    I am a management consultant who visits the headquarters of many enterprises. The first house looks a lot like a smaller version of a pharmaceutical company headquarters. They tend to locate in the suburbs and love complicated designs with lots of glass.

    You do wonder how some architects make it. Clearly some people must like it, but I personally feel lots of anxiety and feel uncomfortable just looking at his homes.

      its super corporate, i think itd be great to work at but maybe not live. all that glass and openness makes it scary too like feels like something where someone will rappel up and break in thru a roof window. its cool asf tho just too corporate

      Most times, you can quite accurately tell if it was from the architect's sense of "aesthetics" or the client's. An architect usually want to either make something stand out or blend in the environment or landscape. Engineer type architects like sturdy designs. A client's conception is often to show off a biased sense of aesthetics, wealth, his way of life, etc ... With at least one significant touch of extravagance.
      I'm not saying all rich people have bad taste, but many do.
      Ordinary people are also infected by this decease but on a much smaller scale.

      even if the cost were nothing to you, you wouldn't get to enjoy your home in privacy because of the continuous cleaning and maintenance. just like an office building there would always be cleaners around and stuff going on. this house is totally dumb.😆

    I love how this guy bought land for 2.1 million, built a bunch of nonsense on it and tries to sell it for 70 million. Little does he know that not only is nobody going to buy this, but he has created a liability. This costs him millions in property taxes and he can't get out of it. This has negative value. Literally the only way to cut losses is to demolish the place and sell the land.

    I can totally appreciate the design aesthetic and the complexity of build but I’d definitely prefer a Frank Lloyd Wright property (even with all the maintenance issues) that said, I thought the Malibu property looked a lot more ‘liveable’ than the Beverly Hills home

      Mid century Modern homes have aged far better than these places. I actually want a mid century modern home, but I could never live in a business chic home. They just look way to off to me.

    I used to favor traditional design for luxury housing, sort of like the style that was common decades ago. Or more gilded than glass. But all the hip, modern, contemporary of today makes me realize that the old-world format is pretty much kaput for good. I saw a vid of a huge castle built centuries ago for one of France's kings---not Versailles, but a place I've never heard of. It's not far from Paris & was restored over the past 20 years. I was astounded at the amount of skill, craftsmanship & sweat equity (of the workers, etc) invested in it, from the very beginning & not just more recently. Some humans are truly creative, technical, engineering geniuses

      I think I know what you’re referring to and to think way back when they had to make even their own bricks on site including everything else and how sturdy they were not like today. I live in a 200 plus year old farmhouse and the huge beams, nails and two foot brick walls and nine fireplaces that I guarantee George Washington passed by or even stepped inside during his life because my friends grandmother lived in a house nearby that we played in as kids that one of his colonel’s lived and George definitely slept there and these houses aren’t being blown over by the big bad wolf.

      @@emeryanden6190 fwiw, the vid I was referring to is titled "Touring the Most Expensive House in the World," on the YT real estate vlog of Erik Van Conover. It's known as the Château du Champ de Bataille, 70 miles outside of Paris. It shows that the huge new homes of today, such as on Enes's vlog, were easily outdone by properties of centuries ago. Huge, admittedly very gaudy interiors & palatial gardens. But the time, money & labor put into such places astound me. Think of the amount of planning, designing, craftsmanship, fabrication & assembly that were required for such properties. Plus the current owner had to renovate a structure & grounds that over the centuries must have become quite worn-out. It makes me feel like all I'd be able to do is (barely) build a grass hut. lol.

    No doubt, Niles is a great architect for architecture’s sake but most people don’t feel comfortable with that much exposure. Moreover, glass houses collect heat - even with tinted glass - and Malibu, CA, is very, very sunny. Also, who wants to have huge AC and glass cleaning bills, let alone, have to wear sunscreen in their home? Not to mention, picking up all the dead birds that have died from hitting the glass!

    As someone that has known the BH area for years now, I wouldn’t say it’s the most sought after section of BH. It’s in coldwater canyon which isn’t amazing but, it is very close to the flats and gateway which would probably help its case.

    Frank Lloyd Wright designed homes for looks, not for quality. Many of his homes are hard to sell because they require extraordinary amounts of constant upkeep to keep them from falling apart.

