To live on the property legally, you will need the Certificate and permits for a dwelling, a domestic well and a septic. The county building department and the Environmental Health Department have standards for wells, septic, and structures. That being said, some people do what they want but it isn't legal and I of course don't recommend going that route.

The county building department does not have a minimum GPM required to build a house. But you do need enough water to run a fire sprinkler system, not sure if water tanks would suffice as you would need to talk to the Fire Marshal about that and water tanks are required if you build a home. But this is a Ag well anyway and you need a domestic well and a Certificate of Compliance on this property first anyway before you can build a house or pull a well permit for a domestic well. It's an absolutely beautiful property ! ... Couldn't someone build horse stalls keep horses there and a travel trailer/5th wheel on the property? It's not a brick-and-mortar structure so it wouldn't require permits. Is that something that would be realistic ?
Thank you for all the great land footage! I'm California dreaming today 😊 There is something in the large hole, in the oak tree. I don't think it's a bird's nest, however. It looks like a large animal eyes inflorescence. I think it may be mechanical red lights, though. @ 4:44 Cheers
CA propery taxes are great ...1.25% on what you paid and they can really be raised much over the years...but, getting fire insurance in CA now is as very dicey..
Would love the land since certain county acre per land is expensive. 15 acre already 200k plus or even worse 1 million depend on the county. Some land had different codes. If it is developed land it is cheaper. If aggr it is higher. If resident/ rural resident is even coster since housing is in demand, you can build a house on it and sell higher. In this case, i would assume develop land/uncode which mean you can choose what you want but county can change your land code without your input and you usually have to protest against the county. From what the price you stated, this is very low compare to other county which would had already close to 400k to 800k
The soil changes depending on where you are on a property. So, your system may fail if you put it in a spot that wasn't set up for it. Length of leach line needed, how deep its buried, etc.
Not much to hunt that I've seen. I have acreage in Arkansas where I live now and I have more deer and turkey than I care for. Not including my crazy ass chickens. Lol. I've thought about moving back to California but I haven't been that far north hunting for land. I grew up in Lakewood and Long Beach cause I was born in Torrance. The last time I was there was in 1989 delivering a load of produce from Florida and I didn't like the changes I seen. We used to drive on the beach across from the queen Mary but I saw that they built a marina there now and what about all those gangs now? Hell we use to drink beer at the park in Lakewood at all hours of the night but a friend of mine said if you go there after dark you might just get shot or something? Boy I sure miss the 1970s and 80s. We had some fun back in those days. I learned how to drive a tractor trailer going over the Grapevine three nights a week and ran locally 5 days a week all over Southern California. RC freight systems in Vernon CA.
Will the fox get my chickens? Otherwise it seems good for raising critters and long term camping. No residence only coops or a pen . yay! as long as a "river runs through it" . Goat mow

You could build a big secure pen though, I f I was gonna move there i'd talk to th efolks in that one house and see how much of a pain the county is. also it looks like spring Id want to know how that spring does in the fall
Well the city will definitely let you set up your camping tent to live in. And your property tax is gonna be based on developed nearby cities. Other than that forget about insurance on your property. Or good luck getting a permit to build on that wilderness under CDFW control. For sure you’ll get a camping permit for a few days.
I'm sorry but your way off on your data here. The county, not the city is who you go to for questions about development. Taxes are 1 to 1.25% of the assessed value per year and not based on any nearby city. There is a house across the road from this property and a few ranches with homes as you drive in on the county maintained road. Why can't one get a permit? This property has permitted AG well.

