1. Are you worried about the impact of the future expansion of DWC on expo valley? The future runways according to the DWC masterplan look quite close!
2. What’s in the pipeline for expo city after sky residence?

1. We talked about the airport master plan in this video - and no I'm not worried at all
2. There is one more building after Sky Residence. In Expo Valley there are currently few plots & independent 5 bed villas
What about the future airport and the noise.. It will be a problem

Thank you! Nothing wrong with the development - its just not for us. We like to focus on few select real estate projects which have combination of location, uniqueness, value, growth & ideally great cash flow (from our perspective).
I heard Azizi has bad customer service with scams being prominent. Bad developer.
Hi thanks for your comment. I wouldn’t want anyone to get that kind of impression - Azizi have built dozens of projects in Dubai and are now handing over their Riviera project in MBR city.
As for customer service and build quality those are obviously for the individual to explore and assess based on their own desires & objectives
Great video! ... two questions pls:
1- Based on your experience with similar unique projects, and assuming market conditions will remain normal, what could be the appreciation % of the semi-detached Villas at EXPO VALLEY, by the time of handover? .
2- Some people claim that the price per sqft, in EXPO VALLEY, is a bit expensive, do you agree, or it is justifiable?
1. I believe AED 1800 - 2000 psf is reasonable considering its quality and exclusivity.
2. Expo Valley townhouses + twin villas are between AED 1350 - 1550 psf; not sure how that’s expensive relative to market.

can you get talabat and other deliveries in expo city ?
Yes of course, also they have their own app "Expo city eats" available in iOS and android :)
The 5th runway of the airport will line up straight to Expo Valley and Expo City. This is going to ruin the real estate potential of the city. Such a shame, this area is so nice
That’s a fair comment. By the time the 5th runway is built, it’ll likely be 2050 (when the full masterplan is expected to be completed). Who knows, by then planes may be electric!
