Buying Off-Grid Property in Arizona!!

  • This was a trip I took back in Dec.of 2022 to look at buying some off grid property. This trip took us off to Saint John's, AZ to Apache County. My friend Ian ended up purchasing 37 acres. This off-grid property is amazing. I can't wait to spend a summer hanging out. This property sits at an elevation of 6300 Ft. Should have pretty amazing summers!!

    There are a lot of cheap lots in the Southwest, although maybe not as spacious as this property. A couple of popular TH-cam nomads have bought property in Apache County. Bob Wells, king of the TH-cam nomads has also bought land in Arizona.

      I am thinking live on the property in Apache county at 6200ft. elevation. in the summer and Travel down to Yuma area in the winter😊

      @@LetGoAnLive I am looking at land at that same elevation by Concho. You will still want air conditioning, even at that elevation. I am currently living at 5300'.

    I am currently looking to purchase in Apache around Concho/Show. I'll be visiting for a month in June to explore. Any advice from those who have recently purchased in the area? I have found a LOT of land fraud in the area through my research, and I will be using a realtor and title company. I am interested in your recent experience purchasing in that area and any obstacles you may have encountered in the process.

    We purchased 2.5 acres south of Concho,Arizona October 13th 2023. I should have done this 25yrs ago!!! But we have it now. We are looking for peace and quiet.... We need that so much. We want to be there by May!! God willing.
    Question?? Is there electrically service near south Concho,az ?? We're about 5 minutes south of Concho.

    I live in Tucson I prefer a Cactus myself but I do like juniper trees and that is a nice area. I’ve been in that area many times. Good luck. We’ve been going through couple months of 100° temperatures down here not sure what it’s like up there.

      Much cooler in St Johns than in Phoenix, its not in the 100's at all.. Northern Arizona brings a lot more rain, wind, clouds and much cooler weather 👍 it's nothing compared to Phoenix or Tucson heat

    I bought land in Seligman before researching local codes. Selling that property and searching in Apache and Cochise. I didn't see land like that in St.Johns. looks more like Concho.

      @@marenshaw2526 I found it helpful to check the zoning codes for every county I have looked at land in or where I have lived. If you want to buy land to build a house, will have a septic system installed, and a well put in plus be hooked up to the grid, you probably won't have a problem other than the bureacracy.
      If you buy under 10a in most counties, it will be further restricted than larger parcels. Where I am shopping in Apache their "highest" acrreage category is 18a. This primarily applies with what you can do with the land, i.e. Hipcamp or some alternative usage.
      The counties have restrictions on how long you can camp on your land, some counties 6 mon/year, some like Yavapai, 2 weeks. Yes, you buy land in the boonies and can camp on it more than 2 weeks a year, yes, that is a thing.
      Next...like in my case, I wanted to put a storage container on to secure my tractor, ATV, etc. in while away. Nope....unless you have 10A you can't have a storage container unless you are building a home.
      Because my 8a was also in a POA, they had many restrictions.
      You just need to read all the rules, maybe talk to the neighbors. Almost all communities have a FB page to check.

      @carolmaplesden916 depending on what you want to build, you might need sewer. With sewer you have many building options

    I purchased 20 acres a few miles from St. Johns this winter. I haven't visited it yet. Does anyone know a good surveyor there?

    Off grid in Arizona means don't leave your property alone for to long if you develop it in any way....believe me. O yea watch for snakes...two legged the worst.....seriously.

      Actually only about 200ft. There sits a big aquifer right below the ranch..

      Yes, there are Elk, Deer, and Antelope in the area. Grew up in Eagar AZ and the deer and elk usually move down from the mountains into the high desert during the wintertime. There are also a lot of black bears and mountain Lion soon the area.

      Most definitely snakes are around. This property is 15 miles off the main road back on dirt roads. Very remote😊

      @@asheleybroadway any water source they will come for, keep rodents at bay, they like shade when its hot, keep bursh where you live down, don't leave places for them to hide, lumber, building material ect. There is snake fencing, kind of expensive though. Keep your dogs close..... Sharp eye...

      Actually there is a huge aquifer under this ranch only down about 200ft. There are personal wells all over the ranch and also a public well for water hauls.Can't wait to start developing this off grid property.

      It's not a furnace since the property is at 6200ft. Not all of Arizona is hot...

      There's lots of areas in Northern Arizona that are above 5,000 feet. Nice and comfortable.
