I'm a new agent and I've worked previously with 'experienced' agents....I can tell the number of years in the field does not imply the agent is a good one....
As you said, the tough part is after the house is found, in contracts and negotiations. That is where a good realtor's value is, and what I'm willing to pay a fair amount. It's too bad these parts can't be decoupled, with separate payment and agent contract structures

Don't ever sign a buyers agreement
