Rogue River, Farewell Bend Tent Camping
Farewell Bend Tent Camping on the Rogue River in Union Creek, OR
What a great campsite as it sat right on the Rogue river. My tent was sat up right next to the river and I slept amazing as I could hear the roar of the Rogue. We also ventured into Prospect, OR and hiked along Mill creek.
What a great weekend get away to reset for the week.

Buying Off-Grid Property in Arizona!!
มุมมอง 20Kปีที่แล้ว
This was a trip I took back in Dec.of 2022 to look at buying some off grid property. This trip took us off to Saint John's, AZ to Apache County. My friend Ian ended up purchasing 37 acres. This off-grid property is amazing. I can't wait to spend a summer hanging out. This property sits at an elevation of 6300 Ft. Should have pretty amazing summers!!

Great Basin Bristlecone Pines, Oldest trees in the world!

Great Basin Bristlecone Pine trees are known for being the oldest trees on the planet! Yes you read that correct. These trees grow in isolated groves just below tree line. I just finished up my seasonal job at Yosemite Lakes and it was time to head out. I really debated on driving my 35ft motorhome over Tioga Pass since its a really narrow and high mountain road. Yosemite's Merced Grove of Giant Sequoia’s

It's the smallest grove of California's Giant Sequoia's with only about twenty of these venerable creatures, Yosemite's Merced Grove is the smallest of the three groves in Yosemite. Like the Tuolumne Grove its down hill down to the grove Difficulty: It's a smooth, wide trail (part of it is a former road), and it's not a very long hike. I lived here for 62 years, I would suggest the San Pedro river basin , which starts at the southern border and runs 130 miles north to Winkelman. Why????? Unlimited water at an average of 30 feet down. .As long as you are near the river basin. Without water do not buy anything. My wells have water at 12 feet down to about 60 feet. Most wells are 60 feet deep in that river basin. Some can pump over 1,000 gallons a minute. You will not be able to get a permit for any commercial wells. Water first, We have the best weather in the country most of the time. Before you buy anything a survey is a must, title search, from a title company, done through escrow. Make sure you use a title company and go through the escrow process.. A relator maybe , better to use a lawyer that specializes in real-estate. A big money purchase that need to be done correctly the first time .Road access is very important, Hwy frontage is always the best. You have to have legal access! Easy access also. I own a 55 acre ranch in Duddleyville AZ 85192. One last thin make sure your not in a flood area, unless to plan on building for the water. Built up foundations etc.

      @Step-n-Wolf ปีที่แล้ว

      @@marenshaw2526 I found it helpful to check the zoning codes for every county I have looked at land in or where I have lived. If you want to buy land to build a house, will have a septic system installed, and a well put in plus be hooked up to the grid, you probably won't have a problem other than the bureacracy. If you buy under 10a in most counties, it will be further restricted than larger parcels. Where I am shopping in Apache their "highest" acrreage category is 18a. This primarily applies with what you can do with the land, i.e. Hipcamp or some alternative usage. The counties have restrictions on how long you can camp on your land, some counties 6 mon/year, some like Yavapai, 2 weeks. Yes, you buy land in the boonies and can camp on it more than 2 weeks a year, yes, that is a thing. Next...like in my case, I wanted to put a storage container on to secure my tractor, ATV, etc. in while away. Nope....unless you have 10A you can't have a storage container unless you are building a home. Because my 8a was also in a POA, they had many restrictions. You just need to read all the rules, maybe talk to the neighbors. Almost all communities have a FB page to check.

      @@asheleybroadway any water source they will come for, keep rodents at bay, they like shade when its hot, keep bursh where you live down, don't leave places for them to hide, lumber, building material ect. There is snake fencing, kind of expensive though. Keep your dogs close..... Sharp eye...
