I agree! I haven't seen any nicely designed house or even nice interiors in any of the videos I watch. They may be big houses and mansions but really lack any design.. they are big for the sake of being big. Not only in Ghana... I watch these shows in other African countries and it's the same. @@ninobk196 thank you, I have been consistent with my criticism of these hideous being past off as luxurious. Some Africans get it and some get in their feelings about it, but the reality as more African real estate gets in the international attention they will turned into a laughing stock. West Africans need to improve their architecture game they are so behind and it’s clear that many of these home have no thought or respect for proper architecture and design. They are hideous imitations of western architecture, no indigenous elements and frankly simply unattractive. I am not saying this to humiliate anyone but for us to improve. Construction and architecture talent is severely needed in west Africa.
Thanks for sharing Vanessa. We are watching this and thought of an estate mansion we recently saw on the market in Montgomery AL for $980k. The home was approx 10,000 sqft on 15 acres of land, with private lake, a pool, a pool house, and separate carriage home for guests. Amazing architecture filled the home, and more. Now we bring this up because, looking at the homes in your video and others we saw while visiting and wondering what justifies these home prices. We love Ghana, visited just last yr but it has been a challenge in understanding the property values there. There is so much room for growth and improvement in development of basic infrastructure, home styling and offerings, the lack of these basic amenities just don't correlate with the prices. Hope to see more conscious builders come in and change that narrative, with unique styling, quality and affordable pricing.
Supply and demand. The market is what people are willing to pay, and these homes are close to local amenities, good schools, with excellent security. Also probably consistent power supply. These things are the top concerns in Africa and make all the difference regardless of how big the home is. People have the money to buy these homes otherwise people wouldn’t continue to build plus I think the profit when you sell would be very decent.

Pricing is determined by the area: since much in Ghana happens in Accra - Accra has about 7 prime areas: airport residential, Cantonment, Dzorwulu, Labone, OSU,East Legon and Tema. Historically foreign buying power some how influenced the cost of both rental and sale of real estate in these above areas. These are areas well sorted after by foreigners due to safety, quick access to shops, great schools etc. Ghanaians also buy, live, work and school in these areas. As a categorized developing country, foreigners seem to count in this situation of real estate pricing however, the overall understanding is that the pricing in these Accra areas are based on the same fundamental elements utilized across the world. Location location location. when you really dive into comparison with us and other country grade in building one will find that some finishing in Ghana can be better. But yet a building lacking quality finishing in these prime areas of Accra will still ask for a million dollars - this can throw people off. When they were young it was not a problem. Now they're old, maintaining these homes is a problem. People don't think about the continuum of their life. Eventually it becomes a burden regardless.

I never cease to be in awe of the ridiculous prices of these houses and the individuals that "freely" purchase them. In my opinion,, improving public amenities that contribute to the "common good" would make better sense.

I love Ghana because the people are friendly and welcoming but I'm definitely not in love with the housing market because properties are well overpriced. The first property has no character at all it's just massive rooms and the house is way old and with outdated furnishings. The design of the 2nd property just puts you off however it does have that cosy feeling inside and better designed but still well overpriced. I don't know maybe it's that British culture in me which has made me to be content with small or shall I say reasonable sized homes. I find that a family with 2 or 3 children in Africa will build a humongous mansion with space they don't need nor utilise. I can imagine the maintenance costs definitely not sustainable and I guess that's the reason why people end up selling these homes.

Clearly you don't know what an American floor plan it. All the rooms in the house are not in proportion to the house size. That is not an American kitchen. The bathrooms are to small. The maintenance cleaning alone would turn me off such a property. You would need more than two members of staff to keep this house decently clean. These houses would not appeal to conventionally sized families with two or three children and a married couple. Sadly these are to Ghanaian standaards exclusief houses which are completely out of place compared to the premises of the average Ghanaian living somewhere in Accra for example. I am sure within a distance of no more than 1 km from this building you will find numerous of people living in shaddy shatterde houses without any basic house facilities like a toilet, a bathroon in the house, running water and not to forget funds to make ends meet. It's a strugle every day. That is why I find this video in a way nice to see but it doesn't tell you of the normale poor circumstances onder which the majority of people have to live. It way off the reality in Ghana as far as I am concerned.

I don’t know why African cities think they can compete with expensive real estate from developed countries when they don’t even have half of the amenities that developed countries offer. Aside from that the home that I see in this video is ugly and has horrible design. The popularity of villas all across west Africa is due to the legacy of colonialism. In reality villas aren’t practical for most people. On top of that, people don’t pay property tax so roads aren’t being improved and infrastructure are not maintained. Sorry not impressed! A lot of these large lands will have to be rezoned and more variety of residential structures will need to be built to make better use of land space. Right now urban planning and effective use of land is severely lacking.

I love Ghana because the people are friendly and welcoming but I'm definitely not in love with the housing market because properties are well overpriced. The first property has no character at all it's just massive rooms and the house is way old and with outdated furnishings. The design of the 2nd property just puts you off however it does have that cosy feeling inside and better designed but still well overpriced. I don't know maybe it's that British culture in me which has made me to be content with small or shall I say reasonable sized homes. I find that a family with 2 or 3 children in Africa will build a humongous mansion with space they don't need nor utilise. I can imagine the maintenance costs definitely not sustainable and I guess that's the reason why people end up selling these homes.
The ironic thing is the popularity of villas in Africa is due to the colonial past and due to to the British.

I completely agree with you, these houses are only built with the American market in mind when you watch episodes like Cribbs Beverly Hills Miami Potomac et cetera et cetera you see these massive mansionz I am from the UK and would never buy such a massive house. The maintenance cleaning alone would turn me off such a property. You would need more than two members of staff to keep this house decently clean. These houses would not appeal to conventionally sized families with two or three children and a married couple. It seems to me like they are trying to attract rich Americans rich Middle Eastern buyers or rich Nigerians those are the only people I could see wanting such big houses or a rich investor who just wants to rent it out as a party space. Most homeowners in America do. So, the size doesn't really bother me. I can see how it can be overwhelming if you're not use to it. It's a nice layout in my opinion.

Sadly these are to Ghanaian standaards exclusief houses which are completely out of place compared to the premises of the average Ghanaian living somewhere in Accra for example. I am sure within a distance of no more than 1 km from this building you will find numerous of people living in shaddy shatterde houses without any basic house facilities like a toilet, a bathroon in the house, running water and not to forget funds to make ends meet. It's a strugle every day. That is why I find this video in a way nice to see but it doesn't tell you of the normale poor circumstances onder which the majority of people have to live. It way off the reality in Ghana as far as I am concerned.

I don’t know why African cities think they can compete with expensive real estate from developed countries when they don’t even have half of the amenities that developed countries offer. Aside from that the home that I see in this video is ugly and has horrible design.
The popularity of villas all across west Africa is due to the legacy of colonialism. In reality villas aren’t practical for most people. On top of that, people don’t pay property tax so roads aren’t being improved and infrastructure are not maintained. Sorry not impressed! A lot of these large lands will have to be rezoned and more variety of residential structures will need to be built to make better use of land space. Right now urban planning and effective use of land is severely lacking.
