Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.
Due to my demanding job, I lack the time to thoroughly assess my investments and analyze individual stocks. Consequently, for the past seven years, I have enlisted the services of a fiduciary who actively manages my portfolio to adapt to the current market conditions. This strategy has allowed me to navigate the financial landscape successfully, making informed decisions on when to buy and sell. Perhaps you should consider a similar approach.
As a new investor it's always great to hear from a person who has gone through all the difficult times and come ahead of it. What are some strategies i can employ to be successful?
Right now times are so scary. It’s near impossible to put food on the table, and keep a roof over my head while being a Realtor. I’ve started delivering groceries for Instacart full time to make ends meet. However, I drop off a mailer with every delivery that I do. That’s over 10 mailers a day. I consider that prospecting! Sometimes you have to get creative!
Just a word of caution, I hope you aren’t sticking that in their mailbox. The USPS takes their property very seriously and anything placed in a mailbox that wasn’t sent with postage can get you in trouble. Great idea to multitask though!
I’m curious if that leads to any sales? For example if a delivery person wanted to sell my house, I’d question why he is not successful as a realtor? I do know bartending and Uber drivers near airports picking up leads that way.
What’s your daily schedule look like? Are you prospecting for at least 3 hours a day 6 days a week? Are you working your database, creating content across social platforms including TH-cam, having 20 conversations per day, putting in 60-70 hours a week? Are you following up with every lead, everyone in your sphere, everyone in your database regularly?
After watching a lot of your videos one thing I don’t understand is when you make time to actually get listings sold in your recommended schedule? Can someone explain when you are supposed to schedule time to get active listings sold?

I’m a realtor in Lisbon - where there’s a huge shortage of construction and the number of houses entering the market is really low - and the most common objection I hear from the potential sellers is “I don’t need an agent/it’s not worth paying the agent commission because I will sell my house anyway”. In your eyes, what kind of argument should I give the next time a FSBO tells me this?
Are you guys presenting the entire presentation every time? Or only presenting the parts that a seller wants to know about? Because I just had a meeting and could tell they were getting restless at how long it took to get to the price part. And are you asking any prequalifying questions before the meeting? Just curious