    Scott, you are right the fancy-looking and expensive mansions look good in videos and pictures but they are not very practical to live in and have a limited amount of rich buyers who can afford them. I live in a generic Florida middle-class house, one of the bedrooms has three windows. When the weather is cold, the room is very cold, when the weather is hot, the room is very hot because of the three windows. So the fancy houses with glass walls and all the windows must be difficult to keep in normal temperatures during in Winter and summer. Their electricity bills must be very high. I think a square and rectangular house is more natural to the eyes than a round and curved house.

    I would have to agree with you on the corporate office ambiance of the former Beiber house. Although it does have a sci-fi feel to it, it is still cold to look at. Still it is an interesting design for a house. I'm sure some lucky person will buy it and love it.

    Regarding the Bieber Bowl: They are being used as a tax write off. The listings are classed as income (a very high income), no one rents them and their prospective revenue is put up as a tax write off because it didn't bring in the expected amount.

    I think there is something to be said in the asking prices for the rentals you mentioned at the beginning... $250K A MONTH!? You know your real estate market is heading for a rough patch when even the 1 per centers can't afford rent. What does _that_ say about the overall system in which we live?! (And before anyone gets their knickers in a twist, yes I know the 1 per centers don't rent. Also yes, I know that payment is basically what you would get with a mortgage for $36M if you were to amortize it over 30 years at current rates, which you wouldn't. And finally, yes, I know $36 million isn't unrealistic for a house that size in that zip code. Just dramatic commentary about a system, which really is broken for *THIS VERY REASON,* among a _slew_ of others.)

    I absolutely love this style and sparse modern architecture in general and while I’d love to entertain, work and create in this house, it definitely feels a little too severe to live in. Not an ounce of cozy.

    Unique homes suffer on the market, not because buyers do not desire them, but because lenders have fewer similar homes to compare them to. This makes the value of unique homes difficult to officially appraise and loans difficult to explain to bank investors.

    The location of the BH home is solid, close to Coldwater Canyon but not right on that busy road. In Malibu I see tons of surfers on the water when the waves are up. His homes do give off a corporate vibe or maybe supervillain, there’s a market in LA for it, though a small one. People in that price range want “slightly different” the houses can’t be uniform, especially because hill lots are so irregular.

    Yea good area in the hills however charging that amount for deposit is illegal it can only be twice the rent and even that is changing in July. Most listings have adjusted to just one month. That house will sit forever.

    When you have enough money to buy everything, why would you buy some "art pieces" that are weird and uncomfortable to live in in many places, instead of a real luxurious home. That glass dome that Justin Bieber lived in is the perfect example. Of course it looks nice and has some prestige that comes with the area, the architect and the price, but as Justin likely noticed, doesn't make for a good home. If I had unlimited budged for one home of my choosing, wherever I want, I'd pick something like a 2-story penthouse if I want to live in or close to the city, or a renovated and overhauled farmhouse if I feel more countryside-like.
    Have those houses as public areas, maybe as art galleries, or museums would be way better.

      Yeah that’s a good question. Typically they are safe from sliding down the hill due to the caissons. And the steel structure is probably built in a way to absorb some movement so all the glass doesn’t shatter. Not sure though, would love an engineers thoughts.

    The one thing I think about when looking at these glass homes is the *_DEAFENING_* sound you will have to endure every time it rains!!! It's soothing to listen to it on a roof, but on all that glass ... it will be overwhelming. *_No_* sleep for you!!!

    The number 8 is pronounced as “ba” in Mandarin, which sounds similar to the word for wealth or prosperity, “发” (fa).

    Loma Linda is off of (lower) Coldwater Canyon. Because it's "north of Sunset" which is generally considered one of the best areas in Beverly Hills (homes easily top $10M in this area). It's about 1/2 mile north of and behind the Beverly Hills Hotel - aka "Hotel California" from The Eagles album cover.

    Yeah the first “house” is awful, looks are subjective but I am guessing that this has a very small client base. Like you said it looks more like an office building than a home.

    I can appreciate the aesthetics & architecture but the first thing I see is, "That's a person who has too much money." I can't even imagine what the cost to maintain & insure these places would be.

    By rights, that Malibu house should not have "seventy-five feet of coastline". Beach access is supposed to be right for all Californians, and homeowners in Malibu who build right to the beach are thumbing their noses at the law.

