      Great video. Why are you using SP/OLP instead of SP/LP. I guess SP/OLP makes your numbers look better to the seller. Interesting

    As a realtor in my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

      I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Melissa Terri Swayne” for about five aiyears now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    I like the argument but it will only work if you can and have produced those results. I am watching your videos in anticipating purchasing a home in the next few months and trying to figure out the new commission structure about to come down the pike. An excellent question to ask a potential agent. I never thought to ask them their selling price percentage.

      I've always been told to leverage my brokerage/team stats when you don't have the experience to show clients.
      "I might not have the resume of a seasoned realtor, but my team has 20 years experience - we sold 150 homes just last year. Our listings sold faster than the market average and for a higher price."
      Something like that...

    First of all, thank you so much for uploading this amazing content - it has been super inspiring and helpful for me.
    I have been facing a problem that you might be able to help me with.
    I’m a realtor in Lisbon - where there’s a huge shortage of construction and the number of houses entering the market is really low - and the most common objection I hear from the potential sellers is “I don’t need an agent/it’s not worth paying the agent commission because I will sell my house anyway”.
    In your eyes, what kind of argument should I give the next time a FSBO tells me this?

    those agents are just over promising to get the listing. What’s is the problem with doing that? I’m sure most agent over promises and under deliver. having your clients assume you can get them more by listing it higher initially, gets more clients to sing the listing agreement. Even more so than changing perception.

      Good question!
      What's is the difference between list price and sold price ratio
      if agent A list a a home for $100K and the home sells for $95K, realtor a has a 95% list to sold price ratio
      Agent b lists home for $100K and sells home for $103K. Realtor B has a 103% list to sold price ratio of selling this home,
      So agent B sold the home for 8% more than agent A. Hope this makes sense, typing from my cell lol and been a long day

    This is hilarious, this guy pulls up one listing to show the list to sale ratio and uses that to show his “value”. Realtors don’t get you a higher price, the market determines that. All the listing agent does is take some photos and throw it up on the mls and wait for an offer. The agent has zero incentive to negotiate for you, they are hoping to close a deal as fast as possible - regardless if it’s a 6% or 4% commission. The incremental price change of 10k makes them only 200 bucks, but means a lot to a seller. I sat through these pitches when I sold my house and none of the full commission brokers could explain their “value”. I ended up selling my house for list price with a discount broker and of the 6 realtors I interviewed, they all were giving roughly the same listing appraisal. I just saved myself 20k by going with a lower cost broker than a 6% scammer.

    In today’s market houses sell themselves a house would sell in 24 hours on craigslist for full price at 0% commission. Everyone hates a pushy salesman.

      You can represent yourself in court without an attorney, too. You get the same outcome.
