    The dark school house upstairs just needed to be re-painted in a light colour and a few skylights installed.

      In fact, I would use darker neutrals (the purple and blue are awful) and install subtle lighting, some velvet fabrics, etc. Bedrooms should be subdued, peaceful places.

      The room is dark. Well, duh, it's painted dark blue. Paint it light, even white, and it will brighten up. I loved that schoolhouse property! I'm often surprised at the heavy, dark colors that some people paint their rooms.

      @@jbc1715 I've seen plans with a skylight right over the bed! At night it might be soothing to gaze at the stars, but after dawn it would make steep difficult.

    Who' would have thought that a dark colour makes for a dark room??!! Mustn't be able to buy tins of lighter paint! What's the issue sleeping in a dark room?!

    The school.. upstairs is too dark? Paint the walls a lighter colour and what do you do upstairs? Sleep 😴? You don’t need light to sleep. 🙄

    It drives me nuts when the buyers don't choose the house that I want.
    That big white house was straight out of Mrs. Miniver.
    Wrong location (barely); you have a car!

    2013, already... Very difficult when buyers don't know the market or the area - really need to spend some time walking around these places to get a feel for them. Glad they found something suitable - they were all quite good houses. Shame the artist's were having a hard time selling their home, I'd have suggested they remove most of the art work, in a hope for a faster sale!

    I don't think Laura and Andy are on the same page about where they want their life to go. And I don't think Andy is committed at all to buying a property. My little finger tells me he dies inside every time Laura speaks the words "children" and "family". I don't think Andy has mentioned this even once or shown any sign of being on board with that. He wants to be with Laura, but it took _ten years_ for him to commit to marriage. On the other hand, her eyes shine when she talks about children. What she wants terrifies him.
    By the way, in my opinion he is wrong, wrong, wrong about buying a property "for now" when a forever home becomes available; especially when house number two, the potential forever home, was so much better than the other two houses. But then again, it goes back to he and Laura wanting different things.
    As for James, he is so straight-laced, uptight and negative that I don't think I could spend fifteen minutes with him.
    I'm with Kirstie: I loved the decor in the fourth house.

      @@alenac.3934 I agree too - I also didn't understand why bedrooms being too dark would be an issue. Paint them white - add lighting, make the window bigger if possible/add a skylight are all options.

    Phil did a great job on the offer!! Why didn't they take the 547 counter. The house they ended up with looks dangerous for small kids

    40:43 They are asking 585,000 and Phil offers 525,000 (which in my opinion is rather rude). 60,000 is way too much to drop. Then the other mistake is to ever tell any agent that ''they love the house''. If that is carried back to any owner, then they could dig their heels in and not make much of a deal. I have bought and sold real estate for 48 years, never gone wrong with offers & deals. There has to be a respectable amount offered, esp with a home like this one which is rather Special.

      I've often wondered why Phil tells agents the potential purchasers love a property. I don't know how to bargain, but I imagine buyers would be more successful by underplaying their interest.

      @@wonderland1911 An offer of around 570,000 is about right. (Normally you can also niggle another 5,000 )...But in the end any seller knows when someone is trying to go way-low, the buyer should look for something else.

      @@mossie1954 Indeed, it was half-hearted and I'd have been a bit miffed at these people for wasting mine and my agent's time by making such an offer. It was bordering, if not perhaps downright, insulting.

    One thing I like about the style here, is that K and P don’t waste time looking at houses the buyers aren’t interested in. I like Escape to the Country, but I dislike the presenters making buyers go back and have another look at a house, even when it’s clear they will not buy if (I don’t know why they do that!?)

    The artist's house has so much potential, but it needs a massive de-cluttering. They need to pack up all the personal decorative bits and bobs.

    I agree £60 below asking is insulting. I just sold my home in Florida, and a potential buyer offered $15000 be.low the asking and assessed value, I was not going to respond

      Everything is subjective. I understand what you're saying and agree, considering your circumstances.
      I live in Florida, too. People in my neighborhood are selling their homes for over $50K more than the home's "official" appraisal in three days. Location, location, location.But some nearby homeowners think that their lovely house NOT on the water is worth the same as ours on the water and price it too high.

    Why does Phil always make a first offer that is insultingly low, so far beneath asking price? In this case, the vendor seemed so outraged, he wouldn't even respond with a counter offer. Wasting people's time, Phil! Bad negotiating skills. Just, bad - especially, for a near-perfect property!

      He doesn´t always! Last episode I saw, he went in at asking price! And as you heard, they DID come back with a counter-offer when they got over themselves!

      Asking price doesn't mean that what it's worth - it's what the owner wants (which in the UK, in my experience, is often a bit over). I've low balled myself - sometimes you just want to see if you're even in the ballpark of what they will take and sometimes you get it wrong. If you're a serious buyer then you come up a bit and the seller goes down a bit and maybe you have to come up a bit more (or not if you really don't think it's worth it)- it's a dance.

      I agree that Phil doesn’t “always make a first offer that is insultingly low” - in most cases, they’re within £ 5, 10, 15 thousand, and negotiating back and forth. This was certainly an exception - I’ve *never* seen Phil recommend they put in a bid as so great a percentage below asking price.
      I don’t know the market of that area, much less what it would reasonably bear back in 2013, however it’s entirely possible that the asking price was insultingly high given the locale. That homeowner was exceptionally gifted at styling a house to provide “character” - and may have been deluded by having received great compliments on the home.
      I loved the house (and the yard) too, but got the impression that the cushioned window seats, floral fabrics, ruffles and such were responsible for a majority of the inside atmosphere. Good interior design can be implemented anywhere.

    i dont get why people saddle themselves with huge morgages , it is so hard servicing these loans,you can live in great place with a huge kitchen , but if you are working so hard to pay off a loan you will struggle to enjoy the house

      A smaller mortgage means a smaller house though. It’s all about your priorities. It seems like the couple with the higher budget wanted a spacious house that they could live in for the long term. You can’t get the same size house in the same location for 200k.

    To offer under the asking price is both rude and annoying but I have just recently noticed that its Phil and Kirstie who encourage the buyers to make the low offers. I am annoyed at the practice and am pleased when the sellers refuse to sell................

      It might be that the seller really wants £100,000 but listing it at £120,000 will give some space for negotiation ... the buyer will feel clever knocking the price down to perhaps 110,000 ... feel clever & the seller will have received what they wanted plus some ...

      Don't you all realise that a property is only worth what someone will pay for it? Also estate agents want you to pay as much as possible so they get more money. No one is forced forced to accept what is offered and sometimes it is just greed to make as much out of your property as possible, also it may be a British thing I think

      Yes, I get the impression that in England & Wales buyers are expected to make offers rather than going straight in with the asking price. (In Scotland ,I've gathered from ETTC, buyers initial bid is expected to be OVER the advertised sale price; I don't know about the Northern Ireland market.) @@tessaadie659
