As a tradesman if i am doing the work of my trade and my buddies are doing the work of theirs do I need to disclose to the bank that some of the trades are working on the side? we are all union journeyman so it's not like I'm hiring hacks as sub trades.
Depends on the bank and the type of loan. Many loans will require a GC some have loans for owner builders. Unlicensed workers also means uninsured. If you are carrying builders insurance, this will affect the insurance more than the loan. As an owner builder, you are better off getting an LLC for the build and just playing the credit game, get credit stacking education, getting $500k in credit cards with a bunch at 0% for 24 months and using those to do your build, then pull out a mortgage to pay everything off.

@@badawesome you don t need skilled labor to help put up ICF walls. Habitat for Humanity puts them up no problem. Homeowner saves money over time with ICF construction due to a more energy efficient house. Plus in hurricane areas ICF walls withstand the winds.
