@@LANDIO - I wasn’t trolling, and I was serious. My first thought as a general rule in my 45 years in owning businesses is to question just this. Yes to everything you said. I have started and bought businesses, and have run into several cases of a great salesman showing amazing financials, then once I took over the business I find multiple liabilities, upset customers, etc. I’ve known a dozen people who start businesses, push like hell. Hire great people, but once sold those people follow the entrepreneur to their next project, and you are left scrambling.
Probably water issue or no workers or debt maybe. Farm in making money doesn't mean owner don't carry any debt
@@jabesparker12 - Possibly true, or equipment is old and current replacement costs mean they wouldn’t be profitable for a time 🤷🏽♂️. Water usually isn’t an issue in Texas like it is in Colorado, Arizona or whatever. LANDIO’s response may be correct and true. I wasn’t trying to be as skeptical as it sounds. All I know is assuming they have family that can take over a business, most profitable businesses are kept in family corporations. My assumption was the family wanted to cash out for some reason, ignoring long term income. If I was buying a farm, I’d take a closer look.
@@Erin-Thor you could very well be right or it could be that the owner was speculating a tornado in the near future. just kidding good luck to who ever is buying but i do not have one dime of faith on the seller u never know what the mark up is between him and the owner it could be anything. plus near 3000$ per acre is solid 9-10 years of good soyabean harvest correct me if i am wrong I am doing a optimistic calculation of $300 per season were as University of Kentucky shows an average profit of $194 per acre. with global warming dancing at the door I highly doubt that.
