Lili your video with cold calling is so true. Why waste time chasing people that are not interested is selling. I am taking Max Maxwell advise if you have time take few hrs drive for dollars. There are motivated sellers out there, don’t spend wks tracking down leads. Start in your ares, know your market, around your home. Your time is valuable. Good luck!

This channel is really the truth! I just got my first property under contract but only to realize I did my numbers wrong on my ARV and for the investor/buyer activity in the area. Hopefully i can still close this deal but I definitely learned a lot going through my first contract

Knowledge. On the extreme of that cold end is preforeclosure. They don't ever want to sell from cold calling or never answer the phone. Early on I had quite a bit of success with d4d and cold calling, but lately a bulk of our latest deals have come from direct mail. Rvm and SMS is super cost effective too!
@@Liliinvests I send everything through a company called Open Letter marketing. But with all marketing included around $2k per month. But I'm doing some consulting with them now to adjust our numbers and response rates.

But if not my question is… How do you market your leads from Zillow or Redfin…. The companies are open to the public how do you find a buyer for a higher or lower price when they could just get it from Zillow as well. Please don’t be offended by my tone if it comes off aggressive to you. I have thought about looking at Zillow for deals but never feel thru with it. Imagine you owned a house with high equity or own it free and clear with no mortgage. You’re going to be on every “wholesaler’s” list virtual and local. Now imagine getting 100 calls a day about a house you’re not interested in selling. I feel bad for the person making the calls to you. Lol

very good information, come back around a year later to watch this strategy again, if the seller has to pay the 6% regardless, will the seller's agent get paid the 6% if there's no buyer's agent? or the seller's agent is just allowed to get paid the 3% regardless?

Hey Lili great videos. The problem I see with going this route with on market is, why wouldn’t your cash buyer just cut you out and go directly to the seller? They can just submit an offer to the agent or seller without you.

very good information, come back around a year later to watch this strategy again, if the seller has to pay the 6% regardless, will the seller's agent get paid the 6% if there's no buyer's agent? or the seller's agent is just allowed to get paid the 3% regardless?

Hey Lili great videos. The problem I see with going this route with on market is, why wouldn’t your cash buyer just cut you out and go directly to the seller? They can just submit an offer to the agent or seller without you.
I was thinking the same thing.
