At 0:18, doesn’t the crime chart show that crime in New York has returned to pre-COVID levels? Based on this data, would it be accurate to say that crime is truly ‘off the charts’ at the moment? It’s possible that I’m not reading the chart correctly.
I made an assumption that crime it still very high (that is still what I hear from my friends in NYC) but it seems like the data paints a different story … it seems like I was wrong about this ..my apologies 🙏🏼

I have two friends who own townhouses on the UWS of NY. One has a large backyard, great for parties, except when a resident of the co-op building next door tosses a beer bottle into his yard because of the noise. I told the second friend that I was afraid of buying a townhouse because of security risks. “Oh yes, our townhouse has been broken into!” So I have now been living in a high-rise condo for years, and have few complaints. O.K., we have yet another special assessment coming due, but high-priced repairs occur in houses too. Plus, I have indoor parking! My 11-year-old Merc is in better shape than I am…
Little “fun” story: Growing up we had a house in Hamburg Blankenese (Germany), which had an indoor pool on the second floor. It was a constant hassle, because it was always leaking to the downstairs. I also actually nearly drowned in it, being a small kid and not yet able to swim, it being out of sight, easily accessible, right in the house. Coincidentally my sister found me floating there…which was the reason for me to learn to swim. Lol Great video as always! Best wishes

Anyone feel annoyed by these “fancy” agents? They just gush over literally anything they see with their accents and nice clothes, what are they even DOING? Even buying my own house most of the agents were the same, I feel like I can’t trust someone like that. we ended up going with a very “boring” former structural engineer because at least he was honest.