Is there gold there? It looks like property was mined in some eroded hill areas?
I think that is caused by the creek flow over time, I don't see any sign of mining. Cottonwood Creek has gold, so this one could too. They are very close to each other.
There's gold all thru that area.Ipanned it back in the 90s and made daily wages .180 to 200 a day.Hard rock mines 15-20miles north still working.
Taxes on this would be way cheaper then my house. I live in the east bayarea.I'll definitely buy some land next year. I'll contact you when I'm ready.
Bigfoot and I will be waiting. 👣
Beautiful land and cheap. How is that possible in CA anymore? Im thinking if coming out that way as a workng class homeless guy and looking to settle down there eventually. Lmk if thisnis still for sale in a year or 2? Looks beautiful and love the wildlife!
Because CA is a big state and everything things every thing is exactly the same for the whole state and it is not.
John, will a tiny home on wheels need a Certificate of Compliance?
Yes, and to get it permitted it would need a permanent foundation as well as the rest; a well, septic, perc test, etc.
Can you tell me about restrictions? Water rights? Mineral rights? Easements? Mobile homes ok?
That property sold pretty quick. My website has the ones that are currently for sale.
MountainValleyLand.com
I was thinking of looking at that land, thanks for videoing it.
No problem 👍 However, it is currently in escrow.
It's an absolutely beautiful property ! ... Couldn't someone build horse stalls keep horses there and a travel trailer/5th wheel on the property? It's not a brick-and-mortar structure so it wouldn't require permits. Is that something that would be realistic ?
Only if you didn't live there full time. There is no septic for your 5th wheel etc.
Thank you for all the great land footage! I'm California dreaming today 😊
There is something in the large hole, in the oak tree. I don't think it's a bird's nest, however. It looks like a large animal eyes inflorescence. I think it may be mechanical red lights, though. @ 4:44
Cheers
Great eye! I added it to the video for fun. Most people have not noticed it. LOL
@@MountainValleyRealEstate
Lol 😅
Is that land allowed for grown-up cattle?
The whole area is open range.
Tarantula! On the camera. Quail after barb wire, singing, “Roberto! Roberto!”
That is a big tarantula! LOL
Could you place a camping trailer on the property?
Place, or live in full time?
@MountainValleyRE Sounds like you can place one on the property but can't live in it?
Did you just tress pass into another property ?
how much property tax need to pay every year?
Please see my answer on the other comment near yours or watch the video as I explain it there too.
CA propery taxes are great ...1.25% on what you paid and they can really be raised much over the years...but, getting fire insurance in CA now is as very dicey..
Does it have water rights?
There is a riparian water right in CA.
to help clear out land could you do a controlled burn??
Great question. Maybe in the winter but you would have to check with Cal Fire first.
Probably not.
What are the terms?
Typically, 20% down, 8 to 10% interest, and up to 5 years on the length.
What was it that Attacked that Trail Camera ? (?) It may have been That Deer @ 3:15 who had been So Dear to that Wolf after !
It appears to have been a squirrel. It knew that the camera was not a normal part of th tree is my guess.
Chipmunk or Squirrel 😂 but maybe an alien visitor
A visitor for sure... LOL
Why don’t the owner have a percent test done? Before selling it?
If they did that, then the new buyer would have to do it again unless it was done exactly where the buyer wanted to build a house.
@@MountainValleyRealEstate why does it matter? If you just have a shit tank and pump it out
The soil changes depending on where you are on a property. So, your system may fail if you put it in a spot that wasn't set up for it. Length of leach line needed, how deep its buried, etc.
Can I make my house in middle of this land and is it allowed to do hunting ? Please reply 🙏
I'm sorry, but it is now sold. I do have other ones coming up very soon that are similar.
Can we hunt there if we buy the land ?
That is what I've heard but you should double check with the POA. Property Owners Association. Google Trinity Alps Preserve Ono, CA
What area is this how much of the land is flat?
It is in Ono, CA and a decent amount is usable for sure. It is also sold now.
Love 😮 to take a look at this one and a few others that , I have seen you host .
Absolutely! They have been waiting for you too.
Will the fox get my chickens? Otherwise it seems good for raising critters and long term camping. No residence only coops or a pen . yay! as long as a "river runs through it" . Goat mow
Put your chickens in an area where the fox etc can't get in. Thank you for the comment.
fox maybe morn likely wylie coyote or the pigs would be hell on Free range chickens. You could build a big secure pen though, I f I was gonna move there i'd talk to th efolks in that one house and see how much of a pain the county is. also it looks like spring Id want to know how that spring does in the fall
How far off the paved road is the property?
2.2 miles.
Would be perfect to put my camper on and enjoy the property.
After springtime sure as kernville area turns brown.
Yes, green during winter and spring.
How much are the taxes every year
1 to 1.25% of the assessed value per year. Last year the taxes were $788 and assessed at over $75,000.
2:18 buck deer Rubbing his antlers
Thank you for commenting!
@@MountainValleyRealEstate first off, You’re talking about lawless California running by a bunch of Scam artists. Secondly, the astronomical expenses of building middle of nowhere is not advisable with today’s market prices. Finally, if that property was a keeper, you wouldn’t sell it so cheap.
*not enough trees for my liking. I wanna be surrounded by dense tree coverage with a cleared out area right around my home etc. and then I wanna build a resident-quality treehouse! cant wait.*
What about fires?
@@mardono1 *what about them? 99% of fires are manmade. not from nature just combusting into flames. just have flat/bare areas between wooded areas, have water systems in place.. & other measures. paint your roofs BLUE 😉*
Can one legally hunt this property ?
I mean after becoming the new owner
You can shoot, so you can probably hunt if you get the correct permit. You can look at the CCRS. They don't say anything about not hunting from what I saw and the old POA said you could hunt and shoot. You could ask them yourself and see what they say.
Hello still available this property?
Hi! No, this one is sold. I do have another with pigs on it though. See link below.

Yes.
Is there poison snake?
Rattlesnakes are in California but I have only heard one once under a wood platform to a shed and I've been selling land since 2005. They are poisonous though.
what is the actual address for this property?
Lot 4 Bland Rd. Ono, CA 96047. This is vacant land, so it does not have a physical number like most properties that are rural and not developed yet.
41 acres how many meter square ya ?
Google says.... 165,921
@@MountainValleyRealEstate so it means 16 hectares
Thank you very much yaaa

That property is now sold. I have another that has a ton of pigs on it if you are interested and the sellers may carry the note on it. It was also just surveyed.

For a short period. Get them to build check dams to slow and spread out the water so it soaks into the aquifer
Is there buyers finance available?
Yes, the owner may carry.
Water and lots of wild boar carnitas.

Not this particular property because it is sold. That is a good question, but I think you can.
Shoot the same video in late August and show us what the creek looks like then. lol
I have a few of those for sure and for sale right now. Dead grass and slow or no creek. I shoot the video when I get the listing. This one is sold.

Great guess! I agree with you 100%.
What cost alot is the PROPERTY tax
Where is the land?
It is in Ono, CA about 35 minutes west from Redding, CA
Definitely counted me out when you said California... NO WAY!! That was a squirrel on the camera for sure!
Yes, I agree it was a squirrel.
Such closed minded. You don’t know anything about this part of CA.

Some states do not allow you to live in an off grid house. I'm in Florida and it is illegal here.
