren't too high in most communities. Sun City is ZERO but you pay a small yearly fee for the rec centers (no mannaquins) and other areas are low $200's to upper 200'S per month but that includes the amenities. Lots of good options. Reach out to me if you'd like to zero in on any specifics. Thanks so much for watching my channel!

    You assessment was mostly right on. One of the real problems with the Villages is it is growing so fast it is losing its Friendly feel, and investors are buying many homes as rentals. Some Villages are dominated by short term rentals. Housing prices have increased app 50% over the past 2 years. The free golf is really a great feature though. Play anytime almost anywhere for nothing. They have like 80 courses you could never play them all.

    Arizona should adopt the screen enclosures for pools. With the lack of water in AZ, wasps, hornets, beetles, etc... land in pools in AZ constantly. Also provides a little sun protection and privacy.

    My husband’s friends in Florida pay on average $8000 a year for home owners insurance due to floods. Car insurance is twice the national average. Traffic is insane in Florida. Pulling weeds is an annual occurrence, I swear mold is the state flower… every bathroom and kitchen faucet develops mold/algae, my shampoo bottles need to be scrubbed every week. Everyone needs to power wash their home siding because algae forms, snakes everywhere, hurricanes, mosquitoes, and uninspiring landscape

    I lived in one of those 55 plus communities...worst experience of my life. A bunch of old people who are crabby, snow birds that come for 4 months then leave but they complain about have to pay the HOA fees in full even though they only live there 4 months a year. I am 72 and would never ever live in a place like that again. We moved to NW Alabama in a normal development and like it much more. You can keep those 55 plus places but go there with the intention of dying and fighting with old crabby useless people.

    Your review of The Villages was sort of like someone doing a book report after only reading the Cliff Notes. You seemed to miss nearly everything. It was as if you drove through the towns looking out your window. First off, this Lawrence Welk talk is so so far off, you might as well of been comparing a vegan with a steak eater. The Villages 7 days a week is live rock n roll and some time soul music, with lots of dancing going on. As for things to do, either groups like cards games, pool,. etc., to learning everything from guitar to painting, dance, scuba, etc. I think their are some 3,000 actives to see and do. Super places to eat, too many, nature walks that are so beautiful, pools for sports and pools to just party. Movie theaters, bowling, and the theater for stage plays. Cars, and motorcycle shows. etc, etc. etc. You need to know the facts before you review something. As for the manikins, they all come alive at night. Big smile.

    To claim that the Villages have a "great reputation worldwide" is pretty damn laughable. I don't care that it has "over 145,000 people." That's peanuts in this world. That's even smaller than Rapid City, South Dakota. And the notorious STD rate is hilarious. And I say this as someone who is 67 years old.