Crime is not off the charts in NYC. It's been down for the last 3 years all types. Agree about townhouse vs penthouse decisions. I bought an ultra luxury condo on one level because I didn't want so many levels as I've done that before and it's not homey, felt disjointed, along with being inconvenient.
Stairs. I freaking hate stairs. I’m not exactly young. My entire life I’ve had a bit of a balance problem. As I’ve gotten older I’ve had a couple of instances of falling down stairs. Not fun. My last house had 3 floors, plus a basement. The bedrooms were on the second floor. Besides not enjoying walking stairs I learned ,after breaking my ankle, that getting up to my bedroom each night was a life-threatening adventure. From that point on I knew that my next home would have no stairs. Eight floors of curved, steep stairs? No way. Not even heat, AC, nor water-proofing would change my mind. Fast forward to now. I am looking for a place in Manhattan. I will not even consider a townhouse. When I started looking for a place townhouses were presented to me. The were three, four floors max. That's two to three floors too many. “But the house has an elevator,” I was told. Uh, no. Back when I worked in an office building the elevators needed constant upkeep. AND, as I live alone, I can’t handle the thought of a small private elevator getting stuck. Yes, there is (or should be) an emergency phone in the elevator, but if the damn elevator can break down so can the phone. I imagine 20 years after getting stuck someone finds my mummified body in the unit's private elevator. ALSO … in Manhattan, I say NO to courtyards, decks, balconies, and the like. Especially if you are at ground level because that means RATS. Heck, unless you are many, many floors up, RATS are still a thing (and being on a high floor is no guarantee). I would always be conscious of opening a door to the outside only to have some vermin come running into the house. Sorry Mickey, but you're not welcome. So, it’s condo for me. Single floor. Up at least 40 stories. No balconies or outdoor seating areas. Not a two floor unit with a private elevator. And all of that floor is level, no single or double steps anywhere. That’s my take. YMMV.
For me the biggest flaw is the monster drop down through the middle (and off the sides!) of the curving staircase. No way in hell any kid (or adult with fear of involuntary jumping) should be going anywhere near this house. The ask price, for such meh finishes and compromises, is insulting.
The staircase probably causes a temperature stratification problem, too. The drop doesn't freak me out as much as floor-to-ceiling windows on high rises, but I wouldn't want it.
I love brownstones, but was disappointed that the original features were missing. Those stairs, OMG got dizzy. lol. Agreed on the missed opportunity on the penthouse. Beautiful townhome. But when I think of NY Brownstones I do expect some of the historical features to exists (Molding, Wood, Fireplaces, Iron work, etc)
I binge-watched most of your mansion videos and loved them. There hasn't been a single critique that I disagreed with. I was looking to see some in NY as well. I completely agreed with you on the horrible staging and finishes but respectfully, the rest of the your criticisms, showed clearly that you are not familiar with Manhattan. This city is a beast of its own and as a Manhattanite, it's obvious that you are not familiar with extreme intricacies of this island. Still, love all your videos :)
0:15: C'mon Arvin, you can do better than this. The chart is not absolute crime levels, it is percentage change from previous years. The chart goes all the way back to 1990, back when crime was ACTUALLY really bad in NYC, and it is so much better now. (Seriously, there were 8X as many murders per year back then with a smaller population.) NYC is currently one of the safest cities in the country, especially if you are in a good neighborhood like the Upper West Side which is far away from the crime hotspots in Brooklyn and the Bronx that actually drive up the numbers. And an under-appreciated tidbit about NYC is that your odds of dying from a car crash are much lower than in more car-dependent cities, and people vastly underestimate their risk from vehicle crashes and vastly overestimate their risk from murders. You're more likely to die in a car crash, and that risk is much lower here.
I remember back in time how i was always waiting for Mondays to watch Eneses videos, when he was adding on a regular base. Now i am always checking my subscribed channels and hoping that you added a new one haha
about the stairs, theoretically, spiral stairs are safer than straight or folded stairs. This is because if someone falls, they would only fall a step or two before they would be stopped by the curve of the stairs and rail. But, because the treads are not an equal width they pose a higher tripping hazard. So, while safer, they are also more difficult. Additionally, they may be intimidating to people who do not regularly use them and those with canes and/or bulky ortho shoes may be tripped up by the wedge shape. A person with inner-ear problems and vertigo may struggle going down them too.
Absolutely stunning. I love doing laundry, so the penthouse laundry room is a dream! Get rid of the barbecue, and install some outside line drying racks, and I couldn’t be happier 😂.
I definitely agree about the pool, they kept bragging about it and once we got there it felt like a massive disappointment to see a thin lap pool. And the top floor was definitely setup badly!
OMG I knew Arvin, you will do this video about this UWS double townhouse. But please do not be so tough to these wonderful guys, they are brits and have a slightly different point of view and I am sure they mentally operate in British manner when describe some properties. Another great video! As a former New Yorker (who still lives nearby), these are a lot more relatable for me than Beverly Hills mansions and I think Arvin's analysis is equally spot-on. I agree that it was a huge missed opportunity in the penthouse to do something special, but I can also see the rational for treating it that way because of how many damned floors there are in this place. If you want to entertain in the penthouse, you don't want to be on the elevator constantly shuttling food and beverages. Overall, it could have been handled better. And to answer Arvin's question, I think that penthouse view is definitely a 3 out of 10. It's, unfortunately, a very common view for a lot of places in the center of Manhattan. All you can see are buildings for 360 degrees. It stinks. There are a lot of rooftop bars in Manhattan with the same view and it makes you feel a little claustrophobic.
Love the living room with the natural light, as a young guy im missing a big tv above the fireplace though but stunning. Edit: the price is absurd though.

The penthouse kitchen should have been a bar area. That mezzanine level should have been a family area as you described - larger family room, change the office to a game room.

Hry Arvin! Born and reaised New Yorker here. Arvin You and your aany friends are correct! Crime is super high here in NYC. The numbers show less crime due to politics, its all bs. The fact remains that crime is high at the moment. So, asking for 85 million 8 story walk up up slash elevator is laughable. Not to mention the small spaces. I'll be shocked if it sells above 20 million and that's pushing it. If it does sell I guarantee it'll be sold to a non New Yorker, lol. Also, LOVE YOUR CHANNE keep up the great work.
The cupboard at 17:25 looks really cheap. I think some of the furniture is really disappointing, like you said the kitchen finishes and the barbecue, my parents have these in their small house.

