10 Reasons Why We Bought Our Colorado Mountain Property

  • In this video, I give you 10 reasons why we bought our 35 acres of land in Colorado's Mountains. I don't talk generally as to why I bought land (that will be in another video), but I talk about why we bought this specific lot. For those of your who don't know, we just purchased 35 acres of property in the Rocky Mountains of Colorado around a month ago. We are at about 7,200' in elevation and have camped there 3 times already!
    In the future, we would love to build a small off-grid cabin. But for now, we will just do some dispersed camping on our land. If you've wondered why we bought our land or you are looking for land and you're wondering if you should buy land, you need to watch this video! Thanks for watching!

    Dude you made a great decision. Take my word...as a common man with family who has invested in land & houses etc for 30yrs now, property is always $$ well spent. You picked a very wonderful piece there, I'm jealous. Also there will be a time where city living just ain't living. Take care.

    I just bought 5 acres in Colorado with the same mind set!
    It’s my “starter land”
    I couldn’t afford the full 40 acres I wanted yet, so i figured I’d practice the off grid lifestyle on this lil piece first.
    Small scale solar, small scale plumbing etc.

      @@alibertylover it's beautiful yes but our state government is very restrictive and almost everything you need, want or love is taxed extremely. Our property taxes are outrageous, our sales taxes are outrageousand our gas prices never stop going up. It's not a very free state at all

      @@curtiswright9494 Also the summers are hot and humid in PA. Way too much humidity lately. I hate it. The winters can be snowy and bad at times. Colorado (southern) seemed a lot better weather wise. I can tell you a lot of stuff in Colorado is cheaper than PA.

    Ive been looking at land for the last few months. Started looking in kentucky. Cheap, but mountainous. Now looking in colorado. 35 acres same as yours. Cheap near the mountains. Going to look at it in a week or two. I too have wanted some land all my life. Growing up we lived near a wooded area. My daily adventures were spent there. Thanks for the pointers.

      @@jsbrooks72 Yes. Right now I’m showering at the hospital before I leave work since I work on Covid units. Before covid, I had a nationwide pass to Planet Fitness, because they are just about everywhere. I’ve also used showers at campgrounds, gas stations, etc. Airplane baths in the van happen regularly in between showers. It’s not for everyone. I’m fine with not having a full shower or washing my hair every single day. Some people just wouldn’t be able to get past that. To each his/her own.

    Nice video. From the looks of your surroundings, I'm 110% sure we are nearby neighbors. I bought 36.6 acres for a great price. Talked it down to the high twenties; and am located next to the reservoir on a powered plot and access to two county roads on two sides. I love it and feel it was one of the best investments I've ever made.

    I wanted to say thank you for taking the time to make this and all the other videos. My family is going to be moving from east coast NC to colorado, we are looking in the general fort garland area as it has lots of 5-20 acre plots that even some have trees on them. I see what people are saying about RV and land use restrictions.. Castilla county (for fort garland) says 90 days but even then there lots of requirements about septic and wells etc. We do have plans on making an actual home on said property.. but its going to take a chunk of money to get an RV so we have something other than Tents and a dodge caravan to live out of, its going to take another chunk of money to purchase the land, and yet another chunk to either build ourselves or have built an house house on the property. Plus we want to also do cob/adobe style 'sheds and art studio' type buildings but that comes with its own hurdles to jump through.. and aside from power, water is going to be the biggest resource we need for all of the above.

      You're welcome! I'm glad the video was helpful. That is a neat area of Colorado but restrictions are tight. Anymore, restrictions in Colorado are bad everywhere! I can't think of a single county that doesn't have restrictions on camping or living out of a tiny house. It has gotten a lot worse since the tiny house movement.     Cool. l cant recognize any known topology landmarks in your drone footage, i suppose that is a good thing that nobody knows. For example you used to have Mount Princeton in your videos

