    Beautiful country I like the place close to Mekong closeness to water is always a good thing. I can understand why they won't let foreigners own land but that makes it impossible for foreigner with out a Lao partner to buy houses or plots the same in all SEA. Do you know if you can make long-term leasing like in Thailand?
    Have great day you guys 👍

    From my understanding all the land is owned by the PDR so your effectively buying a lease especially white paper land yellow paper slightly more secure prices in the last 10 years have been heading north to say the least. I find the prices over valued considering normal folk earn 2-3 million kip monthly salary for decent jobs most restaurants hotels ect pay 1.5 million kip monthly.

    $91k with a house by Mekong is not bad but will need more money for clean up and renovation. I think Laos is a good and still affordable place to invest however not being able to buy in your name is risky. I bought 2 acres for mom about 5 years ago and prices were much cheaper because I knew she wanted to retire there. She just built a house and is now retiring there part-time and she is as happy as can be. Need to visit her soon. Great and informative video. Thanks!

    • @NowinLao
      @NowinLao  5 ปีที่แล้ว +2

      Totally agree. In the 5 years I've been travelling there prices have increased dramatically compared to what they were. There are still many good investments to be made though. This was their asking price and maybe a bit inflated because I was there. As you would know, everything is negotiable in Laos. Congratulations on buying when you did 👌 I can imagine your mother's joy.

    $90k usd is fair to me, an American. But I can make that in a year. Think of a local who works a regular job and makes $300 usd a month. How could he ever afford a piece of land to live on? Seems good and fair to Americans and aussies and really rich Laos people. But to the majority of the locals in Laos, they think they’re getting a hell of a deal selling a family land inherited for free to an outsider for $90k usd. But In 5 years when it’s $150k usd and they havnt even made $20k usd in those five years to add to their $90k, which they spent some and is now $60k, they will in time finally realize that they can’t even buy their own land back anymore in a few years.

    I recall talking to a client of mine who was from China. She works in finance. I had asked her if it is true that everyone in China saves 30% of their income. She said yes, it is absolutely true. I asked her why. She said that no one expects the government to help them. If they are injured or too old to work, there is no government support or safety net. My guess is that everyone wants to sell their land for their retirement. If you have land but no savings, having a financial nest egg is worth more than the land. They probably don't see a lot of people that are able to cash out a property. Often loans are not obtainable or interest rates are far too high. I was looking in Costa RIca. Most people cash out homes and land. Interest rates are too high, 8% or so.

  • @00ninja00
    @00ninja00 5 ปีที่แล้ว +2

    Laos natives don’t understand something that’s going on. When you make 50,000kip a day working and everyone wants to charge $90k usd for land, the ones who sell and maybe move are jumping for joy, but the locals who want to stay, they will get run off by outsiders and can’t afford any land to live on, they will be screwed. This is happening in many places where the Chinese have inflated he prices up to 10x the cost. The locals who don’t want to sell and leave, they’re getting hurt because they all of a sudden can’t afford anything.

  • @homebrandrules

    It does concern me that everywhere in SE Asia I've looked buying is rather expensive compared to very low rents. It isn't an economy I can understand. Seems like rents would increase to meet the price of property. Seems like many people retiring there are depending on cheap rents lasting forever. Maybe. Maybe not.

    Sad that they burn the trash. Air quality is an issue for me. I can take it for a few months but don't think I can do it full time there. I'm spoiled I guess.
    We built a house along the Mekong twelve years ago. The views are spectacular. A nice place to visit but that being said I don't think I could do it full time. I'm more of a hermit. The farm is just too busy but it works for a short spell at a time.
    A 200 bag rice farm should go for about 30,000 usd. I say that because I was offered several in 2010 for around 15,000usd. I'd have to ask brother in law though. He my inside guy.
    Vegetable farms along the Mekong are way higher in price. We got lucky years ago as the old man to the north wanted to part with some of his land. Long story.

    Laos follows the Communist form of land ownership. All land belongs to the people and is controlled by the State. Lao citizens are granted land use ownership rights but the system does not represent fee simple ownership of land. Foreigners are prohibited from owning land. Foreigners can lease land although generally the lease needs to be 30 years in length.

    Please tell your billionaire wife, don't hesitate to buy any potential plots of land because they are a stable asset. Price is unbelievable cheap. I think in the near future Viets or Chineses will use dirty technique to own lands in LA. Money is boss there.
