I literally felt like it was me talking when he said it is easy to get leads but you get scared to hear “no” again. I will take HOURS to do 5-10 followup calls for this reason. I pull up the MLS and all the comps every little thing to feel prepared and still feel worried. I am truly glad someone else feels the same
Great way in being humble in your call. I think the key is that we recognize that most people don't want a realtor calling them. Us pointing that out to the seller is a great stategy.

Due to my demanding job, I lack the time to thoroughly assess my investments and analyze individual stocks. Consequently, for the past seven years, I have enlisted the services of a fiduciary who actively manages my portfolio to adapt to the current market conditions. This strategy has allowed me to navigate the financial landscape successfully, making informed decisions on when to buy and sell. Perhaps you should consider a similar approach.
Well, there are a few out there who know what they are doing. I tried a few in the past years, but I’ve been with Melissa Terri Swayne for the last five years or so, and her returns have been pretty much amazing.
@jones9-those are fairly volatile. I would suggest learning to underwrite your investments and make purchases that still work if housing prices go down 30%. That means finding deals that u can get under listing price or off market by 30% margins. An 8 unit apartment producing 6600 a month just sold for 525k in my market. It sat on zillow over a year and someone bought it for over 200k under the original list price. The rents are only 800 a month with room to go up to 1000. Rooms were recently renovated. Owner sold at a near loss. That's a great deal imo. I'm sure it wasnt perfect but there's a lot of potential in that property. Find stuff like that. Target foreclosures... etc.
