Pretty good video. I live here, and the video is pretty accurate. Lehigh is just like Davie,FL and western Pembroke Pines in SE FLORIDA was 20-30 years ago. It won't stay quiet for long. One thing they can't make more of is FLORIDA LAND 😅. They'll keep growing and building until the east and west coast meet up in the middle of the state. The people of the World love it here. I bought an absolutely beautiful place back in the end of 2021 for $325k. It went up almost $80k since then. Lol. In 20 years you'll be amazed at how this place grows. I've seen it with my own eyes in Pembroke Pines. It was everglades when I moved there at 16 and by 36 they were built out to Highway 27. Packed with people, malls, stores restaurants, and everything else. It's beautiful but busy. I love Floridians. We are special, we get along. The mixed culture is what makes this place special. wrong. It's not affordable. Have you seen the cost of homes? 350k for a nondescript house ? "Affordable" for locals would be pre 2020 prices for a house, around 200k. The traffic is HORRIBLE if you are trying to go somewhere. With the construction near the interstate at Colonial, it's backed up every single day, making travel a nightmare. If you already live there, and work there, yes it's fine. Since most people have to travel to Fort Myers for work, the traffic going out of Lehigh is bad in the morning. Bad in the evening going back in. I moved to the area about a month ago and I do a bit of traveling for my job. I saw the price of homes there. Ridiculous. But it's practically the only area that does NOT have HOA's. I looked at a place for rent in that area, but they wanted 3 months rent just to move in. At 2k a month, that is 6 thousand dollars. nope. And now that I have seen how the traffic is I am glad that I did not find anything. The price of rentals are also ridiculous. And they are all the same. If you want a 2bedroom place, you will pay over 2k for it. So you may as well find the nicest place, with the amenities that you like and do it. The deposits are FAR LESS than renting a house. I love it here, but frankly, if the housing doesn't change in the next 2 years, when my contract is up I will be headed back to Northwest Florida where my house is.. and it's fully paid for 3/2 with 2car garage and a pool.
I do agree regards that pre 2020 was a lot better but look in to rent in NW Cape. Rent in cape just crazy over all. Traffic on Colonial should be over soon as they get all that work done. Over all Lehigh is more affordable then Cape Coral or Fort Myers. I am sorry that you have to go through all this.
If you like driving by homes where you have 10+ cars parked in the yard, then this is the area for you. Most rentals are packed with Hispanic, non-English speaking people with unkept yards.

And, of course all the new construction, with half of the homes sitting unfinished. Plus, I almost forgot all the dogs that are allowed to roam free, because the Hispanic population doesn’t believe in leash laws or containing their pets. It’s just such a wonderful place to live.

I lived in Lehigh acres for 31 years.I moved out in 2019. Too much crime, too many homeless. I found a nice little place on a private lake in south Georgia. Lower taxes and utilities than Lehigh, by far. Good riddance Lehigh.

Rain when they come through, and again as they retreat north as warm fronts. Then we have our rain season summer, like Florida. The area in which I live has one of the largest aquifers in the US. But, I didn't move here for the weather. There's still that small town atmosphere here. About 8500 residents in town, 18000 in the entire county, mostly farms. 4 years living here, 1 murder, and mostly petty crimes, when they occur. Life is good, and simple here.
What folks don't understand is,if enough tax base is accumulated through growth. That engagement will turn to incorporation for Lehigh. Move the clock a few years and thousands of stack and pack apartments through rezoning. The elite move in and developers flash money around. Neighborhoods are brought up and re zoned. Houses are demoed, land is re developed and turned into HOA micro Private Contracting Authorities. Private Security etc etc. Enhanced landscaping on adjoining common areas,wider side walks. Over fancy strip malls with narrow blind spot parking etc. The whole area will be gentrified through increased rents, increased policing,increased harassment for folks of what's left over from the middle class. Code enforcement,15 Battalions of Micro SUVs (Nissan Rogues). And the best for last Kevin and Karen.....and some Boutique shops ......guess what you no longer exist to them. Your welcome 😊.

Local wages do not support this kind of skyrocketing price gouging. I make a good wage, but when I moved down here my 'income' dropped significantly because of the huge increase in the housing.

Unincorporated and stagnant! Lived there in an HOA, was a teacher at the time, was happy to sell and put Lehigh in my rear view mirror.
Yes HOA in Lehigh is not the best for sure but I moved in North Area of Lehigh and love it
