Same here. He popped up 2 months ago or so in my feed and I think I’ve seen most videos now. It’s the realest real estate criticism I have come across, love it
It’s always the subject of greatest outrage - or mockery - (no frontage, no private driveway, an upside down house) that ultimately leads to passionate love when you finally fall in love with the qualities you hate. It’s like that friend who says, I hate kids, I’ll never have kids, who ends up with kids and falls absolutely in love with them 😂. You crack me up Arvin!
What is it with tasteful people and their affinity for the word "absolutely"? A way of displaying one's discriminatory talents, yes? Or probably just a sign of true passion for something? Absofuckinglutely.
the truth is i can see the flaws and the downfalls of a property and still fall in love with it.... its about computerizing feelings and facts and buying the property for the price that someone else would pay for it that is not as in love with it as you are.
This property is stunning! The finishes, textures, the selective view walls, the wood ceilings, and the mix of design styles, a little contemporary, a little rustic, a little eclectic. That linen look of the travertine and the soft blue in the kitchen marble. Chef's kiss! Whoever gets this is a genius. P.S. - Your best videos include your architectural and interior design insights. I even prefer those over the fail critiques. Would you consider talking about good build examples a bit more? I'm seeing how Malaysia is nipping at Singapore's design mantle. Firms like Design Seed come to mind for showing stunning homes like this one. Just wondering. No matter what, your work is timeless and so beneficial. Stay YOU! 💐
This house is really stunning. A lot of mega-mansions look stupid to me with how deliberately they want to only impress with size, scale, and fancy materials without any thought put into them, but of all the mansions you showed on your channel, this is the best. Obviously I can’t buy a 30 million dollar mansion, but I can take notes from this property so one day if I become fortunate enough to build my own home, even if it won’t be a mansion, it will take some inspiration from this along with other stunning properties I have seen.
refreshing to see a home that doesn’t need to be toured by a youtuber because it actually has buyers lined up (and around the damn block apparently) - either way though another banger yet again from Arvin
Your taste is so spot on. That’s why your channel is the best one. Too many fawn over obnoxious “luxury” garbage. If I had that kind of $ I’d buy it. I don’t live in LA but I have friends & family that do + I’m getting sick of Midwest winters + the hot & humid summers are even worse. It feels like you’re breathing in soup. Our summers now are as bad as Florida’s were when I was a kid. I’d take 110 degree desert heat over 95 & swampy & the humidity makes winters a lot colder. Out west when you’re doing something physical in the winter you strip layers as you sweat. You can’t do that in the Midwest bc the humidity. Ok I dunno why I decided to write a book here 😂
I absolutely love the 60s-style design elements on the house’s front and the stone flooring on the lower level, too (at least in Central Europe, stone tiles made from light-colored stone with smaller, darker, or colorful stones sprinkled in as accents were the thing in modern buildings during the 60s and 70s. These types of tiles are still popular today because their natural color speckles make it less obvious when they’re not perfectly clean.). It’s fantastic how that design element carries through into the interior. The interior design, the colors (that blue glass feature in the bathroom alone, just like the other small blue accents throughout the interior, sometimes it’s blue patterns in the rugs, then blue bedspreads and cushion, paintings and prints with a lot of blue tones, ...) are absolutely perfect. Whoever is responsible for this amazing interior design deserves a massive bonus. It fits the house perfectly and even enhances it! When it comes to the spa, I completely agree with Arvin. With that gorgeous vibes of the interior design, the color scheme and this fantastic yard, at the very least, a sauna is a must! As for the water reservoir, I actually see it as a positive, especially since you have to crane your neck to even notice it. Thanks to the reservoir, no other house will probably be built on that narrow little ridge below it next to that house. That means no neighbors peeking onto the patio next to the office, into the garden, the pool, or even the house itself. The price for this property is high, probably far too high, but when you look at what you’re getting, the things other properties can’t offer, especially the location, the unique style of the house, and that huuuuge yard, despite its flaws... I’d take it. The sooner, the better. Of course, it’s just as well this isn’t even a consideration for me since I’m roughly 32 million dollars short. But the positive thing about this is, I don’t even need to worry about the ongoing costs either! _just my 2 additional cents on this object_ On point 3, "It's not perfect": There’s no such thing as a perfect house anyway. There’s always something. Not just because everyone has different tastes or would’ve designed things differently, but also because the lot and its surroundings come with their own little quirks you’ll have to deal with. And let’s not forget, a house is a pretty complex structure. Even with the world’s best builders, tools, materials, and unlimited time, there will still be technical flaws of some sort. The real question is: Can you live with the house as it is? Are there adjustments you can make if needed / wanted? And, most importantly, what will it cost in the end and is it worth it to you?
