    The best investment one can do right now is investing on real estate though stocks are good but ever since I swapped to real estate, I've seen so much difference.

    Good morning, and Happy New Year. Thank you so much for this education. I have had my RE license since 2020 and have not done much with it because I have another career as a Registered Nurse. How do you recommend to do the transition from another career into Real Estate? Thank you.

      Start with a business plan, followed with a schedule, followed by where you’d like to get business from(sources) and attack it. Don’t just do it here and there, you have to build momentum… the best source that will give u the most for the least is your personal database. 3-5 convos a day will take 30-45 min and can get you results quickly & allows forgiveness when u r at your full time gig.

    Can you make a video telling new agents how to find leads. I’m a new agent and can’t find where I’m supposed to look for leads. I’ve checked property shark, OLR, Zillow, Realtymx and don’t find anything. A demo would be awesome. Great video As always.

    What would be a fair split as a buyers agent if you work under team or broker

    • @Therobertvillanueva
      @Therobertvillanueva ปีที่แล้ว +1

      Waaaaay too many variables… your resume? Do they provide leads? Is there admin responsibilities? Franchise fees? Desk fees? Waaay more complicated of a simple answer.
      Most buyers agents will range from 25% - if they are just opening doors
      50% - if they are being handed leads, but doing other expected tasks, such as inspections, open houses, prospecting
      Max would be 70% - and that’s if that agent is bringing in biz besides the biz being handed to them.
      Sorry I know it’s broad, feel free to send me a private message to go in more depth

    • @rz8144

    • @Therobertvillanueva
      @Therobertvillanueva ปีที่แล้ว

      You are 100% correct… however I focus on making my clients working an 8-5 m-f vs working extended hours or weekends. Also if you really want the absolute most effective days and times are Saturdays and Sundays and after 3pm. I take tremendous pride in getting my clients to work a more balanced schedule so they can live a fuller life.

    I am from Brigham City, UT in the Ogden/Salt Lake market. I want to reactivate my license but don’t know if anyone can afford to buy a home from the potential clients I have. In July I think the rates will finally be lower

    • @LoidaVelasquez
      @LoidaVelasquez  ปีที่แล้ว

      Well, unfortunately I don't think anyone knows when rates will lower, or how much, or if they'll actually go up. I would recommend to generate new business through either calling, knocking and getting yourself out there! There will always be people that need to buy and people that need to sell regardless of market conditions :)

    Do sellers want to do business and talk to agents on New Year’s Day?

    • @LoidaVelasquez
      @LoidaVelasquez  ปีที่แล้ว +1

      Some do! I’ve had plenty of sellers I’ve set appointments with on the first and gotten the listing because they were ready to sell and no one else called them.

    • @Therobertvillanueva
      @Therobertvillanueva ปีที่แล้ว

      Sellers want to see a hard working agent after experiencing in most cases a weaker agent. Sellers appreciate the effort… try knocking on rainy days… they’ll appreciate it 😉
