What else would it be if not condos/hotel rooms?... Office space is no longer needed like it was pre pandemic...Detroit needs about 5-7 thousand hotel rooms and the RenCen being a resort would be just what the doctor ordered... Two birds, one stone... And if the RenCen were used for said use, it would have anywhere from 5 to 10 thousand people in it at all times creating an incredible demand for goods and services in the building (24/7 restaurants and probably a grocery store)... It's a fact if you put that many people in one place it will be hornets nest of economic activity!
I worked in this building from 2007 - 2013. It's a shame to see it so dead now. (Not like it was teeming with life even back then...) I hope someone can liven it back up. Somehow. That building has the potential to be a city within a city. It already has its own zip code!
I suggest for the RenCen: -Each tower is sold separately, along with the parking in those individual towers., Separate those parking towers with walls and badge access -Buyers are given constructive models that they must follow for upkeep, security, etc. -Being individually owned will allow viability of the whole to be more affordable. -The center 52-floor tower can be made into condo units. With regular residents, a variety of businesses can survive and prosper. Make the lower floors into supermarkets, dry cleaners, car wash, retail, 3, 4, 5-star restaurants, entertainment, -Retain a hotel -re-open the movie theater -The common areas such as elevators, escalators, walkways, and the like WITH CAMERA/VIDEO MONITORING can be run by a management company Terry M. I was a young boy when it was constructed, thought the outside looked cool , modern back then, but the inside was so much wasted space, one big maze. I hope Gilbert is able to redo the floor plan in a big way.
But that’s what makes it great! It’s a unique beauty that is different from all other big downtown buildings! It must stay exactly how it is, unchanged!
implausible and also architecturally bad idea, demolishing the rencen would be one of if not the largest destruction of a building in american history aside from the collapse of the world trade center. also its a nightmare for the cities character and would be a sad day for architecture, the lobby is beautiful and at this point with something this iconic it shouldn't be demolished simply because of money, it should be historically preserved

You're correct, this structure reminds me so much of the Twin Towers site in New York with its style and size of the site along the river. This needs to be preserved and reutilized once again. The possibilities are endless. Detroiters need to weigh in on this massive building as it really belongs to all of us! I do not like the backdoor deal between Mary Barra and Dan Gilbert. This was supposed to be GM's forever home. The new Hudson's building looks like a piece of garbage that can be found anywhere else and not even architectural similar to the original Hudson's department building. Sad!