Missed opportunity for you arv! This was your shot to do an Enes style video tour! Would be a banger to see you tour properties you really like, not just to sell it, but to admire it with us on camera and show exactly why it deserves the praise!
I haven't finished the video yet but the use of different textures and colors room to room, with the amount of natural light pouring in is exquisite. Each area of this house is Zen, when the Feng Shui is balanced in a home, it shows , and this is spot on.
The coolest thing about the bathroom is that it's not a bathroom it looks like a living room with a his and her sink and a cool walk in his and her shower. It is very cool. The overall colors used throughout the interior are very comfortable very pleasing for the soul. The only institutional feeling things I saw were the guest bathrooms a little too marbly. The use of the natural browns and other colors of that palette are really really nice to live in. They show well in low light as well. Still too much can ceiling lighting. Come on people get off the canned recess lighting.
"Still too much can ceiling lighting. Come on people get off the canned recess lighting." It's really a natural thing, this light from above. But you get the sophisticated crowd telling everyone it's so wrong for the era, and a way of pronouncing "canned" as a curse word, and well, you have people against it...just becuase.
Being close to that water tower indicates that the lot is on one of the highest elevations. But, the water tower in a way can serve as a privacy buffer. Which is a huge plus in a dense neighborhood in LA.
Arvin, I have never seen you so excited for a property and you have exquisite taste. I agree, the design, finishes and decor are phenomenal. What a Christmas gift for the lucky buyer. Good luck being the selling agent, because then you get to experience the property at a party. 🎉
If you love narrow crumbling streets along with random folks peeking into your property then the bird streets are for you. Next door you have the Trousdale Estates, more privacy and larger cleaner streets.
Look at you being happy! I don't mind these ones once in a while, puts the awful ones into perspective. I don't necessarily like the hosts of the tours you react to, so these still images work fine for me.
Greetings from the Netherlands! A place were I will never own anything like what your videos are about, and honestly I would never even spend it on ‘your’ properties, even if I had the money. But you are a natural in what you do, and your critiques are mighty interesting- great voice also. This house btw, I might buy…(love the classic look)

Beautiful property. Reminds me a little of Ardie properties in the sense that it feels like the property provides inspiration and “moments”. To me-the fact that a property that would have flaws on paper (no frontage, upside down house, the weird placement of the bbq on the deck by the office instead of down there on the grass level in the backyard) can still pass as being great through really good execution and the creation of “moments” is really cool.
That huge water resevoir thing would make me a little nervous like...if there was a massive earthquake and that somehow breaks open it would completely flood your house
I love your videos pointing out flaws and things that do not work in a house, but it was refreshing to watch a video of you in the opposite side, just falling in love with a house. Please make more of these!
Hey Arvin, I cannot watch videos about highend houses anymore lol, I saw flaws everywhere now... especially here in my country, Brazil. High end here is expensive, souless and everything is "white boxes" lol. Thx for the teaching!

I love this home, and its really exciting to see you so into a property! You spend a lot of time cutting down properties. I think you need more balance with more properties that you love.
I know there is tension. But oh boy, we really need a Arvin/Enes collab! You are both so passionate and enthusiastic when you love something about a mansion. You would make a great dream couple visiting a building together (of course you both had to like it, otherwise it would be an entertaining video out of different reasons :D ).
