      You may be a helpful realtor, but 90 percent have not had to work in the past five years. They wait for the next phone call, jack up the bidding process, and if you hesitate, they move on to the next desperate bidder. Realtors have dropped me like a stone... over and over... if my timing to buy isn't immediate. Today's realtors work for the seller all the way. Buyers are pet food, especially in the million plus category. Imagine that.

      That's nice to hear, but you proved my point. At one plus transaction per business day, you can coast. Life's been good for agents. Hardly have to work, or use true sales skills. Imagine 300 commissions at 6 percent on modest homes selling for $500k each on average. That's $9 million per year. Big money when a desperate customer simply walks in the door everyday.

    Ive lived in Houston 15 years now and live in the GOOF. this is a good video but he underestimates the drive time and traffic. Unless you work in the suburbs and have little kids that will be entering Elementary school, rrrreally think twice about living in the suburbs. There are REGULAR accidents and can make your commute completely dreadful and you'll never see your kids during the weekdays. They'll have to be in after school care everyday. Also, most of the cool spots and events happen inside the 610 loop. So think about your social life. Personally I don't think more square footage offsets the lack of entertainment and the hour+ long commutes!

    I just moved to Katy from Maryland last summer. Absolutely love it here and willl never go back. I don’t even want to go back to MD to visit 😂 the reason why wasn’t interested in the woodlands is because it looks like MD but with dead grass lol. Not interested in the same thing as I had before. I was very underwhelmed with the Woodlands. Katy feels different and the landscape is beautiful to me.

Don’t honk your horn unless you are warning a drive that’s not paying attention. Drive common routes you will need for work ahead of time when it’s not rush hour so you won’t be surprised by some pretty crazy exits and merges onto highways. June-Aug limit time outside as much as possible unfortunately.

    Excellent video. Have lived in an apartment near midtown for five years and have not found the right community for purchasing a home due to the terrible commuting. Houston and its suburbs are simply over populated and heavily congested. Worse, property taxes on over-priced homes are astronomical, virtually everywhere. I will likely rent forever to avoid living life on the insane highways and paying county governments for nothing I will use. Houston is a great city with endless resources, but it's all about nothing if it's master planners squeeze you dry and cannot translate the developer's blueprints to humanity.

    I was also wondering if you could cover school districts in the areas you speak about. Or make a video about school districts and their rep. For example cyfair from the outside view seems like one of the best school districts to put your kids in. However it’s far from it. I would say it’s actually one of the worst.
    I don’t know just a video of pros and cons of school districts would be amazing
    Edit: I didn’t finish watching the video when I wrote that. You brought up katy school district and cy fair
    I agree with Katy districts being the best. Cy-fair is pretty ghetto and not as academically advanced as Katy is. But an entire video on the school districts there would be great 👍😁

    Regarding the Fort Bend County Appraisal District, you can forget about lowering your annual appraisal. I have hired and fired two companies that could not lower our appraisal meaningfully. It is the worst appraisal district in the Houston Area, so you better think twice about that before you buy a home in Fort Bend County. And, they are building houses in Fort Bend County like there is no tomorrow at "high" prices, which will be used against you by the appraisal district appraisers and the appraisal board. In fact, I spoke with a company representative who does property tax protests who lives a few miles from me in Fort Bend County and he could not even get his property tax appraisal reduced, so now you know.

    Looking for something elegant and traditional in Tanglewood. This is covering all of the far outskirts. Not in the market for school districts etc. I heard Tanglewood is wonderful location?

    • @texlad04
      @texlad04 หลายเดือนก่อน

      Tanglewood is lovely - gracious but convenient to many things you will want if you are the sort of buyer who can afford Tanglewood in the first place. Larger homes, nice restaurants, good shopping, large grocery stores. And you can skip the freeway if you want to get inside the Loop. The major wealth corridor runs E/W and that's where Tanglewood is. Upscale Houstonians (which you need to be in Tanglewood) generally divide themselves between Inner Loopers and others. What's great about Tanglewood is that it gives you a a balance, including proximity to dining, shopping, the freeway, etc. The Villages area is packed with impressive homes, by the way, if you want to see the level of wealth that exists in pockets of the Houston area. But you must always look at the Harvey flood map when you buy here. Even if someone tells you the area is fine. The Buffalo Bayou runs along Memorial Drive and there is a large urban park system running along the Bayou. I am more urban oriented so the Western side of the Inner Loop works better for me; I don't want a big yard and don't care about schools. But if I could afford it and needed the bigger home with a nice yard, I would be looking at Tanglewood. Just be aware that the traffic density around 10/610 is enormous and assume you will rely on San Felipe and Memorial and Voss and Chimney Rock to get around during peak traffic hours. If you want the best dining in the area it's going to inside the Loop - just take San Felipe and you're there pretty quickly. Best of luck to you in your search!