    The second house can't be saved, it's a teardown. Ridiculous price. Sometimes old guys with money have a delusion about something they just can't shake. The Bieber house might be salvaged with a bit of facade adjustment. Change all the metal to smooth white, change the glass from blue to more neutral, change the backyard to a modern design. But realistically, it might be a teardown. If it's a good size plot in beverly hills with a serious view, it's not that expensive to build new. To command mid 8 figure pricing today it can't be tacky. Even a 7 years old design can be doomed. That pointy house in malibu they are trying to sell for 100 mill, aint no way because it looks late 90s. No mercy in this dojo

    The only thing I did not hear was the yearly taxes on the homes. Just unbelievable how much money is spent on these houses. I guess when you have that much money it means nothing to have house keeprs, maids, and maintenace people. Just looked up yearly taxes on Bieber's house $152,458.00 WOW!

    As an architect he's not really well regarded. He's more of developer architect , he'd designs don't convey anything. At the price he's designing you could get Kundig to design a much more amazing place that wins awards . or Tadao Ando or any pritzker price winning architect .

    I can see someone renting that for a month and the change then illegally change the locks and squat. After draw up rental papers then rent the house. The owners get screwed.

    I love uniquely designed custom homes! As a contractor i can appreciate the artistry and engineering that these projects represent! I know it’s not for everyone but I dig them! I only wish there were more of them and less of those cookie-cutter tract homes that we build in SoCal!

    Lol, I once worked in an office that was almost entirely made of glass on the exterior, kind of like this. Everyone inside it was constantly trying to shield themselves from the sun. We had tarps over every cubicle. It was ridiculous. Totally impractical. I think we got a good deal on the lease because nobody else wanted to actually use the space for obvious reasons.

    The first house looks like on office building ,there’s no warmth ,nothing cozy about it,glass is beautiful when you need some natural light but all glass walls makes for non privacy issues,good luck for that one,the second house is a crazy design that may appeal somebody at some point…

    I live in the Flats of Beverly Hills. The BH house thats claiming it’s in the most desirable area of the city is simply bogus. It’s just off coldwater canyon which is a main canyon that takes you to the valley. Hombly hills or even beverly park north are more exclusive for sure.

      I can’t verify that. We were filming a commercial on the property. It’s only a One bedroom I believe. There’s a long downhill ramp that goes to the kitchen and dining room. It’s in that semicircle part.

    Ngl this first one has to be one of the most ugliest, unwelcoming, cold, depressing houses I have seen. Looks like a cgi officebuilbing owned by the big bad ceo antagonist in an actionmovie. He owns a pharmaceutical company and wants to rule the world with their new technology virus thingy. It is also obviously cgi because it’s usually replacing a known building in like New York and explodes in the final act of the movie.
    Idk this just feels really depressing to live in

    Literally looks like an office building. No thanks. Edit: The overhead shot kind of redeems the property, though. The central courtyard brings some much-needed life into it. This place would look transformed with various climbing plants growing up the walls.

    Certainly not a NIles fan. He's just too out there. But I do appreciate his imagination. And no, it's good marketing - not a particularly sought after location. However, it does have that low-horizon view - so that's an attraction. And while it does stick out like a sore thumb from the neighbors - it's not a gated community.

    These houses are just pure stupidity. There is like max 5% of the people who could afford. Some folks have hoarded massive areas of prime building/living areas for just a few people to use it and many times they don't even live there all year around.

    Lucky 8 means he's looking for asain buyers. Architects homes or projects are often projects they wanted to build in their resume portifilio. Organic looking feeling homes are often more sought-after. The geniousness of these houses is structural privacy from neighbors and road . Being that most of these house are often over looking each other. Or the lots are to small or the neighbors house is to big and close to the property line.

    To be clear - we discuss not needs, but exquisities that most people will never use in their life. Someone paying a rent for those houses to live are surely rich, but mostly stupid oooor... they have so much money that it wont make a difference for them (Bieber guy still not one of them). Still - peoples average needs are kitchen space, bath space, sleep space and sometimes (more often nowadays) a workspace. And media like power water gas. That's all. Everything around is just You will just spend money for mostly sitting untouched. And that's why even wealthy (but smart) people won't pay as much as this for a RENT. They could eventually buy the house, to live for a few months and sell it with a profit or... rent it to stupid ones. :>
    Im not saying renting is a bad thing, because most people in america rents their houses, and it works as long it fits most average of our needs. But paying extras for renting luxury stuff like homes or cars... OR Watches hahah, is - You know what.
