    My wife and her uncle bought 2 rai together and subdivided to 1 rai each with two separate chanote. He now selling his 1 rai for double price. Been 2 years now and no lookers.

    4 mil in buriram 😂😂😂😂😂😂. Crazy amount for that piece of land. It not wide land only deep land. And close to the curved road again. Just check land price at local land department.

      There are 3 valuations for land - Assessed, Registered, Market. All are explained in the link below. I live in Udon Thani City I know from experience here that there is a huge difference between Assessed & Market values.

      Forget the buildings, they are not there. Focus on the land that is settled and proven. All connected to the grid. My move would be to get local opinions on price then take a squad average and use that to reflect an official value on it.

    I actually got a shock 3 weeks ago when one of my neighbours put their house on the market in Perth Australia. Smaller block and smaller house than mine and they sold on first 30minute home open for an amazing price. Probably AUD$100+ k more than I imagined. Property only lasts for a few days on the market here. I was stunned. Owners moved out and new owners moved in yesterday.

      Here not 😉😉😉😉. Easy to buy difficult to sell house. Have summer house in Chiang rai. Not easy to sell. Need someone with cash so only 1% of Thai can buy it 9thai banks not loan easy now with Thai high debts) or a foreigner. But most like to build themselves 😉😉😉😉.

      @@PloyandJayinThailand I just realized that the monthly cost renting out the small shop is exactly the same as my land . 1,666 baht per month based on a 360 month lease. Granted, I’m not in the center of Buriram. Big C is a 20 minute drive and I have Khon Kaen airport 1 hour away and Udon Thani is about 90 minutes. That’s OK, I have lots of spare time. For context the size of land is 770 square meters is on a concrete road and has access to water and electrical supply.

    I’m not in buriram but Roi et. Still Issan. We bought about a year ago 4 rai(16 naan) land on major roadside with large road frontage for 1.5million. It was a rice farm. We then levelled it to the road for another 600,000 so all in we are 2.1 million with no buildings. To your point Wife thinks it’s 6 million now and I laughed. But per rai that’s about 375,000 so maybe she isn’t that far off the mark. Yes location is important but when you are talking commercial use it comes down to how much can be earned from a business or businesses on the land. For us it’s a long term plan with many options. Buying property in Thailand is so variable. Interesting topic.

      @@PloyandJayinThailand Yes they do. I have given this some thought and I think why that is is because at least in Issan there’s an absence of publicly available sales data. Word of mouth only and even that’s not reliable

    4m baht for 1/2 rai is definitely farang priced and its not even that nice of a plot. Usually 1mil for 1 rai in Isan and that is only if there is a shop or food stall on a highway with a consistent customer base. You shouldn't even bother having the conversation unless they can show you a clean chanote as likley they already have a loan on the land. Easy to get scammed here guy, be very careful..

    The price of land here is pretty much up to the seller. Most put a high price because they have to split the sale between family members, have debt on the land or are not really desperate to sell. Either way. As a foreigner, you will have "farang tax added". The real price for that land is at best 2 million. Plus the transfer fee.

      Allways stay away when go look and want something. Let wife look and make pics. Then there is no faring tax as you think. I bought and sell properties that needed cash. But it easy buy. Patient sell.