      its a little tricky. I like people, especially campers but I’m either getting old or people are getting weird or both 😂 So perhaps its best to keep it for family and close friends and if you one day want to do a meet-up with your growing subscribers do it at another venue like a state park.       Lol, I think that's just a part of getting older! I am less tolerant of shenanigans now then I used to be. Yeah, we thought about doing a meetup at a group campground in Woodland Park, CO. The place is booked the rest of the year, so it'd be next year. You're the second or third person that's talked about naming the land, so I guess we will have to do that! I like the contest idea!     Dude, super helpful video. I know privacy and all that, but would mind if I asked what county you landed in? We've been looking for 2 years off and on, but all the different regs around RV and camping restrictions are insane from county to county. We're looking in Hartsel, Ft Garland and nearby. So just curious. Thanks!

      Thanks! Glad it could be helpful! We're in Southern Colorado, sorry keeping our county private. Our county is not the most strict but they are not the most lenient either. Most counties in Southern Colorado have similar camping regulations. You can't live out of your RV but you can recreationally camp. The number of days per month/year vary per county. But honestly, if you purchase land that is wooded enough, I don't know how they could enforce camping regulations if they can't see you! Maybe a nosey neighbor would rat you out.     Bought 10 acres last year for $10k in Costilla County. The property just got accessed by the county and it’s already valued at $50,200. Plus I can’t wait till I go camping with the family. There is still property out there that’s affordable, you just have to do some research.

    When I was looking for land I was under the impression that you couldn't camp more than 14 days on ANY land in Colorado unless you had a septic system. I was mainly looking in the San Luis Valley though. Anyone care to point me toward some counties where it's legal to camp and possibly have a composting toilet?

      Good question Mark. Every county in Colorado is a little bit different. Most counties will not allow you to live in your camper. Our county has a regulation of 30 days for camping but that is for an agriculture classification (we have a cattle grazing lease with our neighbor so that is how we have that classification). Other property classifications are 15 days or not allowed at all. If you research the "Land Use Regulations" for the county you're looking at, you can find out more information. Generally speaking, counties that are further away from large cities have less restrictions. Agricultural status land is not super restrictive and taxes are extremely low! Our annual property taxes are around $70, lol! Hope that helps!

    Hope all your dreams come true for you and your family there. wonder how far down you got to go before you got a decent water source. Main problem I find when looking to find my ideal property is the lack of a decent reliable water source, for me more important than any other issue.

      They do have water delivery there for in ground cisterns. Not sure how far out they go mile wise. It's cheaper than a well. A well could run $7000-$12,000 depending how deep.

      Pinyon pines are those trees. They don't grow super tall. They have a long life though. Some of the biggest trees on our property are probably 2-300 years old. Supposedly some Pinyon will live over 600 years. The wood smells really good when burned too. Thanks for watching Gerry!

    I'm getting a 5.1 acre lot for $8,500. I can tell you the dirt roads are very well maintained. They even will plow the snow off depending if there are houses there.

    Will you talk about precipitation in the area? After the recent last 2 to three years gee...extra land or a way to leave the city--a place to go---super! Can you do a video regarding ways around keeping one's huge RV parked while building. I don't want temp building but I do want to be creative tho visually appealing to just about anyone with good taste. I acknowledge that that's a subjective statement however. But yeah. Not junky. However I need that kind of freedom to build safe and sound without pressure to go too fast. Is rain catchment (sp?) allowed. Seems that far up and out ýou wouldn't be closely monitored. Not that crime is never an issue. That's a concern being soooo far out. I understand one would need to have the ability to rely on one's self protection skills etc.
    Would you make more videos about this including water accessibility, gardening, animals, fencing off your land, creating non conventional beautiful housing...can't think of what they're called. Large beautiful round tent like but super strong homes. Would you consider more topics. This was a very informative and enjoyable video. Thank you!

      Thank you for your comment! I will keep those video topics in mind for the future. As for precipitation & rain catchment, we only get maybe 10-12 inches of rain per year. Snow we get around 80-90 inches per year. Rain catchment is allowed, but Colorado law says you can only do 2-50 gal rain barrels, even on 35 acres.....it is really stupid. However, several of our neighbors have much larger rain catchment systems and no one has said anything. Like you said, you are pretty far out there and aren't closely monitored. With all the trees, nobody can even see a lot of the cabins that are there. Thanks for watching!

