Switching countries to Malaysia now. I bought a 3 bed 2 bath condo on the coast of Malacca in 2004 for £21,000 right next to the lapping waves of the Malacca Straits. Absolutely beautiful spot. Moving forward 18 years the same condo is now ONE KILOMETRE away from the beach thanks to the Malaysia government's land reclamation project along the coast of Malacca. A lesson learned. RENT don't BUY.
i think the double story condo was the value lately, this one at 80 grand US is pricey for what it is. i just saw a flat this size in an italian mountain town a half hour from the beach for only 20 thousand US.

We almost brought at the Grand Solaire Pattaya, it's going to get the Pattaya to Bangkok train right outside the condo. But after seeing the rooms and tiny bathrooms as well Pattaya is not the nicest place we decided it's not for us. But will have incredible views at 67 stories high!
Is that location the place where a future monorail line was to connect the future high speed rail station to Pattaya? From my understanding, the monorail project is under reconsideration now, since the high speed rail station's location is now planned to be further southeast in Jomtien or Huai Yai.

it's an excellent deal if you think you will be around for a decade or more. I'm still going to be a renter for a couple more years, no idea if I will make Thailand or Pattaya my long term home. Just know it's probably not going to be the UK. So how many laps are you putting in that swimming pool daily then Jason? 😄
I recon it would rent for around 15,000 per month. So if you bought it to live in, you wouldn't start saving any money until you have lived in it for 15 years. Renting is probably better for most, and gives you the flexibility to move around too. If you bought it to rent out, it would probably take 20 years to recoup your investment. Not for me.
Jason it takes to long to recoup your money back I met a woman in Jomtiem who payed 1 million baht for a 38 square meter but they are still there now they retired at 60 it was 10 years ago they were from the uk 🇬🇧 they said it will take 8 years to get there money back so now it’s rent free for them.

on second thought, anyone over 50 should rent. because you'll need to ride out another 2 or 3 pandemics, shutdowns, etc. 2020 was just a test run. rent and ur free to leave no strings; and keep a home or two elsewhere such as the usa where you can easily get back, no fear of govt taking ur stuff, you have legal protections, etc. being back in asia this year will be nice but that's just to build money for properties here in the usa; spent the first 2 yrs of pandemic in malaysia/thailand and not having access to a large yard, home gym, freedom to move around -- SE Asia was just a warm open-air prison camp complete with armed soldiers and dogs in the streets; never forget!

Be careful. Not all condo complexes allow Ab&B but only long term rentals. This is to reduce the security risk of short term strangers roaming the complex.

Mate I rent at the moment and yes I would definitely consider buying one here in this complex given the school and shopping village they are building, it will only go up in value and in relative term’s compared to Australia, it’s cheap. I have an investment property on the Gold Coast and yes it has gone up a bit in value but interest rates and the mortgage repayments have gone up heaps, I have lost count of the interest rate rises 😩

Factors to consider is Pattaya lifestyle for you long term rent for 2 years before making any decision. Be realistic with your current health condition whether it will allow you to live there long term. Still don't see the point in buying condos in pattaya hardly any capital growth. The rental market is great value you can move around as and when you please, plus the rents are dirt cheap. Rent your western property, which increases in value and use that income to rent in Thailand 👍

£ baht exchange rate ten years ago was probably about 60 baht - now it’s 40 baht
