Great interview. You picked the right guy to talk to - someone who really knows what he is talking about! The only issue is that folks who haven't built before might not fully appreciate (on an emotional level where it matters) the great advice Gordon is providing. There is a tendency amongst many people (myself included) to think that we are better and more capable than we actually are, and that we can avoid or manage some of the challenges Gordon has highlighted - chances are you are fooling yourself. And, as he point out, you might end up damaging your health as well as your wealth!

Great into music ! Very informative vid👍 I can't build a 3000sf house in the US for $200k. My current homes are fitted out with top quality stuff that I use. In other words I don't buy stuff because it's cool or looks impressive. That's a significant benefit of working with a GC that listens and then implements. I want 2 dishwashers... not a Jacuzzi tub. I want whole house hot H2O from a tankless heater...not hand carved doors. A good GC can completely remove the stress of building. Of course I did most of my own work...and still do. Easy in the US. Not so much it seems in the 🇵🇭. Very informative 👍. Well done both of you. I appreciate that you don't hurry people through the discussion like many vloggers are prone to do 🙂

She's right the materials is important our neighbor tried to copy us ; but underestimated the cost the and went cheap with materials and the foundation crumbled 2 weeks into the project nquit
oh no, oh well, that's the lesson they have to learn... the materials is really very important as its something that you live on for years so make sure the house would last years, not just 2 weeks and in the end investing in the right materials could actually save a lot in the long run :)

This is a good guide for foreigners, however, rcost vary from area to area like in Luzon, the cost is generally higher like here in the Cordillera Administrative Region and Baguio City. The standard of living here is much higher than anywhere in the entire country since it is a Tourism area. So, yes, there are affordable locations too like in the Visayas and Mindanao.

If I needed materials, and I could not buy it then I would have to try to make it. Creating materials to build a home does have a learning curve, and it does take time to learn how to make materials to build a home. I think importing materials is an option to be able to build, but it is not the only option builders have to be able to build their homes. I believe hiring other people to build a home can become a problem, and I do not think it matters where someone wants to live. There are people who just build their own homes, and home owners who build their own home can cut costs, and problems as well just as long as a person knows what he, or she is doing.

Dramaguetti... do not understand why people would retire in such a place. But science have always shown that a lot of foreigners tends to gather up in same places. Guess its about having some familiaries with their old life back home. Same is very common in Spain, Greece, etc.
despite the drama, there are lots of positive things in this area not just for expats but for Filipinos as well... I wish the Philippines government would reciprocate at least one of the many rights Filipinos enjoy in the USA such as allowing Americans to own at least 1 acre of land to build a retirement home and be at peace. Without taking the risk of putting it in someone else's name.

I am particularly curious about Home Insurance. It seems surprisingly high. SO... do people just go without? It feels like a huge gamble. But as an army ret, it would be a huge "savings" if we could stomach not purchasing insurance... at least for the first few years.

Personally, my opinion is that the risk is not as great as we would expect and the reward is limited because insurance companies here do not have a great track record for fair payouts . When it comes to fire risk, it does not concern me to any gret extend. Homes here are typically built with steel and cementitous products, so except for baseboards, doors and cabinets, nothing is going to burn except maybe furniture. I think the biggest threat is contents loss due to theft, but there are cheaper ways to minimize this risk. I stress this is my own personal experience and opinion. there is always risk involved and it is up to each of us to determine how much risk we can live with

I have built 3 houses in a provincial city over the past 12 years (certainly not Negros) As for the challenges, I clearly rank materials options and availability the biggest challenge. Workforce - most come and go. Many go walkabout. For others, too much tuba. Getting honest quotes for trades is a challlenge as well. Most tradesman say they can do this, they can do that and have never done it....Anyway more good content maam anf grow your channel

I cannot say all over the Philippines as there are local factors that affect build costs, but here in the Dumaguete area, low end, using a reputable contractor might be around 25,000 php/sqm and high end up to around 40,000 php/sqm . Typically most foreigners want a 2-3 bedroom bungalow which would be in the 150-200 sqm range , so our usual builds are in the 4 - 8 mil bracket. (75,000-150,000 USD)

I purchase absolutely nothing that is not in my name. It is not that I am selfish nor untrusting of my partner. I simply have a set of rules in life that I live by. And so, renting in the Philippines for me is all good. Another is that I loan nor borrow any money. One should avoid placing himself in financially compromising positions especially in retirement years.

being in the business for 10 years now, I certainly have heard more than my fair share of sad stories like you suggest, however honestly, when I have talked to these foreigners, you can usually trace their disasters back to mistake that they themselves made. There are ways to to protect ones investment, use , possession and financial investment in a property, however it has to be done right. As Leah has mentioned , it usually comes down to who we trust to guide us through the process.

The Philippines does have good, well trained workers in practically all industries. Problem is they go abroad where they can earn better.

being in the business for 10 years now, I certainly have heard more than my fair share of sad stories like you suggest, however honestly, when I have talked to these foreigners, you can usually trace their disasters back to mistake that they themselves made. There are ways to to protect ones investment, use , possession and financial investment in a property, however it has to be done right. As Leah has mentioned , it usually comes down to who we trust to guide us through the process.