    Yup, you have to live now because tomorrow ... Great price. I have been looking all over. NC, Tennessee, Maine, Co, Az, NM. Retiring this year & I need cheap. In the mountains, I would settle for 3-10 acres. with some flat parcels for a house ,garage, & green house. Want a outside garden also & that could go on a hill if not to steep. As long as there is some privacy. How deep for a well in that area. Anyone know the price of get a well & septic put in in that area.

      Thanks Ted! I like the sounds of what you are looking for. Supposedly a well in the area is pretty deep, like at least 200'. As for price, I don't know. We are planning on doing a small off grid shed cabin. With that, the toilet (which will be in a separate building) will be composting and we will haul water since we will only be there part-time. I would guess that a well and septic, if fully hired out, would run probably $15-$20,000. That's just a guess based on the limited research I've done. Have fun looking and thanks for watching!

      What I've heard is to figure out the general vicinity and contact a realtor there. You can usually find a few of them on zillow. I'm a little concerned as our realtor is family with little to no experience buying or selling raw land. 😬 That's why I'm here doing my own research too. ❤

      @@theurbanthirdhomestead I have bought several parcels of land over the years and find that you do not need a realtor. Just go to a title company in the county the land is in. They handle everything. All you need is a contract for sale, which you can get off of the web.

    Hi there! I bought a 35 acre beautiful lot last year in Southern Colorado also. I recognize the landscape. We are probably a few miles away.
    The greatest challenge for us now is to figure out the water situation to move there permanently from Florida. I contacted some well drillers and they said that they have dry pockets in that area and if there's water, it's pretty deep like you say. We would like to grow our food, eventually and have a few animals.
    What do you suggest? Do you buy water from the county? Is there water delivery?

      Hey neighbor! Water is definitely an issue for the area. There is a fill station in the two towns nearest to the land, but you have to put in for an application. I talked to the county about an application but they said they primarily only accept primary residents. So, if you're building a second home, hauling water isn't really an option from the local fill stations.
      If we build a small cabin, we would probably do a rain catchment system. Given the square footage of our building and the infrequency of using the cabin, it would probably be sufficient enough. There is also a pay water fill station near where we live permanently so we could fill up there is we weren't getting rain. You can buy water and have it delivered as well. If you just Google water transport for the area or the Google the nearby large towns, you can find some companies that will deliver. Hope that helps! Thanks for watching Maria!

      @@ColoradoCamperman Your reply definitely helps me. If we were to go there, it would be our primary residence, so hopefully we would qualify to use the town's water filling station. Of course, we would do a water catchment system, as they allow (2) 55-gallon containers per the 600' dwelling.
      Have you ever heard of a system where water is produced by air condensation? We are looking into this. I've seen videos of people in Peru and other countries using "fog nets" and they seem to have found the solution for water scarcity. The nets catch the fog droplets, they drip down a pipe and into a receptacle. I can send you a link if you're interested.

For the rain catchment, I've heard you can get a variance to catch water into a larger tank. I don't know that to be true or not, but that could be worth looking into.       hi maria, we must be close also. i built a water collection unit last year and have about 400 gallons in it now. its a grid system piped into a tank and then piped down the hill to a filter system. i am right off 69, on 540 and would love to show ya. ill be there in a couple weeks

    Best offgrid system......look up......Jack Dody.....offgrid homestead high desert Colorado. Very enlightening ideas and he explains all the problems and how he overcame. All by rainwater at 9" a year with 4 month growing season in high winds, walls 5 feet thick, 4000 gallons under their bedroom, whole garden in containers, dark green plants, 75% solar heated and 25% wood stove. Still married, full head of hair. Smiling.

