कलेक्टर lease land वर असलेल्या सोसायटीज वर एक स्पेशल एपिसोड करावा. त्यात नॉन एफएसआय एरिया occupied by Managing कमिटी मेंबर्स without सोसायटी परमिशन वर फोकस करावा. Eg कॉमन टेरेस एरिया, सोसायटी ऑफिस, stilt पार्किंग converted तो closed garages etc
It was very well explained redevelopment concept .All the technicalities , legal aspects , commercial viability , documentation was explained in simple but confident manner .
Adv Pagey Madam is very thorough in her knowledge of redevelopment. I will personally recommend to take her guidance for those who are thinking of redevelopment.
You ,as a tenants, can form a committee to negotiate with the developer/ builder , can also engage a lawyer to check the agreement , but your can not form a society at this stage . The developer / builder will form a society after building is fully constructed and OC is obtained and tenants take possession of the flat.

This video is good but one small request. There are several thousand tenanted buildins in Maharashtra. Owners/developers of these buildings are going for redevelopment where owners charge market rate to the tenants who stayed there as tenants over 50 years. They also do not provide alternative accommodation nor any compensation during construction period which normally exceeds over 3 to 4 years. Once the building is demolished, tenants lose the tenants rights and court is only remedy which takes years with no guarantee to win. some advice on such buildings will benefit several thousand families. Many owners manage to get demolishing order from PMC/Court so that if tenants are not agreeable they can still demolish the building. kindly request you to arrange such session. i am one such victim of Pune tenanted building where I stayed over 54 years. @@sunitapagey8755 in pune , this seems like a common practice .. the builder who is interested in redevelopment , mainly offers two types of monetary benefits to the existing members , 1) Inconvenience money / Betterment charges & 2) contribution towards corpus fund on behalf of the existing member .. generally both these amounts are equivalent ... can a member ask for entire amount as Inconvenience money ? Is it compulsory for builder to contribute certain amount towards corpus fund on behalf of existing members ? Please answer both the questions ..
Our CHs is of 1988 on sublease land but its agreement was not registered (notary done only) so conveyance is pending Should we need to do fresh lease agreement. Can it relied on the builder developer?
The committee is bound to circulate the minutes of every meeting and get the same approved during next meeting. However it is responsibility of every member to make efforts to attend the meetings.
If there is Associatoin of the 8 societies and 6 want to go for redevelopment 2 not ready, whether 6 can go for thro association for redevelopment and who will sign development agreement with developer, associations office bearers bearers or 6 societies office bearers.AND 2 societies those dont want redevelopment can restrict redevelopment of 6 societies thro Association.
There are certain considerations for redevelopment of various societies in same layout . Need to see the conveyance documents of each society to understand the facts.

@@sunitapagey8755 in pune , this seems like a common practice .. the builder who is interested in redevelopment , mainly offers two types of monetary benefits to the existing members , 1) Inconvenience money / Betterment charges & 2) contribution towards corpus fund on behalf of the existing member .. generally both these amounts are equivalent ... can a member ask for entire amount as Inconvenience money ? Is it compulsory for builder to contribute certain amount towards corpus fund on behalf of existing members ? Please answer both the questions ..
Our CHs is of 1988 on sublease land but its agreement was not registered (notary done only) so conveyance is pending Should we need to do fresh lease agreement. Can it relied on the builder developer?

The committee is bound to circulate the minutes of every meeting and get the same approved during next meeting. However it is responsibility of every member to make efforts to attend the meetings.

If there is Associatoin of the 8 societies and 6 want to go for redevelopment 2 not ready, whether 6 can go for thro association for redevelopment and who will sign development agreement with developer, associations office bearers bearers or 6 societies office bearers.AND 2 societies those dont want redevelopment can restrict redevelopment of 6 societies thro Association.
There are certain considerations for redevelopment of various societies in same layout . Need to see the conveyance documents of each society to understand the facts.
Conveyance is in the name of all Association and 8 societies.
