    The fact that there is already an excessive amount of demand awaiting its absorption, despite how everyone is frightened and calling the crash, is another reason why it is less likely to occur that way. 2008 saw no one, at least not the broad public, making this forecast, as I'll explain below. The ownership rate was noted to have peaked in 2004 in the other comment. Having previously peaked in the second quarter of 2020, we are currently at the median level. Between 2008 and 2012, it dropped by 3%, and by the second quarter of 2020, it had dropped from 68 to 65.

      You're not doing anything wrong; the problem is that you don't have the knowledge needed to succeed in a challenging market. Only highly qualified professionals who had to experience the 2008 financial crisis could hope to earn a high salary in these challenging conditions.

      Well, there are a few out there who know what they are doing. I tried a few in the past years, but I’ve been with Melissa Terri Swayne for the last five years or so, and her returns have been pretty much amazing.

    Excellent video. I’ve been in the real estate business for almost a 1.5 years but just went full-time two weeks ago. I have no problems cold-calling and hit a good number of contacts daily but definitely need to sharpen conversions. Great info and encouragement in this video!

    Totally agree cold calls is the way to go. Are there usually pushbacks at 8am though?

      Agree, 8am way too late. I start 7:25 and barely get 1 or 2 at most on the phone in Riverside County

      Calling is not the ultimate goal, build a huge online presence and be seen as an authority in your market, things brings you business for years to come and is pretty simple to setup!

    How many dials is it taking people to get 30 homeowner connections per day through cold outreach?

      Honestly I haven’t counted calls, but I can get about 8/10 contacts per hour using Vulcan. Roughly 3 hours for me to get 30. Also double dial and text the new expired/fsbo. You’ll double your contact reach. Thank me later 👊🏻

    First of all, thank you so much for uploading this amazing content - it has been super inspiring and helpful for me.
    I have been facing a problem that you might be able to help me with.
    I’m a realtor in Lisbon - where there’s a huge shortage of construction and the number of houses entering the market is really low - and the most common objection I hear from the potential sellers is “I don’t need an agent/it’s not worth paying the agent commission because I will sell my house anyway”.
    In your eyes, what kind of argument should I give the next time a FSBO tells me this?

    Brandon I love everything you’ve provided to me for free, I’ve been looking through your pre-listing presentation and I think it is rock solid. I have a question on page 9. Your Smart Sellers Program paragraph says that if the lister brings a buyer to the table they only pay a 1% transaction fee. Right below that when you break down your tiered program for comission it turns into a 3% fee. I very well may be ignorant but can you put it in a way for me where I can explain this difference to a selling client? Thank you in advance.

    SUPER transparent & maybe controversial question here:
    I don’t like getting cold calls. Most people I know don’t like cold calls.
    How do I rectify this to myself? Or is this just something you have to deal with?

      If you were to become a successful cold caller, you wouldn’t sound like the callers you’re imagining. It’s a completely different approach

    Seems like getting paid as a Buyers Agent by a Seller is going to become a discretionary item. Sellers will look to the value the Buyers Agent brought to the individual transaction. As a Buyers Agent sometimes we show over 20 homes over a long time period before the Buyer finds the right home. The Seller will not see this long process and will focus on just their transaction, and will probably discredit this work. For the past 60+ years the market has been functioning in a sane manner where a buyers agent can receive compensation finally with a sale. Also what if a Seller has a personal issue with a Buyer's Agent and refuses to pay them? Seems like this situation is prone to lawsuits. I agree there are many weak agents out there, particularly the ones just charging 1 percent to list a house, and these are the ones that will probably not have the strength to negotiate a commission for Buyer's Agents.

    Is Vulcan 7's $350 a month package better than Red X $300 monthly all-inclusive package?

      Vulcan 7's data is typically better than RedX data, so it is up to you on if the $50 for a little better/accurate contact info is worth it to you! Mojo has the lowest quality data, then RedX, then Vulcan 7, and Cole Realty data uploaded to a mojo dialer is the best data with the lowest priced monthly dialer.

      Zillow has a for sale by owner section, expired and absentee owners can be found on your MLS these are the free ways. Eventually a dialer will have them all.
