      Also do you know how the height difference is between the lowest point of lot to the highest?

    Greg, I think you are to be commended on the absolutely splendid job you both did in building your house. Greg I handle my budget just as tightly as you described. That self-discipline and commitment to getting everything right is a necessity for getting the value you seek from everything you spend money on. I particularly liked that you said you went over budget by $3k and you had to find the savings elsewhere. Kudos.

You helped future homeowners from getting ripped off by these unscrupulous contractors / architects.     Thank you Greg and Wilma, you have done a geat job and you are inspiring me as i am finishing my house in the north of Algeria by the Mediterranean sea. I was so suprised to see the layout of your kitchen with an island and 3 chairs very similar to mine. Like you, we have installed a barn door as well in the house , but ours is between the kitchen and the dining/livingroom. The reason is to have flexibility to convert, as we wish, the open concept area into 2 private areas. We are working now on the landscaping of the backyard. What you have done in yours is very inspiring to us. We have painted it , like you, all white but with a red roof to give a spanish style. In terms of budgeting , we are so far around $ 70000 canadian dollars at 95% finished, including the lot (103m2) and the fance and a detached garage. Now, with my wife, we are thinking about furnishing it. This is going to be our snowbirding home when the temperature reaches -30c in the winter in Ottawa, Canada. Once again, a big BRAVO for your achievements.

    I've been watching your channel right from the start, and I've enjoyed your build, so way to go guys, looks great.. As a person of your age I have learned over the years that water will always be your enemy. I can't remember if you placed a large drain pipe (Weeping tile) above your property fence at the footing, and surface.
    Always keep Vigilant Sir when you living on a side of a mountain.

      philippino houses are very poorly built . . they are bamboo houses . they dont last long hence they are very cheap , even a homeless american can buy one

      Philippines houses is way more sturdier than western ones. Filipinos learned how to build concrete houses from the American army not from the american real state industry. they are mostly poured concrete and rebars unlike american paper houses.

    14 years ago my husband and I had built our house he was in drywall and knew everyone. We bought an acre and a half property for 35,000 and built a 2 story 4 bed 3 bath for 150,000 in Florida. And we watched every penny just like you both did.

    We are retiring in the next 3 yrs. My husband surprised me with a beautiful Korean inspired 1 br 1 br with attic and underground room. It is in Leyte. Solar panels and with water supply built in for less 1m or 21kusd
    I was utterly impressed and looking forward to settle with the thought of going minimalist. Inspired with your fence that we are to construct in the next month or so.

    The only thing I don’t want to retire in the Philippines is most of the people thought we are super rich, and so every now and then, people come to our place and ask money... it’s tiring. It’s not that we don’t want to help, but we cannot give everyone money, so they though we are bad people and we are scared of what those people can do to us. So sad. I missed the Philippines. Now we live here in USA, in a ranch-home settings by the lake which is so nice and quiet. ❤️

    Thank you for sharing details. Great info. I have two homes in California and bought 3 acre lot. There is no way you can build that $60k beautiful home in California. That swimming pool of yours alone will cost me $45k. The way you share budget and expenses and planning, I think owner should be present during entire construction instead of communicating from overseas. Thanks for the tip about needing an attorney, That was not in my list preparing plans for my vacant lots in Angeles City near Clark Airport. Congrats on your beautiful home.

    I am truly impressed. I know now that I will most likely build my own. I was planning on buying an existing build, but it is much more cost effective to build and get exactly what you want over there.

      you could find existing house for cheap, yes... but after you live in it for a month, you will start to find defects/ things that you dont like, things you will find annoying.. so yes, if you do have the budget, building a new home is always better.

    Congratulations to Wilma and you for taking the time to give us this info. I can't believe it only cost $141,000. It would be 4 to 5 times that here in the US. You have a dream home. Thank you for all the breakdown of your costs. I want to build in the Cebu City or Lahug area. Hopefully in the province but a few minutes from town.       That same build will be at least 2.5X if you’re in Cebu City or Lahug area. The lot itself will be about 15k-18k per sqm in a subdivision. Considering the big lot area, it would cost about 4X in Cebu.

      It would be about 3 times as much in other places in the Philippines as well. To get cheaper land to build on, you have to go out to the province. Now, if you are talking about an already existing house and lot, for the price they paid, you will generally get a much smaller house and lot, in places that are in a more built-up area. For my area, in a new subdivision, I am paying 7.5 million, for a 190 sqm two-story house, on a 217 sqm lot. And that is actually a good deal in my area, because 7.5 million, will generally get you a smaller house, on a smaller lot. Especially in a secured subdivision. I could have gone the route of going to the province, and getting more for my money. My wife already has 600 sqm of land in Leyte. So the only cost would have been building the house. I don't have to live in a big metro area, however, I need my conveniences nearby, like high speed internet, SM Mall, S&R, McDonald's, poker room, etc. So it depends on what you want.

      @@sgtm7 You have a very good deal with your property. In Cebu City in Mandaue/Banilad area where we have a property in a subdivision, your property of 190sqm floor area on 217 sqm lot would be about 3x cost.

I could tell you would succeed because you have such a lovely wife and her touch in making your house, your "home". I have a question: when looking for your property, did you use a realtor or just drive around.

      Used Facebook marketplace to find land. Used 3 different realtors for each island. Made sure all 3 knew, I was using 3. Creates nice competition.

    Hey Greg & Wilma. Love the style of your house. (nice job) I was very impressed how well you broke down all the steps and price. My wife (Filipina) and I have a very similar story, as we have been going to the Philippines every year for a month at a time for 20 years. We have been going crazy on were we would like to build/live. We finally decided on the whole of Dumaguete/Dauin area last year. We plan on retiring in 4 years, and so we were so lucky to find your video. One day I will email you for some info. I hope you and Wilma start to get to 100% better from your infection. I on the other hand always seem to get food poisoning, where my wife gets throat soreness. Anyways love your house and video. Jeff&Roise Pasko.       I'm Filipino and base here in the US. Every time I go home, distilled water is a must! 😊

    I am from Philippines no longer living there since 40 yrs ago I live in australia.i suggest living in the Philippines cheap food houses remember when you get sick there you will spent million there that's the catch .I visited manila sept last year my blood pressure high I spent 7 hrs in hospital cost 27.k Pesos instead they give me right medication they want to admit me for what ?? The longer you stay in hospital the more Money they suck from you .I call my doctor friend she Priscribe me table to lower my blood pressure cost 350.pesos only .This experience I share to everyone

      @@buildingthephilippines if you foreigner visiting Phillipines I paid for travel insurance 27k pesos ausie dollars $729 00 I get back in my travel insurance still expensive in Australia free hospital and GP doctor we pay nothing we very lucky plus they try to cure you straight away .My experience in Philippines is bad I asked for water it takes 2 hrs they give me water I have to pay for it .The first they should do specially high blood pressure issues to give me water straight away .I beg for it .