Why the heck wouldn't there be direct access to the garden level from the pool area?? Safety/security maybe? Man, I really don't understand that one! And I totally agree about the primary bathroom vanities, they are severely underwhelming! The upstairs "kitchen" should just be a proper bar area (that could also serve some utility if cooking on the grill up there). I feel like that was a missed opportunity to make that a truly unique and special space especially since it was touted as "the penthouse."

Maybe you could mention the controversy about this building that created noise pollution for 5 years with tons of complaints due to the dug-up of 2 whole floors underneath the lot. The noise is not like each building has some air space as in LA, the buildings share walls so the construction noise is going to be heard all the time. Also, you could mention the neighborhood, as this neighborhood is mostly for mostly consists of medium-sized apartments on either side and across the street this is not the best location for ultra-luxury.
The noise pollution for 5 full years in a neighborhood full of apartments had really angered the HOA, the buyer is unlikely to be too welcome by their neighbors if the buyer decides to alter too many things and bombard the neighborhood for a few more years of noise pollution.
I'll give credit to the designer as I love most of what she/he did, the colors, the marble, and overall ambiance of the home is great, but like you said, safe! Obviously the designer was cramped by a low budget, but I think they did great for having a low budget. The marble shower not being book-matched stuck out as a great example of inexpensive vs best of class which this house deserves. It's almost like they furnished it to be a rental!?👍🤶🎄🎅✌🗽
This kitchen feels like a standard upgrade typically found in any home renovation. I would consider it more of a secondary, functional space, while the primary kitchen would likely be an elegant, visually captivating design, crafted as much for aesthetics as for functionality. The simplicity of many of the amenities speaks to the understanding that individuals of this caliber are likely to invest several million more to tailor the space to their unique tastes and preferences.
5:03 There should be French double doors opening to the outside so you can open them completely. Not being able to open those doors completely is a major flaw in my opinion. I love your videos, your channel is by far my favorite one at the moment.

Arvin, I don’t think there’s too much wrong with the property other than the staging, buyers at that price are always going to make a few changes to the internals ie dining room, master and penthouse. Personally the pool is fine, get the kids swimming properly, it’s not LA or Miami. Lastly those two ****** make me feel embarrassed to be English. Great insights as always 👍.
If the only problem is staging then that's a good sign (you'll never get a house that you 100% agree with unless you build it yourself). If the problem is the layout then that's an expensive issue to fix; instead of moving furniture you're moving walls.
@ I’ve worked on a lot of townhouses/brownstones in London and I’m not a fan of the design, small spaces and multiple floors. I realise this is a two into one but definitely credit the designer, that first space is top notch. London does have a lot of very large stand alone properties without being overlooked by skyscrapers, 20/30 minutes drive from the centre you can get something sitting in a couple of acres.

It's def missing ornament and carvings. Peter Pennoyer Architects would have done a great job on the interiors.

about the stairs, theoretically, spiral stairs are safer than straight or folded stairs. This is because if someone falls, they would only fall a step or two before they would be stopped by the curve of the stairs and rail. But, because the treads are not an equal width they pose a higher tripping hazard. So, while safer, they are also more difficult. Additionally, they may be intimidating to people who do not regularly use them and those with canes and/or bulky ortho shoes may be tripped up by the wedge shape. A person with inner-ear problems and vertigo may struggle going down them too.

I definitely agree about the pool, they kept bragging about it and once we got there it felt like a massive disappointment to see a thin lap pool. And the top floor was definitely setup badly!

