I live in this Subdivision...the houses go from 150k-300k and is located in Cleveland TX just off the Grand Parkway...the biggest appeal of living here is the country feel and the low tax rate (2.04%)
interesting. I was scheduled to come out to Clevelad, TX this weekend to look at some of these houses (and some Lennar ones in Cleveland too) how do you you like you rhome so far? I'm tempted to move to Texas but Im not really familiar with Cleveland.

@Rude Paul As long as you stick with the custom home builders (ASGI, Camden, Casas Homes, First American, and Lennar) you'll be fine. The news will tell you it's a bad area to live in but the custom home builders are in deed restricted areas and are very quiet and safe

Ya know, I'm just about to graduate college and have wanted to move to Texas forever. I wonder if it's even possible to qualify for a house right out of college, but I plan to be working a remote job once I graduate. It would be really nice to live in a new home in Texas, an inexpensive one like these ones!

If you look at the siding that tells you why the prices are low, the architecture is really plane Jane because they look like boxes and the houses are almost on top of each other.
These homes are on large lots with plenty of space!

Real Estate agents, act as middle man, and can not get good deal at all, buyers be aware, you can negotiate directly with the builder.
So you’d rather work with the person that is trying to get the builder the most $$?? Makes no sense. You won’t get a better deal working directly with the builder. Guaranteed. You’ll actually waste more time and spend more $$. Guaranteed. Good luck though. You obviously know more than me.

Bro 9k is nothing compared to how inflated prices have become. What are homes selling for in the present? $120k?
I looked at Texas as a state to move to but after seeing property taxes of 2% to 3% it was a no brainer to move elsewhere, I found a place where my property taxes are 0.63%. Texas needs to reevaluate its property tax rates and lower them to 0.90%, paying 2% to 3% in property taxes explains why a town I believe its called Coffeeville which has a population of a few thousand has 50 police officers
They are high in some areas but there is no state income tax, the cost of living is less, and the home prices are less. I've done the math comparing other states and Texas still beats a lot of the other ones.
@@livinginhouston713 You make valid points but I refuse to pay 400 to 800 a month in property taxes and then high insurance costs due to proximity to hurricanes and tornadoes. Texas is a great state to live in, just too high on property taxes.
I have been hearing that Texas is going to be uninhabitable within the next five years. There’s been a major rise in temperatures during this summer. Where previously it’s been 95’, it is now 110’ or 115’ and they are saying that these will seem like “mild” temperatures to us a couple years down the line. I think moving somewhere where it’s gonna be 150’ pretty soon, is not something that appeals to me.

well, true, but good luck finding anything in the houston area without an HOA. Not impossible but you are needing to find a needle in a haystack. The big difference is in how involved the HOA is. Ours is a breeze, no problems at all. It's a yearly fee (not monthly) and more then reasonable. Community has a pool, but that's about it as far as amenities. Keep in mind the more amenities the more HOA fee. Some of these communities closer in are advertising all kinds of parks and amenities but they are also monthly HOA fees hundreds more then what is mentioned here. These homes are exactly what I would be looking for. Nothing over the top, just nice and new. And dang reasonable.
I currently pay 1500 a year in HOA fees and I get nothing for but a community pool and they cut the yard in public spaces. Seeing these houses I would love to downgrade and invest the rest ..life is too short!
