    We bought property off grid near Grand Canyon raw land...been here 3 yrs. we are in our mid sixties, we now have a tiny house, a barn and maintenance shed and we love it. but this is not a life for everyone though.
    we haul our water and run off solar and propane.. we work on our land everyday...and we learn everyday as well. Congrats to you and your journey.

    Congratulations on your land purchase...it's really beautiful and you will love it! We bought 36 acres in SE AZ and moved onto it in September and it's a wonderful way to live. Your property reminds me of ours with the rolling hills and the rocky nature...we LOVE the rocks...some might look at them as an annoyance, but it's a free resource and we have been putting them to good use :) All the best for your move onto the property and development. Very nice!

      Never to old! I grew up in Nevada and always have a love for the wide open desserts. People who have never lived in the desert can get fooled by the weather. High desert can get cold. I may not rain much compared to other places but when it rains! Haha I live in Florida now and really don’t care for the humidity that much. Nice property. Make your improvements and enjoy what you have while you can. I have thought about it but I would want to live closer so I could enjoy it more often.

    Are there any springs or water holes?
    Get some large flat rocks and cement. Create a bowl shaped pit at the river bed. As it flows water will get trapped and create a pool for animals and critters to drink all year round. Trust me you’ll have lots of visitors and it’s amazing to watch them via trail cam

      I've been in Arizona for 63 years, I have only seen a few springs in this state of Aridzona. Along the San Pedro river you get water. Drilling is hit or miss out side the river basins

      There are a lot of dry River beds that run seasonally. Apache County sits on top the Coconino Aquifer, so I imagine that they will digging a well or already have one on their property. There are springs in some of the areas, especially in the sandstone buttes and bluffs in the area.

    water catchment is a better bet than a well. Permaculture would be your best friend. Keep the water on your land instead of washing away.

      Is that Yavapai or Coconino? Yavapai Californians drove me out due to idiotic rules. Wasn't allowed to put in a storage container and restricted to camping on your own property 2 weeks a year to name two. Also a lot of that area is POA which adds another layer of rules.

    I looked in that area regarding buying land. I thought the land & main road was too far from Saint John plus no mail service delivery any more. There's already some issues with the board members, political crap. Good luck with ur property.

      Landwatch doesn't seem to have a lot of listings. Bought and sold my last property through Zillow and the one I am buying now. Zillow/Trulia list all MLS properties and FSBO.

    Yes there is a cat around, every april she comes to help herself to food...chickens, goats, pigs, alpaca, dogs. Dunno where her den is, but figure she comes in April to get food for babies. I'm sure there more then one, but I heard they claim around 250 acres as there turf.

      Am buying right now in Apache having just sold in Yavapai. Cochise seems to be most lax with code and Apache second. I don't care for the vegetation in Cochise and Apache is closer to my Rio Rancho home.

    Your land looks like it’s either near St Johns or Concho. My grandparents have had 80 acres 20 miles east of Snowflake for over 40 years. FYI it gets extremely windy most of the year. Maybe invest in some windmills for power.

    Love the Property, but that POA will keep going up. Doesn’t seem like much , but when your on a fixed income , it’s one more bill to pay. Just saying. If you don’t mind it , then all is good .

    TL;DR:
    I have about 40 acres in Elk Valley / St Johns area and I can see the Power Plant from there. It's been 10+ years since my last visit and at that time, my unit was desolate and abandoned, except for one house.
    I guess they had a fire and it wiped out most of what I remembered from my original visit and then remote purchase and maybe people also just bailed out.
    My plot was pretty far away from utilities and my recent annual statement was just received for $192 from the association and the property taxes are $120 / yr.

      The St. Jobns area is so much further from shopping. I drive through there to get to the land I am buying in Concho. I will be 22 miles from Show Low.

    We have been looking at 'Smugglers Roost' in New Mexico. 18'x100
    ' lot (of 356 lot potentially) Full hookups, dump drop, facilities on site: coin-less laundry, showers, restaurant nearby in Animas reasonably priced- for 6 month stays if buying a site..
    Plus we are still looking at Show-low, AZ rural properties that were affordable..
    Are you near any of these?

      Not familiar with smugglers roost, but it sounds great , properties just north of St. John’s AZ, which is about an hour east of Show-low , yes, keep me on the list to come visit , not sure when I’ll be back, but that’s the life of a nomad , I’ll make a video about my future plans soon.

    Hi! On my way there end of April for however long it takes to find my Konderosa rancho. Looking for same thing, 20 to 40 acs. Sold My place of 30 plus years In Joshua Tree, Ca. Was going to do the 1000 trails as I'm 2nd generation with them, the dues is cheap to keep, but I need a project to keep me busy. Would be nice to meet you then if it works out. Happy trails, Mike.

    How about "This Moment Ranch"? Because you are busy living in each moment, right? The land looks really wonderful. Shall you make diversion pools/berms/swales to retain as much of that monsoon water as possible, so you can plant shade trees etc, and green your high desert... If I had an extra bobcat I'd sent you one :-) Lots of work ahead, enjoy!

    Your acreage looks so cool for Off-Road Vehicle riding. I have a VW powered sand-rail outfitted with Mud Terrain tires that would be an absolute blast there on that property. Good luck with everything on your journey.

    Concho valley? Been here in AZ for since 1990 sure wish I bought some land up there back in 2010 it was cheap. Everyone is moving here now prices are crazy almost as bad as California now. If your 6000 feet or below it can get to 110 there. We have friends lived there since 1980's I was up there around Labor Day it was about 108F. Only bad thing is if you need EMS looking at 45-60-minute response maybe longer.

    Love the property. I'm leaving the Ozarks in a few to buy a few acres. I'll follow your page to keep up on what you are up to. I love the trees but I'm an old guy living for years in a bus with my dog. Need to plant my feet but 35 acres is way more than i can afford.

      Maybe you can find a place to long term rent a small parcel and live in your bus to see how you like the area. While looking for your permanent small place. I did a similar purchase but was 20+ yrs ago . Developed a few acres solo. Much younger then though too. Its doable but may need to find private owner & creative financing.

    Water source? Can you dig for a well (last I heard, that costs over $35K), or will you have to rely on having it trucked in and stored in tanks? We live in Yavapai County and may have to relocate because of increasing development.

    I wana do same. Looking at owner financing in apache county. Never been to arizona but i wish to do similiar with off grid living and camper van. Im excited seeing this as all the pics of properties im looking at look just like this:)

      ​@carolmaplesden916 according to frugal offgrid he said they told him living in his van, which he made into an "RV" is fine, he lives in it, and keeps it inside a barn. I'm thinking about calling them to make sure, I'm pretty sure it's Apache, and Navajo.. Those are the only places I know of you can actually just live on a piece of land, with nothing but an RV.. Mohave county you have to have a septic, which I was quoted is about 8,000$, before you can do anything more than camp on it for a few weeks a year. You can get a yearly special permit for an RV in Mohave county, but you have to have a county approved septic system installed. The frugal offgrid guy doesn't have a septic, as far as I know, and it's ridiculous that you need to have one, even if you use an incinerating/composting toilet.. Which you can do in Mohave, but you still have to have the 8k$ septic installed..

    Not sure if anybody else noticed this but in the beginning of your video between the times 0.25 and 0.50 what is the rocket looking thing flying in the air behind you which disappears and then in the same location something turns from a dull dot into a bright star and disappears?