      Thank you! Good question. Yes we have. The requirements are kinda BS so we have changed our plans. The short of the long is that we plan on building a small 10'x12' cabin. That is the largest size we can build without a permit. We will also build a separate shower house and outdoor shade structure. All the buildings will be under 120 sq ft. We're going to see how we like that. If we use the little cabin a lot and it works out, then we will potentially build something larger. We will see!
      I have also considered getting a little cabin package from Sawmill Structures. Here is the one we are looking at: sawmillstructures.com/product/hillgrand-sd-kit/. It is actually reasonable priced given how much time it would save in building and the fact we wouldn't have to finish the inside of the cabin. I also really like the design! Stay tuned!       @@joeortolani9897 Anything under 120 sq ft there are no requirements. Most counties in Colorado are 120 sq ft. Anything larger than that you have to get a permit.

    I want land in the wilderness where I can build an off grid cabin. I come from a major metropolitan city. I want 70-100 acers, 4 seasons, Colorado, no HOA, codes bullshit, etc. Question, have you noticed if prices have been affected by the pandemic? I'm from out of state by the way.

      Hey John! Yes, from what I have seen, it seems like prices have been affected. We've been looking at property for quite a few years and it seems like recently prices went up. The demand has also increased quite a bit, even since we bought our property! We have some friends looking at purchasing land near us and now anything that is under 50k is flying off the shelves - this is for 35 acre lots. Our property sat for over 2.5 years (primarily due to the fact to previous owner left a lot of junk on the property). I'm glad we bought when we did because had we waited, I think it would have sold.
      One thing I have noticed though is that the 70-100 acre lots are not moving as quickly. So hopefully you are good there!

      Honestly, I had an ok experience with my realtor. I reluctantly referred him to a friend and he never responded or reached out to them. So I would not recommend him. Looking for land is a pain in the butt! Lol! I would use Landwatch.com to find properties and then take the MLS and look the properties on Realtor.com or Zillow.com. I would then reach out to the company is see most prominent in the area you're looking and see if they have someone that can help you. Hope that helps! Thanks for watching.

    I researched thousands of acres, most do have an HOA, for the infrastructure and more importantly bringing fast internet. Some didn't. Looks like west of Larkspur, southwest of Denver.

Just another layer of tyranny to deal with. It turns your " private property" into a public forum for control freaks & nosy neighbors to keep tabs on you. Some people have nothing better to do in life & they get ego gratification & enhancement out of it, kinda like cops. Beware , beware, beware. Also, it's a nation wide agenda to place your "private property" into a communistic status to further transform Amerika. Research : Agenda 21.

      Things have drastically changed since we bought our property. Prices are at least double what we paid. I would not recommend the realtor that I used.       Awesome! I used Landwatch.com and Realtor.com to find our property. We eventually hired a realtor to help. He was able to narrow down lots in our price range and help us physically find the properties. Property listings sometimes don't have the exact location, so it can help to have a realtor to locate the properties. I would also recommend going to the properties versus just purchasing based on pics online. Good luck and thanks for watching!

The further away from the big cities, your dollar will stretch a lot further! We found a good balance of price and distance from a city. However, we are not living there full time and do not intend to live there full time. If that were the case, we would have likely chosen a different area.       Thanks! Realtor.com and landwatch.com. I did have a realtor, he sort of helped me. He mainly just helped find exactly where the properties were located. A lot has changed in the 2 years since we bought. Listings are more accurate now with the location of where the properties are. 2 years ago, that was not the case. There was also a lot more for sale and at a reasonable price 2 years ago. Now everything is crazy expensive and a good priced lot is gone in less than a week. Our lot was on the market for almost 2 years when we bought it! Thanks for watching and good luck!

      I triple checked when purchasing the land. Our realtor was also a hunter as well so I told him that was very important to me. Heck yeah! We plan on shooting some clays to get dialed in for waterfowl season! I try not to show any of that because it will get me demonetized in a heartbeat. Flat with a little hill for rifle shooting would be perfect! I think we will need to build a berm for high power rifles, we do have a small hill, but I want to be safe about it.       landwatch.com and realtor.com is what I primarily used. Realtor you can search via a map which I liked. But landwatch.com seemed to have had more listings that didn't pop-up on realtor. Hope that helps!

