Great interview. Having done both a renovation and new build at same time I agree. New builder was not involved much with renovations so lucked out being the general contractor.

Good morning Greg and Jim, I’m on my way to the school now, so don’t have time to watch the whole video, but the remodel/renovation of Jim’s house looks very well done. I’m very interested to hear how the whole process went and the budget. (I’ll finish watching tonight). Very useful topic.
We’re in the process of interviewing different builders, now. We found a great building lot in a secure gated community (across the street from the house we’ll be renting!), with different designs, pricing, etc. If all goes well, we should get everything ready by the time I get back to the Philippines, hopefully by mid-June? Then we can get the building going by September? 🤞 But nothing is set in concrete, yet. We’re taking our time, and making sure of our decision. You were the one who urged me to use utmost caution and due diligence when buying, or building a home! Thank you for that, Greg! 👍 Fortunately, I have a few family members in the area that are well versed in construction, building, and recognizing quality, and they’re playing a big part in the process, since I’m stuck in the States, doing the liquidation, and they are my eyes in place for me. Stay tuned… 😂🤣

Very informative video. We are currently building our home up in Ilocos Sur (1 month in) and initially we were going to use a contractor but after having issues with the contractor doing the fence (American contractor not local!) I decided to retire early and come and manage the build myself and I deal directly with all suppliers which certainly gives much greater control. I have contracted certain projects, like finishing wall (as contractor walked away!!) and also drainage channel in front of house - the caution I would add is always leave a significant lump some payment at end of any contract - just dividing the amount up over the contract period may not work as once the 8 months and 8 payments are finished and if house isn’t built then contractor has no motivation to continue - although Greg I can see you were on top of progress everyday so would have caught that but if you couldn’t be on site everyday it could be an issue.

Although the content of this video was informative, from seeing the title of renovating a home, I would have thought that we would be getting a tour. Waited the whole video and no tour. A little disappointing.
Pretty slick. The contractor says the build will extend to 7 months instead of the original 6. So, instead of saying oops, over budget, you just reduced the monthly payment and made it divisible by 7. That's a good technique to keep the cap down. Must have been a contracted price to begin with to pull that off.
I really don't get the concept of needing a contractor. I plan to be the contractor. I will tell everyone what to do and how I want it done. Not to mention, I'm going to be doing the work also. I'm not going to stand around and let others control the situation. This time next year, we will be building on our 20 acres at Bayawan. I will more than likely use your solar installers.

I paid the contractor monthly by bank managers check. Yes, I hired an attorney to ensure all titling documents were valid and transferable.

When payment was due, redid the math and handed him the new monthly allotment. Explained as I handed him the check. He did not have an issue.
I have not heard the expression 10 percenter before, can you explain it?
10% is an expat in a committed relationship, that builds or buys a house. 90% simply rents for various reasons.

Will you put a high cement wall around a portion of that? Wondering what people do when they purchase a larger tract.
