    Lol ... Those latches on the storage building seem to be wrong ones .. I could be wrong but most of the units that I worked on during my time as maintenance the latch would be on right side of door with sliding part on top ... I did install latches same way as these are because they were the only latches we purchased and we had very few units in which they had to be installed on the left side...I don't know...seems foreign to me if sliding part of the latch isn't on top... Looks like it's Chateau brand if I'm correct ... The particular ones your dealing with look like they don't come with those cylindrical washer things that a two bolt latch would have to help give it room to slide properly ..without them it'll be too tight up against the door... Next time bring a pair of vice grips and a hammer ... Also make sure latch isn't resting to heavy on mortise (the hole the latch goes into)... Should be able to lift door slightly to relieve pressure... Anyways like your content.. have fun and be safe out in the thunderdome (I hate how they drive out there , specifically all the oil and gas workers ... It gets ridiculous on 20 sometimes from what I can remember)

    Whats tje least to put down on some land and is it possoble to get bank to finance it or it has to be 20% down bare minimum of course?

    Am i understanding correctly? You guys are essentially trying to flip it for more than x2 the initial investment? Seems kinda crazy but can't knock the hustle brodie. This is giving me ideas

      2X is low. We typically get 3-5X+ when doing these. This will have improvements such as roads, but even just creating smaller lots with a survey adds a ton of value. Yes, sometimes it really is that easy

    I think the opposite will happen and you'll sell the house quicker than much of the land mainly because that is a really nice house.

    Thanks for the insightful video. Could you tell what would be the expense to lay the roads? What kind of road do you plan? Also, are the lots sold without utilities?

      Just got the bid… road and dirt work for drainage ditches at $157k. About 6000 feet of road. 6” caliche (gravel) compacted to 4”

    ADD THE MARKERING ON STAKES THE NEXT YOU PLAT THE NEXT ONE. HATE HOA. YOU CAN JUST ADD ROAD TO COST OF LAND IMPROVEMENTS.

      2 weeks. You need a good surveyor and treat them well so you get priority. Also on these minor subdivides they’re easy. Major stuff will take longer

      Cartel? In midland Texas? Maybe I am missing some inside information but this is well over 100 miles from the border… no Cartel issues here that I’m aware of. This is a solid mid sized city in Texas. No border town

      Oh there's definitely drug cartel and drug activities in Midland/Odessa area! However it's pretty much everywhere

      Drilling hasn’t stopped in West Texas. 99% of Texas is privately owned and the feds have zero say what private owners can do with their land. The stop drilling/fracking EO’s only apply to federal land.

    Have one of those ranchers teach you how to cross a barbed wire fence because NOBODY lays on the ground and crawls under for God's sake. You are going to end up kissing a rattlesnake or scorpion. Rolling around on cactus doesn't feel that great either.
