You are doing great, brother. The fact that you are talking about prices as well, is just wonderful. It makes your contents unique and enriching. Watching from France. 👍
Just watched the video and am surprised the labour's cost is extremely high thus making the whole precast fencing ridiculously high. Kindly review the LC. Smart job though
Would it be cheaper or expensive than this using ndarugu stones? What would be the likely budget(using ndarugu stones)of 2 plots of 40 by 80 joined together in juja farm?
Depends on the kind of finishing you want with your fence. At least with panels, you can know beforehand how many you need, unlike stone blocks, which have a lot of variables. With panels, you also achieve a plaster finish, which is an extra cost with stone blocks
Thank you for the video. The contractor did a tough job . However, I do think near the gate the could have done a little more to make the right side appear level to the left side. Perhaps lower the column on the right so the entrance sides would appear level and uniform in height. The right column appears higher than the left column on the sides of the gate. It does look like a tough job because of the soil.
According to the construction cost handbook of 23/24, stone blocks cost between Ksh 1500-1800/sqm. Precast panels cost ksh 1400/sqm for a 3m high panel. The goodness with panels is that they're pre-plastered, so you save on the extra cost of plastering stone blocks
@@PropertyNoma How much do you estimate the entire project would have cost if he had used only stone blocks for the project? Based on the higher price I came to 602,459 Ksh. But if we had the columns and labor what would have been the total cost?
Am trying to see why two course of stones and labour has consumed 300k ? am relying on a video done before on fencing and it costed 400k in total and hoping that you may have added something else as there is no rebar steel used. The foundation stone and labour have taken the lion share of this phase this far which is on the higher side
not sure what calculations he did before deciding to use precast .but i will look at it this way::50*100ft land is 300ft in length .assuming a 10stone course. That will be 300ft*10=3000. At say 50sh per stone =150,000.for mortar it need around 165 bags of instacrete mortar .assuming 600 per bag =100,000 total 250000.labour a fundi charges around 10shs per ft.meaning 3000ft *10=30000 totalling to 280,000.from this deduct 12ft*10=120 for gate.this is just from the substructure and i havent added column column cost assuming a 10ft distance;you need 30 columns
You mean bricks and mortar? Someone gave us a quote in Ruiru. 1 million bob for a 1/4 acre. So this particular project seems expensive as it's only for 1/8.
This entire project is overpriced. With that kind of a budget, the client would have gotten a well done stone wall. Also, I have noticed a little bit of poor workmanship on the finished look.

Should rebar be included in any part of the foundation and fencing or/and columns?

Well done the pricing very helpful 👍🏾👍🏾👍🏾

Hey mwema please ur not count labor. Can please tell us how much u charge for labor? Thank you. Looking forward to work with u.
Do precast panels really save cost? I did my perimeter wall at 600k...Juja Farm. This is super costly
I think it boils down to the contractor doing the job for you. That's why I break down the costs of the panels and H-columns alone
Thanks a lot for the information….now I have a roughly cost of a 100by100 plot,,
You're welcome
Great insights. Many thanks for sharing!

also have a 40*80 near mwireri primary, juja
@@PropertyNoma true but i believe something like ndarugu stones can be estimated from the word go.
Thanks alot ,you doing amazing ,though you are taking too long to upload videos .work on that .

Yes Mwema......how does it compare to ndarugu stones fence?

Best ever guys
NICK, You did not give us the labor cost of this wall. can you please give it.
Labour is usually 30% of material cost or what you negotiate with your contractor

hey malaba mko na project ?
not seen your videos of-late.....what happened to the 5 storey, 55 studios, and the 30 bedsitters, 3 storeys...????
Still ongoing
Waiting to see UON office block please 🙏
Nice one ❤❤❤
The sliding gate rail sits too low. The owner might have issues with stone and debris collecting on the railing. I have similar issues myself.
Thanks for pointing that out
kidogo mbona imekuwa expensive
Hello nick, am a contractor and I need to discuss something with you, can I get your contacts please

How much would the total cost have been if he had done this project just with stone at the same height? Thank you in advance for your reply.
Could it be so coz the land is in a cotton area, thus high cost?
@@purityfrancis813 why not suspend it?. sink the columns only

overpriced. for half that total budget u can get a better looking stone wall fence
which calculations did you use to conclude that?

ask the person to give you a breakdown.again buy the material yourself. pay him labour only.@@TCE_Njerico
I can concur for this instance too expensive

There's a bit of finishing to be done with the fence. It will be done concurrently with the upcoming house
