Lol ... Those latches on the storage building seem to be wrong ones .. I could be wrong but most of the units that I worked on during my time as maintenance the latch would be on right side of door with sliding part on top ... I did install latches same way as these are because they were the only latches we purchased and we had very few units in which they had to be installed on the left side...I don't know...seems foreign to me if sliding part of the latch isn't on top... Looks like it's Chateau brand if I'm correct ... The particular ones your dealing with look like they don't come with those cylindrical washer things that a two bolt latch would have to help give it room to slide properly ..without them it'll be too tight up against the door... Next time bring a pair of vice grips and a hammer ... Also make sure latch isn't resting to heavy on mortise (the hole the latch goes into)... Should be able to lift door slightly to relieve pressure... Anyways like your content.. have fun and be safe out in the thunderdome (I hate how they drive out there , specifically all the oil and gas workers ... It gets ridiculous on 20 sometimes from what I can remember)
Am i understanding correctly? You guys are essentially trying to flip it for more than x2 the initial investment? Seems kinda crazy but can't knock the hustle brodie. This is giving me ideas
2X is low. We typically get 3-5X+ when doing these. This will have improvements such as roads, but even just creating smaller lots with a survey adds a ton of value. Yes, sometimes it really is that easy
Thanks for the insightful video. Could you tell what would be the expense to lay the roads? What kind of road do you plan? Also, are the lots sold without utilities?
Cartel? In midland Texas? Maybe I am missing some inside information but this is well over 100 miles from the border… no Cartel issues here that I’m aware of. This is a solid mid sized city in Texas. No border town
@@jonjasniak back roads bro. I've looked into all of it sense 2018. It's nights you need to keep your head on a swivel. They travel everywhere at night. And do you really think someone going to say, oh no, it's just wonderful over here ! No problem at all🤔🙄 People are leaving in droves and they need to sell. Your a Business man..right. Would you show your hand ?😉 ✌️😎
Drilling hasn’t stopped in West Texas. 99% of Texas is privately owned and the feds have zero say what private owners can do with their land. The stop drilling/fracking EO’s only apply to federal land.
Have one of those ranchers teach you how to cross a barbed wire fence because NOBODY lays on the ground and crawls under for God's sake. You are going to end up kissing a rattlesnake or scorpion. Rolling around on cactus doesn't feel that great either.
Congrats, I love how your making it possible for average people to be able to buy a piece of land now adays.
That house is beautiful. I would keep that for myself 😂
Killing it Jon! Very inspiring my man
I know exactly where that’s at. I drive by there a couple of times a week lol. Congrats sir
You have an uncovered asset there Jon, lava lamps just take a minute to heat up
But the light has to come on. The light didn't come on
Is water available to these lots or would they need a well?
How much are the lots going for? Looking to start building houses in midland area whats the location for here?

I could not figure them out 😫
I've done truck deals before it's always interesting
Whats tje least to put down on some land and is it possoble to get bank to finance it or it has to be 20% down bare minimum of course?

By this comment I’m guessing you have never seen the cost of raw land vs improved lots. 🙄
You can get up to 75k a acre in this area
I think the opposite will happen and you'll sell the house quicker than much of the land mainly because that is a really nice house.
I hope!
How did you get started in buying these lots?
Been at it since 2017. Found it on a podcast
@@jonjasniakwhat pod cast? And could i contact you for some mentorship??
Thanks for the insightful video. Could you tell what would be the expense to lay the roads? What kind of road do you plan? Also, are the lots sold without utilities?
Just got the bid… road and dirt work for drainage ditches at $157k. About 6000 feet of road. 6” caliche (gravel) compacted to 4”
@@jonjasniak thanks. Also, do most counties allow to subdivide with dirt roads? I ask because it would be expensive to construct asphalt roads, right?
i was wipin my nose like that last night to HAHA hustla baby
Good information! Where do you find these deals?
ADD THE MARKERING ON STAKES THE NEXT YOU PLAT THE NEXT ONE. HATE HOA. YOU CAN JUST ADD ROAD TO COST OF LAND IMPROVEMENTS.
How long is it taking you to survey these. It's taking me months in the county I'm in.
2 weeks. You need a good surveyor and treat them well so you get priority. Also on these minor subdivides they’re easy. Major stuff will take longer
House could be the HQ/info center for the project and owner humans. Sorry, just an idea guy.
lol nice
Those fish will die without some shade. Does anyone do solar in West Texas? All you have to do is replace the bulb in the lava lamp.
Right smack down cartel lane😬
Good luck🤕

Oh there's definitely drug cartel and drug activities in Midland/Odessa area! However it's pretty much everywhere
@@jonjasniak plenty of cartel in midland. I20 is drug and trafficking central.
Do you live in heaven or are you just blind and dont see that your city has crime aswell
i hope that this l;and is protected and will not go to a promoter
THe great correction is coming and the bottom is going to fall out of the real estate market.
I agree, but less so owner financed land
Dude your about to be RICH! Trump gets in office and they start drilling again? You should hold out on some

That is stupid having HOA
Agreed lol
I agree but who's going to upkeep the road?
Hoa fee in Texas 🤮
People are getting tired of hoa in midland.

No ones going to buy that crappy dry land behind the main house. you and your partner are filing bankruptcy soon
Never been to midland texas huh? Riches city in Texas and we have a huge housing shortage.
