  • Finding a place to rent in Ghana can be pretty challenging to say the least. This video will give you some tips on how to go about looking for a property and avoid some of the pittholes.

    btw, its so true about the double renting, happens a lot with buying land as well:( We fell into that, but luckily we managed to get our money back... Though, it would be good if people when buying land would consider using the authorities at hand to double triple check who is the true owner of the land.. Anyways, Im' off the topic, lol! Thanks again, such good advice, you will be saving people some serious bucks!/A

    i just came back from GH and you are right regarding rent. i rented a place for 1 month in Osu area and i spent my entire time calling regarding water that was not running, the toilet not working, and other things. that is why its important to own property in ghana

      I agree with you, if you can have your own place all the better. However I am not surprised by the problems you faced in the house, I'm more surprised that you managed to rent a place for only one month.😊

      yeah but for 500 USD furnished to me that is much because the livingroom and kitchen was very small

    Lol, thanks so much for this advice! We have just decided to rent, which is something we didn't consider earlier, so it's awesome to get your advice! Lol, hotcake :) and the fact that you have to take them everywhere to pick up keys and pick them up and all, so you wonder a bit what that fee is really suppose to cover :) thanks a lot for sharing!

    in addition, I would say never make any such move alone; by oneself.

      +Ahrayalah Yasharahla Hi! Ghana is usually very hot. You have to acclimatise very quickly otherwise you'll spend your whole day looking for shelter in air conditioning. Raining season is much cooler, in fact this year I found myself wearing a cardigan sometimes. I'm not sure if it's because I'm used to the weather now or if it is indeed cooler. I'm doing a video on the flood next so keep a look out!

    +Natural Ghana Girl My company in America allows me to work remotely and I am thinking of moving to Ghana for about 6 months to see if I like it. Do you think it would be a good idea to put a lawyer on retainer to help navigate all the unexpected issues that might arise?

      Hi. I don't think that would be necessary. Its just a part of life here. I always tell people that when you come to Ghana you will by all means get ripped off to some degree buts its just by how much. Most of the time just go with your gut, if something feels bad don't do it. If you know people here just let them guide you a bit until you are comfortable to manage things alone.

      +Ahmad Shaarawy east legon is really nice but can be quite expensive. Most of the prices are usually quoted in the dollar equivalent.

      +Ahmad Shaarawy you can definitely check them out but make sure you are happy and comfortable with the area. All that glitters is not gold, I have learnt that the hard way.

    This is scary ,how can I find out if he's the owner? I heard stories about a lot of people getting scammed by these people. These stories makes me change my mind about leaving the USA. Work too hard for my money to be scammed by these people.

      +Alexis Keys I wouldn’t particularly recommend any. Ghana doesn’t really work that way. It’s best to find an area that you like, see a house that you like and go from there. You can find people that can take you to look at houses but quite frankly you will waste your whole day. If you watch my video about renting it will explain more.

    I really dont want to leave a negative comment but i find it hard to believe that i just watched a 20 min video about rent in Ghana and not once do you mention any prices. how hard is it to say a one bedroom will run you this much per month with a year of paying in advance

      +DEVRIN ALLEN hi. I deliberately don’t mention a price because there are no fixed prices for anything here. A landlord can charge what they like. To give you a little example of price. If you watch my house tour video, that cost us roughly $500 a month. A one bedroom self contained could be 300 cedis or $300 depending on the area. Prices are very different from the Uk or US. There’s no regulation here and no estate agents that command prices of areas.

      Hi! Yes I mentioned cantonments. It's quite an expensive area but very nice if you can afford it.

    If it is not too personal question what area do you live in ? My friend who is Ghanaian & I rent a 1 bedroom in Tema the owner is very good but it is a little way out so traffic is a problem.We pay 1500 Ghana a month (12 months in advance) I think you told me you have 3 children so I guess your property is bigger.The other question I have is did you buy the membrane for the house you are building to stop rising damp in Ghana ? If so can you tell me where please.Thanks.

      Hi. I live in Adenta. It's a 4 bedroom house with an outhouse, we pay 1500ghs a month which is not too bad. We got our DPM from the UK it's quite hard to find a quality one here. Most of what we have seen here can be torn by hand meaning that it won't last very long so won't do the job required.

    noooo. one lady who was interviewed in Ghana has a three bed room home over looking the mountains for $266.00 a monthI heard other people who live their say how inexpensive it is .. however , I have seen condos In Ghana and other expensive realty

      +marty mart you can get very low rents depending on where you want to live, the further out you go the more you will get for your money.

      Yes of course, you can build yourself if you have the know how or you can hire a contractor to do it for you. If you know you will be permanently living here then I would build over renting.

      Some other nice but expensive areas are East Legon, Airport Area, cantonments, trassaco. There are a few of them but do stress they are expensive unless maybe you do a flat share if you are single or something like that. If you can afford it they are really beautiful places.

      +VICTOR SAMUDA YAW ANKH RA AKAN There are some expat services around but to be honest expat services cost expat prices. I'm Ghanaian so I feel that I could negotiate better services myself. All due respect to everyone but when it comes to these things locals will have more respect for another Ghanaian they can relate to.

      Haha, No at all. You were really good at impersonating their call. I had others listen to you and they laughed and agreed that you were pretty good They only wished that you would have included Accra, Accra, "Round about" and Junction. lol
      On a more serious note, I actually believe a Tro Tro mate is one of the most honorable jobs a person can do in Ghana. I have observed many mates. I have found that most are REALLY smart, fast at math and have an EXCELLENT memory. I have seen so many people try to cheat mates on crowded Tro Tros. They will look away from the mate and pretend that they have already paid. None have ever succeeded. lol They have all been able to recall where they "picked them". lol Kudos to all of the hard working Tro Tro mates. Thanks for sharing dear. I am loving your channel. Given whom you've married; appear more like girl from southern Calif. valley; and attract many whites on here, do you find many immigrants like you?       It may seem cheap when you convert currency but you really shouldn't do that. You have to look at the money as in its worth here otherwise you will get ripped off. Trust me I've been there done that got the t-shirt! 😊

    Renting in Gh can be nightmare for landlords too. My mum has a house in Adenta but she is based in the uk. The rent she was charging for a 3 bedroom house in that area was dead cheap. The last two tenants have been a nightmare. One was a distant relative and the other a friend/ex work colleague of her brother in law. At one point they both stopped paying rent. The friend of the family hasn't paid rent for 5 years. Both refused to leave the property when asked. Didn't look after the property. Major work needed to be done to the house before renting it out again. Both tenants told people that they property belonged to them when people came round. In the long run my mum is out of pocket. She has now found a new tenant via an agency.
    My two cousins rented a house for their elderly mother in Ghana. The landlord gave them a renting period of 50+ years. We have the paperwork. The landlord died and his children have tried to force my Aunty out by all means.

      They took two of the bedrooms in that house. No running water.
      When my mum's distant relative tried to move in 2004. The care taker also didn't want to move out. When he left he locked all the doors in the house. Once we forced the door open (which needed to be replaced) he had left all the lights and fans on.

    Damn, every time I turn on you channel you have something bad to say about Ghana...lol I mean, if it's that bad, why stay there if you continually have something bad
    to say about where you lay your head...? If it's not the mosquitoes, it's people breaking into your house, if it's not people breaking into your house, the rent is too high.