@@ArvinHaddadOfficial That just shows how out of touch some people are with pricing, $29m for a teardown but $35m for that finished house! From a $ per sq ft cost is reasonable but it will probably end up selling for closer to $30m

In one word, exquisite! These current owners have exceptional taste. Honestly I appreciate the fact that the chef's kitchen is purely utilitarian. Typically you have staff working in this area. It seems wasteful and unnecessary to have high-end finishes in a work area
I don't think I've seen Arvin like any home as much as this one ... Front being on top of the road is an issue, and I'd have liked a side yard or something outdoors that's a little more intimate, but overall it's a great home. Not very common to find a house with that kinda view with an infinity pool and still have a good amount of flat land to have a catch with your kids or something. Colors, textures, fixtures, and furnishings are 10/10 Edit: wow, finally caught some things without Arvin's help!
The only contention I see is the surround of the staircase, which is what we find in open plan industrial spaces. Apart form this, the interior design and styling is 10/10.
If you buy this property please ask if you can document the transaction so we can see how you use your expertise to get a justified price on the house.
What I like about this house is that it's staged to look like an actual home, not just a trophy house. But. You've definitely fallen in love because there are serious flaws. Lack of privacy. No bathtub in the ensuite? No gym? No wellness center? Pretty lacklustre bedrooms? No sports area outside? No wow factor as soon as you step in? No driveway? What about the garage? The big greatroom? The staid kitchen? What about the laundry? In the end, you were right. Once buyers (and agents) fall in love, they'll excuse almost everything else.
ARVIN, I was considering making a move on this house. But I have a few major concerns: I noticed when out front, on both sides of the house poses a huge security concern. Anyone can walk on the right side - next to and under the neighbors fence -- under the green tank and very easily get onto the property. Is there a way to beef up security between the two houses?
WoW gorgeous house. I’m starting think olive trees are a must. They look so majestic. You could have cardboard box with 2 olive trees, and I’m putting in an offer.
FUN FACT: It is very rare that Arvin likes a home BUT just 6 homes away from this one is another home that Arvin has liked (1457 Blue Jay Way) which is also L-shaped and facing the same direction. See his video from Nov 13th 2023👍🏻
I wish the kitchen cabinets were a bit darker... maybe a natural mahogany would have really popped off those countertops. This kind of blending of countertop and cabinet tones that is done so much really makes, what would otherwise be jaw dropping, just meh :( It still would have picked up the darker veining in the stone. I bet Arvin would agree if he ever saw what I'm proposing. Especially, when you see the translucent richness in a few years when the mahogany has a change to mellow.
The colour pallet is nice across the home, very well staged. The water tank could be screened off a bit more. I have to say tis one of the best homes you have trashed 🤣. Some of the lower floor rooms are dark at the back it a cave feel. Has it got a garage or off street parking??
ArvinHaddadOfficial would you review Dan Bilzerian's old mansion tours either by JP - Mansion Tours (Touring DAN BILZERIAN's Bel Air Mega Mansion With A Bowling Alley!) or the one by Darren Kriz (Touring a Billionaire's $65,000,000 BEL AIR MEGA MANSION!)?
I think you should look at a new listing in hidden hills, last time i checked $40 million on zillow. To me its a 11/10 house and i dont think i have legit seen anything better yet in LA
I have had the same light fixture as they have in the family dining room in my livingrom for the last 8 years. And i live in another side of the planet :D
I have a question when it comes to staging houses. I've seen a ton of Enez videos and some others, and one thing that hit me is that if the house is staged for selling (i.e. noone is living there), they basically never stage a kids room. Is there a reason for that? Does a staged kids rooms makes it harder to sell a property for some reason? Great video btw, as usual. I wouldn't mind seeing more videos of houses where you actually like 80%+ of the things.
