I guarantee that the contract this lovely couple has is not worth the paper it is written on! Mexico laws are so different from the US. They are very tricky in all areas of Mexico. Stay far away!

However, I can confidently say building is less than in the USA and definitely less than California where we came from. The reality is that some people choose to add on things, which would affect the price. Some people will stay in budget that was agreed upon with Pedro. There are so many factors that determine the price of the house build. It will vary person to person. What is it that you want? What is it that you need? Where do you want to live? Location, location, location. Do you need or want more or less land? Do you want a 2 story or a house on one level home? How many bedrooms do you want? Do you want a large house, or a small house? Do you want a pool? What size, a dipping pool, large pool or something in between? Finishes; cabinetry, stone, tile flooring, & fixtures. Selection and prices vary. All of these things affect the price. Another thing that affects the price of house is cost of materials. Those cost keep rising. The builder has no control over that. Thankfully Pedro has not come back to us saying he needs more money for those type of cost and we are pretty sure he won’t. You might even find a ‘cheaper’ builder. Anyone can promise you they will build for X amount of money and in X amount of time. Don’t believe everything that is said to you. Do your own due diligence. You have to decide if cheaper means forfeit of quality. You have to decide if cheaper means you can trust your builder. You have to decide if cheaper will cost you more in the middle and the end of your build. You have to decide if cheaper means who you choose a builder that doesn’t run off with your money or does not complete your build. I would caution you be careful when choosing cheaper. I would also caution that you investigate everyone you are considering working with before committing. We used a reputable attorney to do that for us before moving forward. We chose Pedro. He already has completed homes with families that are satisfied living in their homes in Blanca. We were able to go into some of these homes and see how his construction was and also view his completed homes. He has a good reputation. He has other homes besides ours in mid construction. He also might have completed homes for sale. You just need to ask him. What I’m trying to say there are a lot variables to consider. To get YOUR price of a home built by Pedro sit down with him. Talk to him. See what you both come up with. Price & Terms. See what you both can comfortably agree too. Don’t make assumptions or listen to gossip or hear say. I personally feel in order to make an intelligent decision you must sit face to face with everyone you are considering working with before deciding. Don’t jump from person to person. This will allow you to be informed. These are just our suggestions after researching a lot. You don’t know what you don’t know. Wishing everyone makes the best decisions for yourself and your circumstances.
When we worked with a realtor in Merida, I asked upfront what is your fee and who was responsible for paying those fees. As the buyer, we didn't pay realtors fees. The seller did.

The lady mentioned about buying a house and giving the money to the seller to pay the loan off. When I bought my house in Panama, that’s what I had to do. Everything went smoothe . There was a group chat created on WhatsApp with me, my lawyer, the sellers and the real estate agents. We sent texts about all the transactions being made , the utilities being paid, the transfer of money to accounts , taxes paid . All documents were all visible in the chat. The process was very smooth.

She would ask you to sign blank pages to "speed up the notarization process"- what she does is---- with these blank pages, she drafts Power of Attorney in the event of your demise, making herself the Executor of your Estate..... She keeps all the furniture and the home!!!- She did this to my husband and we caught her on time after speaking with a Mexican attorney. She has been in jail and owns several properties in town because of her thievery. Be aware...

I just bought a house in Querétaro and had it financed through BBVA. 10% down at 90 % financed for 20 years. My payment is 35570 pesos a month which translates to about 1600 US with today’s current dollar to peso. I’m thinking that when Trump takes charge we might see 28 pesos to the the dollar. By next year I think we could see 35 to one.
We are from Southern California, the high desert. We love the heat. We love living in summer type environment all year long. In the high desert in summer we can and do get temperatures up to 113 F. We really like the heat. We do not like the cold. This is just our personal preference. Our adjustment is to the humidity as we are from a very dry climate. With all that being said, we are acclimating well here. Speaking only for us, we do like the weather. The rain, thunder, clouds are all things we enjoy. And of course the abundance of sunshine. Bonus is being close to the Ocean as well as close to the City of Merida. I know, I know, to each their own. I hope this answered your question.

It's hard to build a home in mexico if you depend on other people even if you know the builder heck even if they are related to you its not the best idea if you are not on premises checking the work getting done
The second home is terrible, that's a restaurant, not a home. Architecturally it makes me weep, send the architect back to school, they also have an echoing issue due to the high ceiling. they better be thinking about improving acoustics.
I absolutely dislike the second home. I thought there would be a wow factor but was disappointed. I dislike the concept in the bathroom and the tile choices.
