I used to work for a plumber and the people in the cute little mountain towns like Westcliffe and Cotopaxi end up spending a fortune on repairs because they charge for the trip there and back for service calls.

That "outside mall" in Castle Rock is "The Outlets at Castle Rock" (factory outlets, I call them The Shoppes) tend to be outside (not covered). Same here in TX (like Tangers)...or like the Promenade Shops at Briargate in Colorado Springs (which I also call The Shoppes) even though it's upscale and not so much "discount." ;-) BTW, LOVED cruising around in Castle Pines...liked to see all the huge houses/land/trees/sky (!) I could NEVER afford to own a piece of all that "splendor" myself. Maybe I just have (even if mild) masochistic tendencies perhaps, but for sure it IS beautiful out there. If a potential (but big-money of course!) Colorado Springs home buyer is looking for "semi-country" living close to the city, they definitely should take a drive out to Castle Pines and see it for themselves. -- BR

I’m moving there next year I lived in Vegas I can survive anywhere
Living in Colorado Springs is not the greatest... Colorado taxes everything and I mean everything. Veterans are treated poorly, the dryness and winds are tough to your body, and people are rude and mean. Driving 10 miles takes a minimum of 30 minutes and the drivers do not seem to know how to drive... no blinkers, tailgating, and cutting in/out of traffic. Homeless are everywhere and are always getting in your face. You have to watch where you walk, keep your items close and secure, or they will take it. They crap in the streams, trash everywhere, including syringes, broken drug pipes, and human poop. Housing is not good, a 1 bdr 1 bath apartment starts at 1300.00 a month, and houses 2 bdr 1 bath starts at 2500.00 month. Buying a home is astronomical. The roads are awful... potholes are very deep!!!

Have you ever gone outside of Colorado Springs to other cities in other states? - I have lived in Virginia, North Carolina, Nebraska and Florida and believe me none of them are like Colorado. Nebraska is much colder and sadder, it's like desolate, North Carolina is too fast, you can't imagine how fast the traffic is there and the people are rude and very harsh, there is no warmth or empathy, and the weather is hot and very humid. Virginia is boring, there is nothing new, it's like a routine in circles, and Florida is so hot and humid all year round, too many people that you suffocate.
I liked NC, Florida is too hot, agreed, I think Springs is great with a vacation in the winter, it's the best!

No really we need to focus on how to not only preserve the greatness of colorado but improve it but its government is completely communinist. Sheltering and taxing it to destructionn. With its expensive gas prices at Around $4.00 a gal. And price of eggs, that unless youre at wal mart our king soopers/safeway eggs cost around $7 and beef around $6.90
I just spend $7 on 18 eggs :( Sam's Club is best for buying eggs
@LivingtheSprings I live in central west Georgia. I just got back from a week vacation to Colorado Springs and Denver. It was absolutely beautiful to see. The weather was beautiful but would change up quickly. I prefer the no humidity there than hot humidity here. We went grocery shopping at king soopers where prices were comparible if not some items cheaper than here. Also gas was around 2.80 to 3.20 a gallon same as here in south that really surprised me. Denver didn't really impress me much. I wouldn't mind going back to Colorado Springs again
Colorado is also kept seperate from the typical style of living like detroit, kansas city, and omaha nebraska maybee Indianapolis. It is more gentrified
Extremly gentrified over priced groceries and price of living. Democrat government has not only ruined state, but has digressed/and decreased its cost spent per mile on road infrastructure to bring it's cost spent per mile on roads to atound 43rd in the nation but with a growth rate ranked within the top ten nationally in this metric. The curbs are 90° angles qnd are 12 inches high. They dont have a organized government with high cost of living but beautiful moutains.

I moved to CO Springs in 2023. Only lasted 3 months there and moved back to my hometown in Western CO. It was NOT for me! Being from a small town, I couldn’t adjust at all, especially when there were so many terrible drivers, awful roads, very hard to find a job, and people were straight up rude and impatient everywhere. The neighborhoods around the academy are nice though. The closer you are to Monument, the nicer that area becomes.

I was stationed at Peterson AFB for 2 half years middle 80' s and loved it. Hate hear this I noticed last couple census El Paso county fastest growing county in the US.

I came to Colorado Springs from Indiana in 1968 courtesy of the U.S. Army. I went back to Indiana in 1970, but returned in 1971 when I was offered a job with the Police Department in Manitou Springs. The Manitou City Council didn't fund the position so I had to find a different job. I had a lot of different jobs and retired as a construction and maintenance contractor after 17 years in 2006. I've seen a lot of changes since 1971. Some of them good and some of them not so good. I'm not happy with the city's decision to demo the Martin Drake power plant and rely so much on solar power. I think it will only drive up the cost of electric power in the long term. Crime is on the rise and I've also heard that police response is really slow. Not a good thing either. I would move from deep blue DemocRAT controlled Colorado given the opportunity.

My husband and i moved here with the military from north dakota and michigan before that. Been here for 4 years and yes i will agree that it is beautiful here with great weather but it is WAY too expensive here. We bought a house here and we could have gotten a much bigger house WITH a yard for the same price in many more states. I hate how expensive it is here and how crowded it is. I came from a small town so that probably has something to do with it. I have never liked cities.

Gunfire, when I lived there I heard gunfire 4 or 5 nights a week.
We talk about “dry heat” feeling different than humid heat. What I don’t hear people talk about is “dry cold” feeling different. I’m from Chicago, so I’ve never noticed wind being too much of an issue in CO, but I know the cold feels so much more manageable, because it doesn’t seep into your bones the way it does in more moist environments.

I appreciate your perspective, but I disagree with your position and I think you are being hopeful for the sake of your industry. I think your position depends on the direction the economy moves. The U.S. government is hoping to avoid a recession with a soft landing, but if we do go into a recession I think home prices will continue to drop through next year. Smart money like Jamie Dimon, and Warren Buffet are warning us about this possibility. Warren Buffet is holding cash in anticipation of this event. The economy could get ugly next year. This could just be the beginning of a housing downturn, only time will tell. As a well qualified buyer, I am on the sidelines with a wait and see approach. Housing is still too expensive, and unaffordable.

First time I came to Colorado Springs was like 15 years ago. i stayed in a motel room on Nevada. Worked for MCI on Garden of the Gods right up on the foothills. Spent about 5 or 6 months on a project. The dog race track was operating off of Nevada. Sports bar I went to served brunch can't remember the name but they had tamales and eggs, potatoes...yum. I liked the old Colorado Springs better. I returned about 7 years ago on business with Progressive Insurance. I'm right up near Briargate and Voyager. My view is the mountains including Pikes Peak and the Air Force Academy. That is fantastic. The volume of traffic now on Yoyager never stops and each year more and more housing and shopping centers go up. Big old hotel opened and blocked some of the mountain view at Yoyager and N. Academy. If it wasn't for my housemates and the love in the house I'd be back in the desert in Arizona or Nevada. Not really a winter person. But the winters are mild here.
I hear ya. It's definitely not the same. It's too bad about the hotel, but I think the city's growth is inevitable.
There are downsides to every place. This place has really grown on me in 8 years. Lots of kooky quaint places such as manitou and old Colorado city and downtown. Glorious Mountain View’s nearly every day. You have to focus on the positives.

Do not despise the days of small beginnings. Praying the economy will have a positive turnaround with interest rates and home price to be within reason.
zillow lists colorado spring 2-3 single family house for under 2000. not a lot but enough to choose. you said 2500, is that more typical ?