    From your quick flash a lot of the land there is around 2k-10K an acre. Then the taxes for 35 acres would be nearly 1K a year???
    Have you drilled a well?
    My son lives in Westcliffe, CO and that area is attractive but anything with a house busts the $250K ceiling pretty fast
    On your property I could see a narrow home, three floors with a rooftop patio like a Mediterranean home and lots of solar and single well.

      Yeah, prices have gone up since we bought, but it's still maybe $1,500-$2,000/acre around here. If you get closer to the mountains around us, it jumps up to $3-5k/acre. Our taxes are super cheap because our neighbor leases our land for cattle. So we pay a whopping $73/year. If we didn't allow the grazing, it would be around $800. I know what you're saying about Westcliffe. Prices there have gone up big time over the last 5 years. We heavily considered buying there 4-5 years ago. It's amazing to see how much prices have gone up since then. No well yet and no plans of building something that we would need to pull a permit for. We'll see! Thanks for watching!

      No, I think I originally found it through realtor.com or landwatch.com. I ended up using a realtor after getting completely frustrated looking at property. So many listings out there have bad information. The realtor was able to get me better info and he helped me buy the property. The nearest town is 35-40minutes away. Thanks for watching!

      I looked on landwatch.com and realtor.com religiously every night for probably three to four solid months. I went out and looked at properties I found online. However, it was frustrating a lot of times because the addresses were not correct, I couldn't find the lots,or they were under contract, they had a HOA that wasn't on the listing, etc. So, I ended up reaching out to a realtor after getting very frustrated with the process. He showed me a few lots that I had overlooked and he was able to pinpoint their location much easier. So, if you want to skip the headache I went through, I'd say get in touch with a realtor. You'll likely need one to represent you when you close, so you might as well have them help you find a property. Thanks for watching!

It may have snowed/rained on Monday or Tuesday there. What do you have for a rain collector? We are considering making one when we get a shipping container.

      We bought in Southern Colorado, keeping our location private. While looking for land, I used realtor.com and landwatch.com. Ultimately, if you know you are going to buy some land, I would recommend getting a hold of a realtor. Information on listings for land is often inaccurate. I tried to check out multiple pieces of property and could never find them or the listing location was completely wrong or the property already sold, etc. The realtor was able to narrow things down a bit and show me properties that fit my criteria.       Nice, congrats! We have not seen a single snake on our property over the last year that we have owned it. We have small lizards, that is the only reptile I have seen. We've also seen on our game cameras bear, coyotes, bobcat, jack rabbits, and cottontail rabbits. Within a mile of our property we've seen antelope, mule deer, and elk but we have not seen them on our land yet. Congrats again and thanks for watching!

    You must check yorr covenants you got from the title company. Each buyer gets the.. prior to closing, that is a way a buyer can get out of the contract if they do not like them. Not to be confused with an HIA. Colorado has in some areas very strict covenants
    A restrictive covenant creates a deed restricted community. It is an agreement that states what a homeowner can or cannot do with their house or land. They are binding legal obligations which sellers write into the deed or contract of the property, and they can have penalties against buyers who fail to follow them. Always read and understand your covenants. That's why you close @ a local title company. Buyer beware.

      The minimum dwelling size in our county is 600 sq ft. We would like to build a cabin around 24'x28' - 672 sq ft. The previous owner left two cisterns - one that is around 450 gallons that fits in a truck bed and a giant 1500 gallon tank. Our plan would be to use those in combination with a rain/snow catchment system. Wells in this area are around 500ft+ deep, which would be way too expensive for what we're looking to build. So we would try to harness the rain and when it doesn't rain much, haul water if needed. Thanks for watching Ed!

      600 sq ft, however, they don't specify if that has to be on one level or if it can be two. It's also not specified whether or not that includes a deck. Some counties will say 600 sq ft footprint, so, technically you could have a 20'x20' cabin with a 10'x20' deck and be up to snuff. Thanks for watching!
