Building an Epic Office in 30 Days: The Versatility of Precast Concrete Panels

- Kingdom Precast decided to use their technology to build their 2-floor office block. The structure was put up in a month, while Sammy and his team took their time with the finishing of their office. This office design can also work as a house design.
Here are some details:
-The structure is built entirely using precast panels and steel
-Even the slab base is made of precast panels
-The floor area is 147 SQM
-Structure cost = KSh 2.8M (USD 19.9K)
-Finishing cost = Ksh 1.2M (USD 8.4K)
-Total cost = Ksh 4M (USD 28.2K)
-It has a flat rooftop balcony.
-The panels height: ground floor = 3m, 1st floor = 2.5m, parapet wall = 1m
-MasterSeal waterproofing was applied for the roof top balcony
-Crown's Transeal clear sealer was painted on the exterior walls of the office as a varnish
-The steel columns were plastered and hidden with concrete to blend in with the façade of the structure

This is the best video on this precast series because it's shows proof of concept by the actual manufacturer.
Now this is an actual specimen project. Step by step guide and an admirable outcome. Loved it.
I see myself borrowing the whole architectural idea for my maisonette. I have watched almost all your videos about precast and this video has sold me on the idea of precast, since I only saw precast for bungalow's, now with the precast slab, a big game changer. And I love nature, natural light, big windows is a plus.

Great video, and a big fan of your work. structurally you have showcased a lot what is still missing is on the aesthetics bit since precast are so modular how can the architect modify especially the exterior it would be great to see videos on moulding, window sills and other exterior aesthetic work that can be done on precast walls

It took a month to set up the structure, but the finishing took a while according to the pace of the clients

Kindly show the completed structures with air-conditioners installed that is, cassette AC or Split AC please.
Ruaka is a cold area, no AC necessary.

My question however is, how strong is the precast concrete as a slab, how much weight can it hold?
This will be determined by your structural engineer. A precast panels slab will need steel beams and columns for support

I want exactly the same structure at my compound in Ngong. Please work out the total number of materials for the same less finishings ofcourse and cost of labour, I organise that cash and send. Then transport logistics and labour can be negotiated after payment of precast materials. Avoid steel materials too. I have them on site. Thank you

One observation......the architect has used technical abbreviations that are not quite known to many viewers. It would help if he used full descriptions which you can then abbreviate. Lest we get lost in rewinding the vid as we pause to ask Mr. Google for the meaning of terms

I have been watching your videos and I must admit that they an eye opener. However, I have a question. Can one use this method to build slowly especially if you are limited financially? That is can I do the structure first and then take a break and continue later?
Yes, you can start with the structure first, then continue with the finishing at your own pace
