Two years later I gotta ask alota people do, did you begin and stay with it? If so how many deals have you done. So many spend a year calling and paying hundreds on programs and thousands on skip tracing, to get not one deal. Hoping for a victory story!
This is amazing Lili! My only suggestion would be after people say they don’t want to buy the home, ask them if they know anyone that would be interested. This automatically gives you a chance to expand your buyer list, they may know somebody!

I know you say that homeowners are mean but keep in mind that as a homeowner myself I get bombarded through phone calls, texts, mail, flyers and emails from buyers everyday, so when you call we’re already aggravated. Thats why you’re getting disconnected numbers and hang ups. As soon as my city hall is open I will be changing my number. I really believe you guys shouldn’t call people who’s homes are not on the market.

Great work, Lili. When the listing agent told me that it was a new construction I would have still asked her if she works with investors, whether she could keep me in mind if she comes across any listings that would fit for me, and try the double dip on her.

I wouldn't make anybody commit until you know and are sure you'll close so just do deals and "practice" as you develop skill/certainty, otherwise you're making others pay for you to learn. Being up front with the seller and letting them do their own marketing as well or not "waiting" on you is great. If they move it, or another investor does, ask them how and learn what to do next time.

I am currently showing my Daughter and 2 other Teens how to wholesale (I want them to have the experience of flipping a property, and earning the cash before they head off to college next year... and get hit on the head with the "Get a Job" stick. That way they'll have choices (do I do the traditional Job thing, do I build a company around me or both) and the confidence to choose when they graduate. Again, thank you for sharing your journey.

How were you getting POF for your properties LiLi? Or were these off market? I really need assistance with POF I have no problem learning to find off market deals where this isn't required but it seems like more of a hassle!
LiLi, When you reach someone, You should also ask those that arent buying , if they have anything their looking to sell. Cause it sounds like they are stuck with some deals on pause.. Just a thought.. Keep up the Great Work..

Have you ever tried to find a deal for a cash buyer rather than trying to find a deal and then a cash buyer for the deal? My thoughts are you can round up a few agents with the requirements of your cash buyer and then hand those deals off to the cash buyer. So you sorta have both sides working for you? You mentioned that you could let the buyer into the house to see the property. The problem that I have when wholesaling is convincing the seller to let me put a lock box on the door to have access to the property to show a buyer. What is your conversation like to get the seller comfortable with other people going inside the property

My understanding was that u propstream for motivated sellers first.. because where would i find/get a property under contract to search on propstream? Or are you propstreaming ur motivated sellers, getting them under contract, then propstreaming the acquired property?

When you call the listing agent and ask them if they can help you get in touch with their cash buyers for a property you have under contract, do you have to work with the agent and use their contract ? and who pays the agent a commission, you or the agent's buyer? 2.) All the properties in propstream that the cash buyer bought is listed in mls and with an agent, so can you call the cash buyer individually and work directly with them or do you always have to go through the agent? How were you getting POF for your properties LiLi? Or were these off market? I really need assistance with POF I have no problem learning to find off market deals where this isn't required but it seems like more of a hassle!

(Question) what contract do you us do you use the same contract for the seller and buyer, do you do in person sign your contract and last on your offer sheet to the title company is that a walk in or all or mail and electronic signatures.

Have you ever tried to find a deal for a cash buyer rather than trying to find a deal and then a cash buyer for the deal? My thoughts are you can round up a few agents with the requirements of your cash buyer and then hand those deals off to the cash buyer. So you sorta have both sides working for you? Love your vids, you inspired me to take another look at wholesaling after giving up years and years ago. Keep up the awesome content!

You mentioned that you could let the buyer into the house to see the property. The problem that I have when wholesaling is convincing the seller to let me put a lock box on the door to have access to the property to show a buyer. What is your conversation like to get the seller comfortable with other people going inside the property

My understanding was that u propstream for motivated sellers first.. because where would i find/get a property under contract to search on propstream? Or are you propstreaming ur motivated sellers, getting them under contract, then propstreaming the acquired property?

Hi lili, can you please help me answer some of my questions?
1.) When you call the listing agent and ask them if they can help you get in touch with their cash buyers for a property you have under contract, do you have to work with the agent and use their contract ? and who pays the agent a commission, you or the agent's buyer?
2.) All the properties in propstream that the cash buyer bought is listed in mls and with an agent, so can you call the cash buyer individually and work directly with them or do you always have to go through the agent?