Help me Sell this house by sharing it with your friends. Thank you

In the end, you were right. Once buyers (and agents) fall in love, they'll excuse almost everything else.
i think the primary closet could have been a little bigger
Why we don't see houses like this on Enis's channel 😮💨
It will sell without an video from Enid. But then the offers for Arvin will come in.
YOU have convinced me I must have this house. I’m buying a lottery ticket today🎉🎉🎉
You should!
i fell in love with this house at 10pm last night on Zillow after daydreaming about a lottery win and I think that's why your video was recommended
I’m loving it, the only thing i hate, so far, is the floor in the living area!
If you weren’t the person selling this house you’d have torn it apart. That water tower is hideous. Enes needs to make a video critiquing this one lol
WoW gorgeous house. I’m starting think olive trees are a must. They look so majestic. You could have cardboard box with 2 olive trees, and I’m putting in an offer.
I don’t know how you don’t have more subscribers love your channel
FUN FACT: It is very rare that Arvin likes a home BUT just 6 homes away from this one is another home that Arvin has liked (1457 Blue Jay Way) which is also L-shaped and facing the same direction. See his video from Nov 13th 2023👍🏻
good memory
Loving what you're doing, Arvind. I've learned so much from your videos that I'm applying to my builds - thank you very much
An elite SALESMAN you are Arvin!
Having a water tower behind your house just means you’re gonna get better water pressure🎉🎉
Another excellent video thank you Arvin!
Arvin not clawing his eyes out??? 😂love it great vid
Some of the houses you review look like borderline scams. This one is fantastic.
this might be the most beautiful home I've ever seen
we have that travertine at the getty even a small transported quarry on site
It's nice, but I absolutely love the breezeway feature!
Arvin, you should do an in-person tour of that property. The one, you fell for, gets a tour video ;) we, your subscribers, would love it!!!
the sellers dont allow any pictures or video... we were not allowed to take pictures during the showing
arvin you should do an irl house tour with this one like enes, then react to your own video pointing out the flaws lol
60-30-10 Composition Rule:
60% interior striped/planked light brown stone/wood.
30% interior neutral eggshell walls/stone floor.
10% interior dark grey accents.
Absolutely fantastic, this home, I ❤ every corner I‘ve seen. Huge but cozy, one of my favourites ever
Stunning. And that stager nailed it. Wow.
The colour pallet is nice across the home, very well staged. The water tank could be screened off a bit more. I have to say tis one of the best homes you have trashed 🤣. Some of the lower floor rooms are dark at the back it a cave feel. Has it got a garage or off street parking??
this is a big surprise....who would have thought 😯
House so impressive that Arvin will be talking about how thankful he was to have seen it at the Thanksgiving table. 😂
It's a home sweet home, i love this one. Thank you Arvin
Love the videos, but who's proofreading these video graphics? "No Motour Court", "Primary Suits"…
i should have done better job sorry guys.... i will talk to my editor
Love these videos, always learn something new
I want it....will they take a post dated check?
ArvinHaddadOfficial would you review Dan Bilzerian's old mansion tours either by JP - Mansion Tours (Touring DAN BILZERIAN's Bel Air Mega Mansion With A Bowling Alley!) or the one by Darren Kriz (Touring a Billionaire's $65,000,000 BEL AIR MEGA MANSION!)?
If the price drops to $3 million i'll take it lol
I was waiting to hear you mention the staging, some of the best i've seen 🎉
the furniture was custom bought for this property ... its not rental
Now I want Enes to do a video titled "Flaws exposed, a home Arvin Haddad fell in love with"
I think you should look at a new listing in hidden hills, last time i checked $40 million on zillow. To me its a 11/10 house and i dont think i have legit seen anything better yet in LA
Beautiful house, you need to get Enes to make a video about it 😅
Side note, as a Belgian 🇧🇪, I love all your background shoutouts to Tintin ! 🎉
I absolutely love this property!! I wish I could afford it..
Beautiful home. Does who ever make your thumbnails hate you?
