    you're doing an awesome job of documenting salem, in the long run this channel should pay off in re deals if i want to sell i'll call ya first! im not in the best area but not in the worst either.

    Keizer, Oregon is its own town, and if you try to tell a Keizer resident that they live in Salem, be prepared to get an ear full. I have never been in trouble with the police. But the Keizer police are a real piece of work. Took me awhile to figure out why. Keizer has a history of hiring police officers who no one else will hire because they can get them for cheaper. This has caused some problems. South Central is a very nice area. Little known fact, the governor's mansion is located in South Central Salem. West Salem is nice but has a lot of hills. Salem is known for having an icy road issue in the winter. If you have a car without winter tires or chains, you will have a hard time getting home. The bridges that come in and out of Salem can congest really quickly. Fun fact, if you live in West Salem and work in Keizer, you might not have to take the bridge! You can instead take the Wheatland ferry and that will deposit you just north of Keizer! South Salem is weird. In South Salem you can find people who are really struggling to survive. It may be a single mother of three where the father has just walked out. Then down the road from those apartments you are going to find very high-end memory care homes. South Salem High has a reputation of a pretty bad high school. The teachers there are far more interested in teaching to the tests than making sure your student has a good education. Sprague, on the other hand, also teaches to the test but they also teach to the student. The results are, on paper, South students get a better education. But the realities are that Sprague students are far more prepared to face the "real world" than South students. If I had the ability to live anywhere is Salem, I would choice either West Salem or in a small area of Salem between Center and State and between 17th and OSU Musuem. No new construction. But you will be dealing with an array of nice homes that were originally built for use for the hospitals staff. Most of these homes have a really quirky nature about them. I have had the opportunity to tour a couple of them during open house events. One house I looked at still have a built-in depression era hidden bar! My only complaint with these homes is that they are spaced very close to each other. Most homes do have a nice front and back yard. But the house next to you, it sometimes feels like you could open a window and stick your arm out the window and touch the house next to you.

      @@SalemOR I have lived in Salem most of my life. So, for about 45 years or so. I went to Mary Eyre elementary school and Four Corners elementary school. I was lucky enough to be able to go to Sprague High. I have lived all over the Salem area, from SE Salem to S. Salem, Keizer, and downtown Salem. As I said, I am currently living in West Salem. I understand what you are doing and why you are doing it. But it is always good for perspective clients to have some idea of what they are getting into when they move to Salem. You are attempting to sell a house. You are, by definition, going to have a bias for Salem because you want to sell a house. I just would advise your perspective clients on Keizer. Keizer politics are really messed up. They get no funding from Salem at all. As such, they need to have their own police force. If you look into the background of some of their officers you will see complaints of excessive force, profiling, and in one officer's case, planting evidence. One time, while I was in a Keizer park (I had forgotten my phone at home), I was having a medical issue that could have turned into a medical emergency very quickly. I flagged down a Keizer police officer and said I needed medical help. He told me to call an ambulance then drove off. Like I said, I have not had any police encounters that ended with me in trouble. And I love Salem police, Marion County police, and Oregon State police. If there is a problem and one of them shows up, I feel safe. If Keizer police show up, I do not feel safe. I think it is important for your clients to know this information.

    Well you left out my neighborhood thank God. Ive lived all over Salem and we found this area by mistake while house hunting. The Lowest of crime. close to downtown and shopping but not close enough to share with all of the homeless people every where. NO! Bridge to cross.. That is a really terrible place if your a doctor or Nurse Ect.. on call and its backed up for hours sometimes with wrecks or crazy people jumping off of the bridge.. you do a good job as a Newbie to Salem but you still need alot of experience to know this place.. its not bad and not the best for sure.. sorry i wont mention my area as we like it as is .. Special and sorta hidden.. Thx

      @@SalemOR 2 big things to look atto start..... 1st is that there is only 1 Hospital. I worked there for years. We are very lucky to have the Doctors and great medical staff willing to work here. but as a Monopoly it has a arrogance that it thinks it deserves. very unbecoming. Thank God that Kaiser Med. has a presence to keep it a little under control. its a on going story. 2nd is the Statesman Review. It will hardly ever write a article about Salem hospital that is Negative. Its community news reporting is about what you would expect in Salem. about high school level. Well thats a small start but we really like it here over all. way better then The Rose--Err.. Roach City Portland is now days. what a shame........ stay well.. Oh I forgot about how incompetent the City council has been.. another time........

      @@SalemOR Now that the river front park is done its amazing for all kinds of outdoor opportunities.. Hiking within15- 20 miles is awsome or going to the Coast in a hour. Doing a loop from Salem to Lincoln City , down to Newport. then across to Corvalis and I-5. is a really fun day drive with all of the coastal hikes to do.. Its over all a good city close to Portland but far enough away from their leftist criminals. Bend is a nice 2 day get away for a concert and outdoors to.

    Watching from Chico, Ca. My wife and I will be about 50 when we retire and are looking at Salem. In short, if we’re looking for a safe, middle, upper middle class neighborhood 600-800k+budget, what’s a good neighborhood to look at? Thanks! Great videos.
    Edit: South Salem looks nice! Are there fairly newer homes in my budget?

      Hello Californians and let me be the first to preemptively welcome you to Oregon ◡̈
      I cannot steer you towards a 'safe' neighborhood (or outline which neighborhoods are safe or not) due to my licensing, but what I can tell you is that based on your budget, I would advise looking at South or West Salem. New construction is more prevalent in South Salem and your budget would fit perfectly into the category of a new construction home.

      If I may, I am under no licensing issues, I am just a guy who has lived in Salem most of my life. I can direct you to some parts of Salem that you may like. You can Google the area's I am going to recommend. "South Gateway" is a very nice area. Close access to a wonderful golf course. Lots of small business' mixed in with large corporations. There is land to build your own house if that is what you would like, or I am sure that @SalemOR can find really nice homes for you. Another great place is "West Salem". There are some drawbacks with West Salem. West Salem has two drawbacks that you should be aware of. First, there are a lot of hills in the West Salem area. In the winter, black ice is not uncommon. So, you are going to want winter tires or at least chains, depending on what part of West Salem you live in. The second issue is the West Salem Bridge. During normal rush hours, the bridge can get backed up. The last area I would recommend would be the "Croisan-Illahe" area. This area is a little out of the way of Salem but not really all that far. There are some wonderful and absolutely beautiful homes in this area. If I ever had any desire to buy my own house, this is the area I would want. But this area also has some hills that you might have to deal with. There are ways in and out of "Croisan-Illahe" area where you can avoid those hills, assuming you do not live in the top of one of them. Based on what you stated your budget to be I am going to guess that the Croisian Mountain Drive area would be out of your budget. It is an absolutely gorgeous area. But below Croisian Mountain Drive is a very nice neighborhood. I would imagine that the crime rate is very low.