Another great video! As a former New Yorker (who still lives nearby), these are a lot more relatable for me than Beverly Hills mansions and I think Arvin's analysis is equally spot-on.
I agree that it was a huge missed opportunity in the penthouse to do something special, but I can also see the rational for treating it that way because of how many damned floors there are in this place. If you want to entertain in the penthouse, you don't want to be on the elevator constantly shuttling food and beverages. Overall, it could have been handled better.
And to answer Arvin's question, I think that penthouse view is definitely a 3 out of 10. It's, unfortunately, a very common view for a lot of places in the center of Manhattan. All you can see are buildings for 360 degrees. It stinks. There are a lot of rooftop bars in Manhattan with the same view and it makes you feel a little claustrophobic.

Hry Arvin! Born and reaised New Yorker here. Arvin You and your aany friends are correct! Crime is super high here in NYC. The numbers show less crime due to politics, its all bs. The fact remains that crime is high at the moment. So, asking for 85 million 8 story walk up up slash elevator is laughable. Not to mention the small spaces. I'll be shocked if it sells above 20 million and that's pushing it. If it does sell I guarantee it'll be sold to a non New Yorker, lol. Also, LOVE YOUR CHANNE keep up the great work.

Why the heck wouldn't there be direct access to the garden level from the pool area?? Safety/security maybe? Man, I really don't understand that one! And I totally agree about the primary bathroom vanities, they are severely underwhelming! The upstairs "kitchen" should just be a proper bar area (that could also serve some utility if cooking on the grill up there). I feel like that was a missed opportunity to make that a truly unique and special space especially since it was touted as "the penthouse."

Maybe you could mention the controversy about this building that created noise pollution for 5 years with tons of complaints due to the dug-up of 2 whole floors underneath the lot. The noise is not like each building has some air space as in LA, the buildings share walls so the construction noise is going to be heard all the time. Also, you could mention the neighborhood, as this neighborhood is mostly for mostly consists of medium-sized apartments on either side and across the street this is not the best location for ultra-luxury.

The noise pollution for 5 full years in a neighborhood full of apartments had really angered the HOA, the buyer is unlikely to be too welcome by their neighbors if the buyer decides to alter too many things and bombard the neighborhood for a few more years of noise pollution.

I'll give credit to the designer as I love most of what she/he did, the colors, the marble, and overall ambiance of the home is great, but like you said, safe! Obviously the designer was cramped by a low budget, but I think they did great for having a low budget. The marble shower not being book-matched stuck out as a great example of inexpensive vs best of class which this house deserves. It's almost like they furnished it to be a rental!?👍🤶🎄🎅✌🗽

This kitchen feels like a standard upgrade typically found in any home renovation. I would consider it more of a secondary, functional space, while the primary kitchen would likely be an elegant, visually captivating design, crafted as much for aesthetics as for functionality.
The simplicity of many of the amenities speaks to the understanding that individuals of this caliber are likely to invest several million more to tailor the space to their unique tastes and preferences.
Um.. I live in nyc and around the ultra wealthy. I can tell you with confidence that this place is worth the price tag. It’s gorgeous.
5:03 There should be French double doors opening to the outside so you can open them completely. Not being able to open those doors completely is a major flaw in my opinion.

Arvin, I don’t think there’s too much wrong with the property other than the staging, buyers at that price are always going to make a few changes to the internals ie dining room, master and penthouse. Personally the pool is fine, get the kids swimming properly, it’s not LA or Miami. Lastly those two ****** make me feel embarrassed to be English. Great insights as always 👍.
If the only problem is staging then that's a good sign (you'll never get a house that you 100% agree with unless you build it yourself).
If the problem is the layout then that's an expensive issue to fix; instead of moving furniture you're moving walls.
@ I’ve worked on a lot of townhouses/brownstones in London and I’m not a fan of the design, small spaces and multiple floors. I realise this is a two into one but definitely credit the designer, that first space is top notch. London does have a lot of very large stand alone properties without being overlooked by skyscrapers, 20/30 minutes drive from the centre you can get something sitting in a couple of acres.
There’s so many pros and cons to this property, not sure how I feel about it to be honest. Also Arvin, review some Australian mansions.
