      Trading as a beginner was very difficult due to lack on trading experience, this resulted in losing my funds though I've been able to recover all that I lost, all thanks to Mr Charles_forex09 on Instagram , i never knew good trader still existed till I come in touch with him__

    Have been a landlord for years, real estate agent and property management firm owner. I think this was a decent summary for those who have not been in the game long. You can dramatically increase the good sides and drastically downgrade the bad once experienced enough. Suppose that’s the same with any investing though. Good luck on your journey everyone.

      @@jmm1817 I'm guessing you are in a country heavily affected by covid? If you already own property, especially in a scarce location, then I would hesitate personally. Their is a housing bubble...well actually there is an everything bubble at the minute. However it may continue for a long time. Inflation and low interest rates says holding debt is good as long as you can service it. If you don't own then i'd suggest buying and living in it with flat mates that way you are hedged somewhat. Its crazy out there.

      Edit. If this Chanel were a stock, it would be a penny stock and I’d throw like 5-9% of my IRA into it (sry I’d say 100 but that’s lying we all know to diversify) and wait.

    A bad roof is subjective for a 'good deal'. Depending on where you live, if there's a ton of rain for example, a bad roof that leaks is usually something you want to avoid because it often comes with mold, which is expensive to replace. It means you can have molding walls and floor, and now you're not just replacing the roof, you're also replacing anything that came into contact with that leak. Sometimes it means condemning the entire house if there is black mold. So just use your discretion.

    Thank you for this video! I can say a lot about the real estate investing because I've been practicing it for some time now but for the time being I will only argue that the commercial and industrial properties are a much better option than the housing properties.     If you're looking at your return on investment and comparing it to the stock market, I think you have to include the equity growth over time, including appreciation. I calc my return at 25-30%.
    it's also very relevant to note that for investment property loans you normally have to put down 20%. If you have any equity in your primary residence, you can refinance with a cash out to get the down payment on your second home

      @@UwUPLAYZ. I've got 2 rentals with positive cash flow and a couple multiples on my investment over the last 8 years. Granted, housing market had been good since 2012. But if you have a 5% growth in price, and 4:1 leverage on your cash with the banks loan, that's 20% return before positive cash flow.

      @@patek92 Because there's a lot of information in the books, and because it's a big investment in money with a lot of risk if you don't know what you're doing. There are lots of ways that you can screw it up, and there are lots of people out there who have been ruined by bad real estate investments. I read lots of books before i bought a rental property, as well as reading blogs and listening to podcasts, and i still almost made some big mistakes because those resources can't teach you everything and can't prepare you for everything. I've owned the property for a year now and i'm still a novice. Going out and buying a house because you watched a 13 minute video would be flat out stupid. I don't understand why anyone would think that would be a good idea.

    The problem with rental is that it does not increase as fast as cashflow in good quality businesses. That's why I prefer to invest in high quality stocks for the portfolio on my channel.

    9:00 a property you bought $60K that you can rent for $1500 / month ? That's a good deal. Houses in my region cost at least 3 times more for that rent amount.

      $60k is high from my understanding of buying my first house. The lender only wanted $5k down payment on my $200k house. Given, now I have a $60/mo PMI fee but it's made up for by getting my renter income.

    As a landlord my self I recommend it. I houshack and have no expenses. It enables me to key word here. Comftorable invest 75 percent of all income and when me and my fiance are both done with accounting school and CPA stuff I suspect that will go to 90 to 95vpercent

    I tried to be a passive income landlord for almost five years. it was a disaster. after all expenses, capital improvements, and lost income between renters it was a loss. it is a choice that doesn’t work for me. i am far more adept at generating passive income in the stock market. I am glad I tried it though. Now I know.

      Rental properties are not easy, they are not hands off (if you want to make a decent profit) and they are not for everyone. Too many are sold with the idea of sit back and watch the money pour in
      But if you do your own repairs and management you can make a strong return on your investment

    I think that make a comparation between stock returns and real state returns are difficult, we need to considerate that this level of leverage you can just find in real state, so your return must be way bigger and your risk Aswell because you are using the money or someone else money.

    Lots of risk. Leverage = debt. If tenants don't pay, you pay. When they don't pay, they trash your place. Seen it many times.

    If you only want to invest in rental properties then why not buy real estate investment trusts (REITS) that is also available in India also and you can also invest it globally. Moreover, it is managed by the professional Management which has very long track record of managing these kinds of properties.
    Now the big foreign institutional investors have recognise the potential of rental properties and huge amount of money will come in this area through REITS which will wipe out small rental PLAYERS.

    Hi, I'm new to this topic, I have the audio book, and I would like to ask someone who has experience on this subject to help me out:
    On the chapter 3 (four sample plans), regarding Plan 1, Brandon Says :
    Cash flow of 200usd per month
    10% valuation through forced appreciation
    20% discount
    And then gives the following examples:
    PRICE 100K
    BOUGHT FOR 80K
    20% DOWNPAY = 16K
    WORKS = 4K
    NO CLOSING COSTS
    Then Year 1 Summary:
    Loan = 63.5k (I don't get it❌️)
    Value = 110k (10% valuation ✅️)
    Cash flow = 10k (wasn't it 200usd per month?❌️)
    Equity = 46.5k (?❌️)
    Networth = 56.5k(=Equity + Cashflow)
    I don't get it... help would be greatly appreciated!!!!

      Depends on the type of investing. I think "the index card" is a good general personal finance book, even if I don't agree with all of it. I love "the richest man in babylon" as an abstract personal finance book. I like Brandon turners books for real estate. I don't know stock market investing so I can't give advice there, but Warren buffets biography is an excellent read.

      It is absolutely possible! 😁 27% tax on capital gains, that's one thing that may be a problem, and there are some laws regarding the replacement of tenants that may cause issues

    If I could suggest an idea that would give us an overall better experience, is if you gave us your thoughts and feedback on the books you read or listened to & if you've implemented any of the teachings. Vids seem a bit short for all the info a book contains. I say a 20 min presentation would be amzing!! But if you keep things "as is" im gr8full as well!🍻🙋
