    For $1.5m I’d buy an an acre of land in the immediate outskirts of Accra, build a better looking contemporary home, dig a borehole, input solar panels, hire a landscaper, build a beautiful perimeter fence, furnish the house build staff quarters, finance a small homestead business, buy a car and still have money left in the bank but that’s just me 🤣

      @@lilacer6841 In the typical Ghanaian market context,there's what is referred to as GOODWILL. So basically it's the name, the location, infrastructure and security you are paying for. Forget about the cheap drain or whatever. These can easily be replaced!

      @@lilacer6841 not really Marique. "Overpriced" is a very relative term based on one's own income level albeit simple economic principles: the demand and supply mechanism. Builders have their targets in every area of this country. This house could be priced at less than half million dollars if it were situated at say chorkor, a rundown suburb of Accra. So like I said
      the main factors are:
      1 location
      2 the target group
      3 security
      The rich always want to "hang" out in rich neighborhoods.

    The house is amazing from outside, and the lot is huge. Inside you could expect much more for $1.5M. The floor and wall tiles are cheap and usually found in houses around $75k. Perhaps for the asked price one could expect 80x80 cm rectified tiles, at least. Carpentry is not bad but its actually basic for the price.

      I am glad you said it first. Everything inside was below basic to the point of looking like a college dorm. There were no crown moldings on any walls, walls, fixtures, appliance, and floors were too low grade for this kind of house.

    Love your reviews, but coming from the US, Trasacco Valley homes seem very overpriced. There is no WOW factor as the architecture is dated. These homes should already have pools, media rooms, outside dining areas, etc.. It looks like just a bunch of big rooms put together. It would be better just to build yourself with all modern features.

      Even in Vancouver, the most expensive place to live, you can get more rooms and better build quality and style for the same price.
      I was surprised because this channel has another video of a $138,000 house that looks so much better.

      While this is a nice looking house from the outside, it severely disappoints on the inside. African builders should visit US properties to get a feel for the latest designs and building methods. Also, the yard is nothing to rave about- average at best.

    i'm from the netherlands, and i'm looking for a house in ghana to rent and then buy later if i like it, but i think this house is a bit too expensive for that price, very nice from the outside but inside it's really a shame!       There're over 30million people living in Ghana. Those who can afford are buying. Trassaco is hotcake. Our footballers, rich business people, the rich pastors and what have you, are buying. I personally know someone who has bought one. I've been in the house. I've even spent a few nights there. You'll be surprised to know that it's not everybody who's crazy about living in the US. I've never been. Plus, I've seen 'wooden' houses going for a million dollars in the US. Come to trassaco and ask the value of land alone. Plus, this is an investment. You're not throwing your money away when you buy. The value keeps rising. Eg, someone bought one around 2012 for $600,000. Today, the property is valued over a million dollars. Sit there and talk your heart's content whilst those with the means live their lives. 😏

    Why are houses in Ghana overpriced? And honestly speaking alot of the finishing is substandard, even in the so called elite well to do suburbs. And don't get me started with building highrise buildings and houses around the airport and overcharging. Most countries around the world do not put up buildings around the airport, it's just not a smart thing to do even from a security standpoint. It would be great to get a video or panel to explain why houses in Accra Ghana are overpriced. Great compound but outdated interior and definitely overpriced house. Vanessa your videos are generally dope. Keep up the good work.

    You can easily get a house in cantonments for that kind of money and still have some change. Which comes with better security and literally puts you in the centre of Accra. I guess its each to their own

      What's prime about it? Because its close to an airport? Who wants to live near an airport with noise pollution? Nothing prime just overpriced considering there is not a proper mortgage and you would have to pay for everything within 2 years at best. They bought a house, renovated to their taste and they are enjoying a huge family home 8 bed room, pool, garden etc. This house is just one of the lowest and abandoned house there.

    The landscaping is beautiful but the inside is way outdated. You’ll have to spend more to tear down and revamp it. Also I wouldn’t want to drive my car through dirt, mud and rocks just to get home. 🤷🏾‍♀️

    Great superb plot in a gated community, good house exterior but let down by poor architectural fundamentals such as the massing concept on this house is a big miss. Big spaces don’t equate to luxury, if poorly planned out, coupled with bad interior design, especially choice of materials/colour pallet etc - bearing in mind the asking price! Others have already commented on the rest. Btw Principal bedroom not master there’s no slave master in the house 😊

    This is a $200,000 house. There’s nothing WOW about this house. Ghana is becoming too expensive especially when the minimum wage is less tha $2 a day

      You should SEE the TERRIBLE road leading to this Trasacco Valley, it easily challenges the MOST TERRIBLE ROAD you've ever seen, if not the worst one. It's shocking the rich people in that estate don't donate $$ and fix it. Smh

    For the prices, these homes have no character. The interior layouts are a waste of real estate and the designs boring. I was hoping for some majestic entryways with crystal Chandeliers and gorgeous lighting. The exteriors and landscaping also leave much to be desired. Compare these to similarly priced homes in Dallas or ATL. I think Chain Homes Ghana have more personality and quality finishes.

      They want to charge Western prices but they forget the basic amenities. Let's just even say the house is $1.5 mil, in the UK or US, you're giving a 25 year mortgage to pay it up, but in Ghana they expect you to pay it in full at once or up to 2 years with ridiculous interest rates. Makes zero sense, so to make it, you will have to be corrupt to afford this kind of mansion

    The external design and the landscape of the house is lovely, but inside is sadly dated and lacks modernity. The $750,000 smart home Cantonment is wayyyy better than this property. I guess location must play a huge part of the high price tag.

    These Ghana Houses are overpriced. The houses are big and spacious but the details and finishing are too plain and dated. Like someone commented on previously, with 1.5 Million, I will build a better house with more up to date finishing and better furniture. But kudo's Vanessa your contents are the best.

      @@maxwelllabi2668 that said, this is an exclusive community that the diaspora can have access to provided they have jobs that pays them in a western currency. For example, what people in Toronto can afford with this price is maybe a townhouse with a small one parking sport or two. A little outside the city can afford you more but nothing of sort. The goal is remote work. So your dollars can go far.

      @@brofutv1853 most people can envision anything good for Africa or even want it to be in Africa. We have been socialized to spend good money in the west and beg for Africa. Even the most educated can’t escape this. But the reality is, most people don’t like to understand how things work. Because then you will know, this house is a $5M house based on the economic access to a captain city. $5k per month rents income is very competitive globally.

    This is a case of nice on the outside, bland on the inside... $1mil for that cheap looking, boring eggshell colored bathroom!? Inefficiently large kitchen with nothing impressive or interesting about it?? Dining room facing large stairs instead of having its own corner or being in its own beautiful room. It feels like a dated western super mansion of the 80s without any amenities. For $600k maybe, but a million? Don't think so.

    This house is too large and pricy for nothing, I think. You can have a slightly smaller, but a lot more modern house for 1 million USD.
