    Real estate investor here. This video exemplifies a prime reason why investors do not trust numbers from wholesalers at all. I know that sounds harsh but it's not your fault, just a newb mistake that everyone makes. Let me explain. You spent 90% of this video using $200 a month program to diligently find comps, but literally spent 30 seconds estimating rehab costs using another guy's numbers that he could have pulled out of his ass. That video where Jerry (the flipster guy) showed this chart is 2 years old. In 2020 alone, rehab prices are around 25% higher right now due to material costs being higher due to covid. My numbers are much higher now than they were even 7 months ago. When I say much higher I mean like 10-20k higher! Further, his numbers are based on historical data from his own flips, in his own market, using his own rehab patterns, using contractors he commonly deals with. That chart is not applicable to anybody else but him! I know you said you asked some investors you know if the numbers made sense and they said yes but I am willing to wager that they are WRONG. Ask them if they are basing their deals on rehab estimates found in this manner and I guarantee they will say no. So why would you use this method instead of estimating how they estimate? Do a search on BiggerPockets for discussions around this very topic and you will see that all the guys who know what they are doing warn newbies constantly to not use this method to estimate rehab costs. Every newbie looks for an easy way to estimate rehab costs, but an easy way to do so just does not exist.This is a super ultra common mistake that most new investors and wholesalers make. Trust me, I’ve made this mistake myself when I started. You must understand this: THERE IS NO SHORTCUT TO ESTIMATING REHAB COSTS. Instead of using these highly subjective and inaccurate charts or price per square foot estimations to figure out a rehab price, do what the pros do. Actually walk the property and come up with a scope of work. Then take that scope of work and go to Home Depot to figure out your material costs. Then call up some contractors and ask how much it costs to do the labor. This is the ONLY way to come up with a usable rehab cost estimate. After you do this you STILL need to add 10-20% on top just to cover things you missed. Most wholesalers do not do this and that's why investors find 95% of all wholesalers' numbers laughable! If you don’t want to do this then pay a GC to do the walkthrough and estimate for you. But if you do it, you will have a template to base all of your rehab estimates off of and can then estimate your rehabs in MINUTES FOR FREE! You will also have a scope of work and an detailed estimate to give to a potential investor instead of a number where you know little about how it was derived. This is what the big boy/girl wholesale shops are doing. Go read The Book on Estimating Rehab Costs by J Scott. Spend as much time and effort as you do finding comps on estimating rehabs and I guarantee your investors will love you and we can all make more money together! I love your channel keep doing your thing!

      Any experienced cash buyer isn't going to be rely on her estimate anyway and will create their own estimate. And there are very effective rules of thumb that will get you in the right ballpark, so she is doing just fine.

    I have been cold calling for a month now I have leads but no deals. I want to see what happens if I use your approach targeting on market houses and working with a agent.     I feel like I back in college! Prices in Florida are reasonable compared to were I live in California. Most people in California do not live on the beach, I live in a working class neighborhood but regardless homes are 700K to a million dollars.

    Hey Lili! We love your videos so much! You are such a teacher, and we have learned a lot from your content. I think your work ethic could be so much more fruitful in a place like San Diego, because this is a million dollar market and everyone is so chill, the deals go very smoothly and are very profitable. Just a heads up. The market is a little weird, but real estate in San Diego is never too slow.
